Trusted relationships are maintained with tried & true methods but do you know why it's important to avoid telling secrets while in the garden? 
 
Because the corn has ears, the potatoes have eyes and the beanstalk! 
 
Part of a real estate agent's fiduciary duties is to keep client information, both personal and financial, private and safe from all outside parties, further acting in the best interests of buyers/sellers.

Real estate agents must refrain from puffing and relaying false information to potential buyers / sellers. State only pertinent facts. Research the rest to avoid fines or worse, suspension or loss of license. Newbies get excited, wanting to win over a client by blurting out things that can get them in trouble. I learned early-on to give an opinion when asked.
 
Breaching confidentiality is a big no-no as well. An agent took a commercial listing, going under contract quickly. The buyer realized the business was in the red, then backed out immediately. Real estate industry professionals know that Fiduciary Duty plays a large part in creating trusted client relationships. Besides, it is also a representation requirement of the Code of Ethics.
 
Some ignore the Sealer Muscle, verbally purge their frustrations without restraint about a difficult client, lending details or stressful aspects of a transaction in progress to an outside audience.

There will be issues that crop up outside our scope of control in a real estate transaction. Part our responsibility as agents, according to the REALTORS® Code of Ethics is to keep information discussed within, confidential. 
 
 
Never relay details of a transaction such as time-lines, repairs or loan approval status to someone not part of the Real Estate Purchase Contract. That includes curious relatives such as parents or grown children.
