We all get busy with deadlines to meet and details of transactions in progress but is that an excuse to let phone calls, text messages and emails go unanswered? Has common courtesy gone by the wayside for your business?
It sure seems that way because I just received a referral opportunity because you were just 'too busy' to get back to those viable buyers. Negotiations stalled.
Both parties were at a stand-still and had given their best efforts to put the transaction to bed. It was a simple game of tug-of-war between buyer and seller, neither willing to give even another inch in their determination.
The seller was reasonable with his price and conditions, the buyers eager to get a great home, in a terrific neighborhood that would serve them well for many years to come. Both listing agent and selling agent submitted, received and negotiated aggressively for their clients.

I'm ready to write a cash offer but...my boss is paying for the property. Oh! And it will also be in his name. 
 
I met with the potential buyer who wanted to purchase a home I had listed. After sitting down to discuss details, he then told me his employer is fronting the funds for the property and he will pay him back. He did not want a real estate agent to represent him in the transaction either.

Southern Utah Mid-Year Residential Sales - Update, up and away!

The first half of the year, I have surpassed last year's sales volume already with an opportunity to have the best year since 2007. An increase of buyer traffic this year compared to last year, plus interest rates and home prices on the rise are a factor as well.
While 75% of my business is referral based, the other 25% have contacted me online to make the commitment to purchase. New construction has increased as well in our selling area, creating jobs and adding new growth to the overall economy.

The other agent said, "But you have to understand the developer took a beating when the market fell out"
Really?
A lot of people were adversely affected in the economic downturn but a seller cannot base sale prices today to try and recoup lost money from back then. 
This is NOT the same market so please DO NOT GO THERE.
Sheesh! Not a winning sales strategy for anyone but the seller so I must advise my buyers that it is time to move on now.

2. You may startle people when you speak because they are unable to see you.
3. Must stay away from trees because you may 'go missing' while showing properties.

Being a some time, other time, part time agent just isn't for me.

My broker and I were talking about work ethics and staying the course. He began to describe how some agents will close a file and take a month or two off before returning to real estate. Some only work one transaction at a time and hey, it's their business and ok if it works for them.

Little did the potential buyers and mama know that the seller could hear E-V-E-R-Y-T-H-I-N-G they said as they perused the property with their agent, offering up their opinions freely! Mama is gifting part of the purchase amount and feels she has the overall say whether they buy the home or not.

I want it all and I want it NOW!
Once an offer is submitted, I admit to having little patience for getting documents pieced to me at a leisurely pace. Important information may get lost in the shuffle when not received at once and causes undue stress. Blank spaces, missing pages and signatures, dates or initials mean going back and forth because someone was not paying attention or too rushed to stop long enough to be precise.
That is definitely not acceptable!

A new agent asked me for advice on a transaction. She received an offer on her client's home. It was low. 
The buyer agent called and said his clients might be willing to come up higher...but wasn't going to put it on paper just yet, that he couldn't find any comps to justify the list price.
Hmmm...he is playing the 'verbal' game. Anyone knows that in real estate, getting it in writing moves a transaction forward. Anything else is hearsay.

I have always had a problem with grasping the names of people I meet for the first time. Playing the guessing game has oftentimes created an embarrassing outcome.
 
Not many people know this about me as it has been an internal struggle I fight still today. The one tip that stands out more than any other I have tried is saying the name 10 times and remembering something unique about that person.

There are times when you must use e-motions in real estate!
 
It can't be helped with today's technological standards and you may not get to a successful end in some cases without e-motions! To keep everything moving along, you may need to e-mail documents or receive them or e-sign and e-fax paperwork pertinent to all parties. And then to keep in touch with clients, sending an e-newsletter is a consistent, soft touch!

Lessons learned from Pegleg!When I was a young girl, I had a hamster that was missing a leg, I thought it was only appropriate to name him Pegleg.
 
Several times a day, Pegleg would get going on that exercise wheel, faster and faster he'd go-he'd be humming along and all of a sudden he would miss with that little stub, and go tumbling head-over-tail-over-head-over-tail until finally he'd stop, out of breath.
