excellent business habits: ASK and You Will Receive! - 02/16/18 05:37 PM
ASK and You Will Receive!

Many new recruits and some veteran industry professionals are hesitant to rely on others to problem solve. They may not want to 'bother' anyone for fear of looking inept for unusual situations as they arise.

There are no stupid questions when broadening the knowledge base but no excuse for being ignorant either when resources are a click or call away. Further gaining insight for professional use is most valuable.

In a funk? Get some help.
Need advice? Solicit an opinion.
Completely stumped? Request to resolve.

Learn to be a great communicator. One who possesses the ability to ask for assistance when necessary. Eventually, your peers may need your expertise to overcome an issue or circumstance.

Being self-reliant to a fault, I'm guilty of … (12 comments)

Agent for Life? Me thinks so!

The post below from 2012 popped up today in my memories on Facebook. Currently, I am helping the third family member of a past client find a home here in southern Utah. When you continue to get repeat business from past sources, you have reached that most coveted Agent for Life status.

What does that mean, you ask?

It means:

...You get the call to either help a client purchase a home or you will list a home without competing with 1,000 other agents for the job.

...That a sincere trust relationship is established between you and the past client. You are the chosen one presently … (16 comments)

Surging ahead rather than getting flipped off!

Though the holiday season is nearing, the present is not the time to change the course or allow momentum to wane. Here are three things that can ensure a successful end of year:

Stay the course.
Getting up, dressing up and showing up daily is crucial in the sales industry. Guiding clients during the listing of their home or to achieve the goal of home ownership maintains trust. Be the local source that educates them about the area, community events, places to go and see, market trends and real estate driven information.
Achieve set goals.
Yearly real estate goals are a guideline to success that, if … (22 comments)

SUCCESS is an 'INSIDE' JOB!

A career in the real estate industry allows the freedom to be what you choose through self-motivation. A good starting place may be to:
Find a mentor  Ask questions Take classes Attend seminars Research other agents
Look for insight and play to your individual strengths, use them to produce your own accomplishments. Are you ready, willing and able to use your 'inside' voice to get the job done? Here WE GO!

BTW: There are only 8 Saturdays left 'til Christmas!

A few years ago I started a series (Fridays 'till Christmas) and had a lot of FUN with it, so decided to change it up a bit and send it out again. Can you believe there are only 8 Saturday's left before Christmas?!

Time is passing quickly so focus on accomplishing client wishes and meeting family obligations. This year we will be traveling to Washington State for Thanksgiving to spend time with our son, daughter-in-law and new Gbaby girl!

Continue to write out your daily To-Do-List and check it twice to accomplish the goals set forth and remember Santa is making his list too. Have you been bad or … (22 comments)

Chasing Time? Spend it Instead!

Being a wife, mom and REALTOR helped me to develop a well-honed system, where each day was planned and expected. When the last of our children left home, I thought it would open a wide chasm of time. It is amazing how it gets absorbed quickly without much effort.

After letting go of several real estate related commitments that served little value other than filling a chair, there was not as much time left in the day as anticipated. I still wake at dawn, check emails, get the blog posted, follow up with any messages, shower, dress and head to the office.

There, I make … (18 comments)

Fluff-free Full Service is My Value Proposition!

We have responsibilities to sellers to be knowledgeable about the local market, to convey accurate, up to the minute information so an informed decision can be made. It is then up to them to take the facts and move forward as they deem fit.

Being 'real' with sellers is expected but straightforward honesty is not always welcomed. After meeting with a homeowner, I soon realized she wanted to list at a much higher amount than the market would bear.

After giving her up-to-date comparables in the neighborhood and the surrounding area she was not swayed and listed with another agent for $50K … (14 comments)

excellent business habits: Success or failure is not an action. It is a HABIT! - 10/03/17 02:53 PM
Success or failure is not an action. It is a HABIT!

By definition, a habit is a regular tendency or practice, one that is especially hard to give up. People can habitually fail or succeed, many times in life. This may depend on patterns, routines, desire, motivators and work ethics.

 Good Habit
From the time I was old enough to join the work force, I never made excuses or called in sick even if I detested my job. Instead, I looked for new opportunities to be the best! Waking six days a week with clients in mind, motivates me to get up, dress up and show up to get the job done. Though Sunday is typically not a work day in … (12 comments)

MAKE a WISH Before You BLOW IT!

Starting out a new career in the real estate industry is often met with excitement and high expectations. This is a business that depends on creating trust relationships to build upon for success.

The following are some things that have worked for me during the many years in the business:

Be sure to report facts based on reliable information. Refrain from haphazardly throwing information out there just to capture attention, otherwise you may lose integrity with consumers.
Practice only within the scope of the industry in which you reside. Avoid giving mortgage, tax or legal advice unless licensed as a mortgage professional, accountant or attorney.

excellent business habits: Vantage Point. - 08/21/17 10:05 AM
Vantage Point.

After an overnight stay with golf in Mt. Carmel, we started home, winding through the two lane road at Zion National Park. The sheer size and colors of the formations, cliffs and buttes were captivating.

My eyes were in the up direction in an effort to take it all in.

Just as we rounded a bend, nature yelled, Surprise! A regal mountain goat remained in place, high atop a red rock cliff overlooking the valley below. You could say that she had gained a vantage point.

The same can be achieved in business. Focusing, looking ahead with proper planning sets the tone for success. Preparation, following up and following through with sincere effort will … (16 comments)

Don't get upset with the results...

Hard work still pays off. Some advertisers will tell you otherwise. Enticing vendors often promote instant results or financial freedom with just a click of the mouse. Refuse to buy into the fast track of success.

Beware of ads that make false promises, ensuring superior outcomes without knowing if the clicker:
is self-motivated has good work ethics possesses industry passion
These ads lend a premise to lead you on the path to riches, adoration and fame. They may offer a one-time only business opportunity or guaranteed client closing base with a lead generation company.

In my experience, the Sphere of Influence is still the best database for business now and in the future. If … (6 comments)

excellent business habits: All tied up! - 06/26/17 05:19 PM
All tied up!

Life gets busy, especially when solely in charge of a thriving business. Getting contracts signed, submitting paperwork, adhering to deadlines, setting and keeping appointments during the work week can be hectic.

Budgeting time, putting emphasis in getting work finished while remaining open and available to clients and future prospects is pertinent. Avoid getting all tied up, it can hurt a well-intentioned relationship.

Happy sales all!

Thoughts & Opinions: Mileage may vary.

Everyone has a voice and desires to be heard. From clients communicating their wants and needs in a forever home to the politician who wishes to grab the affection of the public.

Popular talk show hosts maintain the rapt attention of potentially millions of admirers across the country who hang on every word. The potential to sway opinions remains strong.

Verifying information from television and internet super-highways and biways is pertinent. Otherwise, the result is hearsay, scuttlebut, Fake News or National Enquirer-esque sensationalism.

We all know how that can affect important decisionmaking. In real estate, everything in clear and concise writing leaves no doubts or room for … (18 comments)

I have been known to ASK FOR IT!

A listing was about to expire and with recent activity, it became necessary to ask for an extension. So I did. The home can be sold with the right buyer crossing the threshold with all parties rewarded with a positive outcome.

By asking for business opportunities, you can:
Turn problems into Possible solutions. Remain Accountable for  business results.  Create Attainable short-term and long term goals.  Surround yourself with Capable, positive people. Become Available to clients and potential business.
The second quarter of the year has passed and the third quarter has begun. Where will July, August and September take you professionally? You have the opportunity to achieve excellent results. Let no one hold you back from moving … (12 comments)

excellent business habits: Be SEEN - Be HEARD! - 03/30/17 03:28 PM
Be SEEN - Be HEARD!  In any sales industry, part of being SEEN is being HEARD. Connect with past clients and potential buyers and sellers by making phone calls, emailing or texting. Maintain a reputable online presence. Attend real estate related functions or volunteer for a special cause to be SEEN & HEARD by a broader audience and within the local community.   Good business habits:  -  Find a work model that sets you apart from the crowd

-  Ask for referrals from your most trusted past / present clients

-  Get up, dress up, show up ready to go to perform and get it done

excellent business habits: Every morning you have two choices... - 03/25/17 06:56 AM
Every morning you have two choices...1. Sleep with your dreams -or- 2. Wake up and chase them. - Unknown

For me, meeting the day, rather than waiting for it, works.

Getting up, dressing up and showing up has been a reflex that still gains positive results. While most meet and greets are intentional, the possibilities are endless of who may be met by chance.

And who wants to miss an opportunity like that?!

Staying power akin to an everlasting Gobstopper!

Agents first starting out will work many days with no immediate compensation for their efforts. Let's face it, we live in an instant gratification society and many newbies get starry-eyed with dreams of quick success!

There is much to be done to move a business forward:
Setting up processes and systems Reaching out to the Sphere of Influence Making a consistent effort in person and on-line
Newbies need to set realistic goals. They can shadow seasoned agents to learn good business habits and skills. Possessing tenacity and patience will be an advantage over those vying for instantaneous rewards.

Some agents will go on to have long careers, achieving their dreams and for others, … (6 comments)

excellent business habits: You are all invited to Happy Hour! - 02/27/17 07:35 AM
You are all invited to Happy Hour!

A real estate agent showed homes to potential buyers. They found one that suited their wants and needs. An offer was written and with some negotiation, accepted by the sellers.

Buyers and sellers are under contract. Due diligence begins with buyers renegotiating the contract due to a few necessary repairs. Once again, the transaction moves forward.

In the meantime, the loan for the home buyers is in underwriting. The appraisal went well. The due diligence deadline passes and the only contingency now is final loan approval.

The closing/settlement date is scheduled. Agents, clients and title/escrow officer begin the Happy Hour by signing closing … (13 comments)

You can change the rules of the game but the game is still playable.

For many years now, people have speculated that real estate agents will become 'a thing of the past', that computers will replace them. Numerous articles have been written by people wishing to be heard by sharing their insight. I call it heresay, nothing more than that.

Machines cannot replace the human aspect of real estate, though some companies think they can cut out the middle man. A computer is good at logic but lacks the ability to display or handle human emotion. Real estate is and always will be a people-to-people business.

Some agents new to the … (23 comments)
