It's best to learn everything about a property when taking a listing or in the long run, it can be a Who's on First, What's on Second conundrum, serving no one well.
 
It’s also important to remember that home buyers and sellers are not in the real estate industry. They simply are not 'in the know', unless enlightened by us professionals.

Getting potential buyer's qualified prior to showing homes sets the expectation up front. Realtors are not tour guides available for the simple pleasure of opening doors for those who wish to cross the threshold of another's abode.
 
Proper vetting encourages the opportunity to achieve goals. Setting up buyers with an experienced, reputable mortgage professional is a great start. If your clients are cash buyers, skip this step, proceed forward with gusto!
