excellent business practices: Reality can bite when chasing the dollar. 👀
- 01/03/18 02:29 PM
Reality can bite when chasing the dollar. 👀 $$$$$$$$$$$$$$$$$$$$$🏃... Many new recruits are lured into real estate with the perception of instant success, that expensive cars, lavish trips and endless cash flow will magically appear after getting licensed. Disillusioned, once they learn the truth, they quickly exit the industry through frustration. Recently, I have read these very things by newbies: No one told me that it would cost this much to get started! 😭 I am thinking about quitting due to feeling blindsided... 🤕 Can anyone give me some advice on how to make it? 💵 Though expenses may vary from agent-to-agent, there are start up costs associated with a real estate career, like: Cost of License MLS access

excellent business practices: Be genuine and unique up on yourself!
- 01/03/18 11:29 AM
Be genuine and unique up on yourself! Individuality sets you apart from anyone else. When trying to impress sellers in a competitive listing appointment or when first meeting buyer clients, remember that you offer something of value that no other can. A great place to start is to: Be confident with the information you convey Tout your business model and organizational skills Show market savvy in the communities you serve Discuss your real estate strengths not weaknesses Avoid comparing yourself to others in the industry Remember, there is always someone else working harder but a sincere connection can be felt immediately by those on the receiving

excellent business practices: Brokerage size matters not in southern Utah.
- 11/02/17 08:13 AM
Brokerage size matters not in southern Utah. PK Real Estate Utah is an independent boutique real estate office residing in the heart of downtown St. George, Utah. Compared to some larger brands, it may even be considered a mini brokerage. Powerful things do come in small packages. You'd be surprised to know that our positive, motivated, forward thinking agents do a pretty substantial amount of transacting in these parts. Many years of business, excellent customer service and industry knowledge create a veritable force to be reckoned with. It is unnecessary to be braggadocios to gain new or repeat business, PK's reputation in the local community, nationally and globally speaks for itself. Not The Biggest, Simply the Best! ............................................................. Buying or selling a home in southern

excellent business practices: Working from SUN UP to SOLD!
- 08/04/17 07:08 AM
Working from SUN UP to SOLD! Many newbies believe a real estate agent's life is easy money made with a few hours work. Some often get caught up in the fantasy of expensive cars, lavish vacations and McMansions. They are sorely disappointed once realizing it takes time to become successful in this industry. For those just starting out, my advice is to put all systems in place immediately. Have a web site, email address and contact management system and manage everything well. Use your Sphere of Influence, as that will begin your database towards success. Practice scenarios with other agents in the office, consult with the broker when necessary and get

excellent business practices: Hit a Home Run with potential buyers!
- 07/11/17 07:34 AM
Hit a Home Run with potential buyers! After attending a Mariner's baseball game recently, a post written in 2011 came to mind. When someone calls on a listed property, listen, engage and you might just hit a home run! I received a phone call regarding a listing that I had and the interested party wanted to know if they could view the home. I told him that home SOLD more than 3 months ago! Strike one! BUT...He then asked about another property and that one was showing Pending on the MLS but not on the website he was searching. O.K. Two Strikes! Despite the irregularity of up-to-the-minute real estate

excellent business practices: Getting in the way?
- 01/30/17 06:54 AM
Getting in the way? When first taking a shot of this gorgeous southern Utah sunset, I thought the tree was in the way until changing the focus. I adjusted my stance, squatting to the ground, and then it became obvious that the tree is what makes this photo successful. A true standout! Sometimes in life, when something impedes progress, change the point of view, look for options rather than accepting what is before you. The solution might just be one step or turn away. Happy Monday to you all! ................................................................ Questions about the southern Utah area? Please contact me, I'll be glad to help because Wanda Can! excellent business practices: Doing your best is more important than being the best.
- 01/24/17 06:52 AM
Doing your best is more important than being the best. Too often newbies in the industry get it wrong and immediately chase the money in their efforts to become a top agent. Doing the work is essential, as it sets the tone for success. Putting people first is paramount. Making the client feel you care matters, and if you offer the solutions they need, trust can develop. It is up to you to leverage given strengths to cinch the deal. The skill set will improve, developing in time. We are all human and because of that factor, make mistakes. Take responsibility quickly when it occurs. Be accountable. Absolute trust between parties will prevail

excellent business practices: Do you have an Inner Ear Affection?
- 01/11/17 06:48 AM
Do you have an Inner Ear Affection? I do, every day. It's that inside voice repeating that I can accomplish anything I desire, whether it's a competitive listing appointment or finding that perfect house for a particular buyer. It also reminds me that great things can happen when: I get up dress up and show up I may just make a difference in someone's life. Much more than that though, it's the inner cheerleader who claps virtual hands in honor of every successful transaction and air pats me on the back for accomplishments no matter how small or great. The Inner Ear Affection spreads positivity to everyone I meet face-to-face at events, to colleagues and

excellent business practices: Starting anew...A much needed do-over.
- 12/27/16 06:14 PM
Starting anew...A much needed do-over. The year of 2007 was met by an arrogant boss who was in denial, refusing to acknowledge the ever-changing market. It was evident that south was the direction it was going and soon, many who worked in the real estate industry would experience life-changing conditions. Hailed in brisk times, he blamed me for the lack of traffic coming through the doors of the model homes. I began taking real estate classes and soon passed the test. He found out and let me go. The human resource woman apologized to me based on the circumstances. Utah is an “employment-at-will” state. An employer can let you go

excellent business practices: You talkin’ to me?!
- 11/09/16 09:49 PM
You talkin’ to me?! I couldn’t exactly tell because when you said something and looked this way, I assumed you were verbally engaging me but you're also glancing erratically at the screen of your smart phone. When meeting with clients or friends and family, give them all of your attention. Turn the phone off Put all else aside Focus on the here & now As business people, we are constantly monitoring our devices for new information, a text, an e-mail or voice message that is privvy to a transaction. Give people in your presence undivided attention without unnecessary distractions, it is the least you can do. Now, go out and make

excellent business practices: Home office to Downtown office in a day's work.
- 11/06/16 07:01 AM
Home office to Downtown office in a day's work. The following is a typical day spent in this southern Utah REALTOR'S life: Awake at 6:30 am. Grab a cup of coffee and head to my home office where Tux, My home office assistant eagerly awaits. Open the blinds to catch yet another gorgeous sunrise from the garden side of the yard. Check emails. Respond to any business of the day. It may include looking at a final HUD to ensure amounts are correct or answering a question about transactions in progress. Check my Facebook status. Scroll through and see if I want to respond to any

excellent business practices: Attracting flies or capturing clients?
- 10/08/16 01:26 AM
Attracting flies or capturing clients? I wrote this post back in 2012 when on a trip to see our son graduate from Naval Boot Camp. I came across it again today and wanted to share it with those who may have missed it the first time around. Prospecting takes on many forms whether it be online or face-to-face. Your time should be well spent and spent well. Design your business plan to move traffic in your direction. Know your target market to be effective.Be consistent, on time, every time.Create an Internet and community presence.Stay positive and motivated in your efforts.Convert customers to clients when the opportunity

excellent business practices: Ambivert Alert: Call this southern Utah agent for your real estate needs!
- 09/28/16 12:28 AM
Ambivert Alert: Call this southern Utah agent for your real estate needs! An ambivert is neither an extrovert nor an introvert but instead, someone who falls between the two categories. While an extrovert is extremely outgoing, able to conversate easily, an introvert is more inwardly situated, thinking things through, only speaking when necessary, weighing words carefully. The term ambivert was coined by psychologist Hans Eysenck in 1947 and describes people who possess the ambivert personality are able to converse with all types of personalities, striking a balance almost immediately between hypersensitive introverts to some domineering extroverts. They are very successful at mirroring people with ease. In business there

excellent business practices: Dogged determination. Got it?
- 09/11/16 11:29 PM
Dogged determination. Got it? One word that describes the personality trait that stays with me day in - day out is tenacity. The definition for tenacity is: The quality displayed by someone who just won't quit — who keeps trying until they reach their goal. Happy to be blessed with tenacity, to continue the fight to the end for something I believe. It has served me well in my personal life as well as professionally. I have learned however, that not all battles are mine. What is the one word that aptly describes your true business self? ............................................................... Have questions about St. George or the southern Utah

excellent business practices: Adapt and adjust, that's what we do!
- 08/27/16 03:41 AM
Adapt and adjust, that's what we do! After seeing a question posted on another social media site discussing whether REO's are prevalent or a thing of the past, it got me to thinking. While very few foreclosed homes have hit the real estate market in the last couple of years, there is indeed a cyclical nature to the business. Mention of a coming market adjustment gets one to re-thinking current business methods and how to prepare for such an event. Every presidential election year brings hope for a better future but it also creates a lot of doubt among the American people on decisions made that can adversely affect our way

excellent business practices: Dealing with a difficult agent is like getting sacked! Oooooof!
- 08/17/16 08:15 AM
Dealing with a difficult agent is like getting sacked! Oooooof! You see it coming. Nothing you can do except brace for impact. To avoid getting blindsided by aggressive tactics, stay within the four corners of the Real Estate Purchase Contract. You can successfully accomplish the goals set forth. Along with this advice you must: Keep a sense of humor. Laugh it off! Remember this type of person taunts everyone. Avoid taking it personal or to heart. Maintain professionalism. Let the other party show poor behavior in their decisions. Stay true to your own rule book. Respond in a timely manner. Answer the phone, reply back promptly. Text or send email messages if necessary. It is important to be aware

excellent business practices: The best advice…BE STRONG!
- 06/27/16 08:09 AM
The best advice…BE STRONG! Especially when it comes to COFFEE!!! On a more serious note: Real estate is not for everyone. Cancelled listings, disappointed buyers, looming deadlines, failed negotiations, lending issues, misplaced anger, personality conflicts, robust opinions can take it's toll. For those who are unable to handle the stresses of this industry and need some advice...Drink more coffee and leave the rest to those who can. Happy sales all!

7 Things that Can Push Business Forward. Attaining success within a chosen field is definitely a singular experience. The following list contains some things that have helped during my working career and I wanted to share them with all of you. 1. Showing up on time. Do whatever it takes to maintain dependability and create trust relationships with your clients to motivate your business forward. It takes true effort on your part. 2. A Strong Work Ethic - Value all commitments and follow up and follow through. When you are unable to make an appointment, call and cancel, then reschedule.
