excellent business practices: Honoring the 4-Corners of the REPC. - 03/26/16 01:21 AM
Honoring the 4-Corners of the REPC.

The Real Estate Purchase Contract is a legal and binding document that represents time-lines, deadlines, with a promise to perform. An experienced agent is familiar with all nuances contained and will follow accordingly.

Agents new to the business must get acquainted with all that is contained with the four corners of every page or there could be trouble ahead. When a deadline is short at hand, ensure all is in place to continue processing.

One glitch can send everyone scurrying to find answers and get assurance that the transaction is not in jeopardy of failing. You will, however, find all the answers … (5 comments)

excellent business practices: Check in before setting out. - 02/28/16 10:13 PM
Check in before setting out.

Establishing rules for meeting new clients for the first time in the office before showing homes creates a safer environment for all involved. There have been times when I have Googled a name or used Whitepages.com to verify a potential client. One happened to be on the Most Wanted List.

Needless to say, we DID NOT go out viewing homes he wanted to see the following day!

Safety Tip: When you have a new client, ask him/her to stop by your office and complete a Prospect Identification Form. Also, photocopy their driver’s license and retain this information at your office. Be certain to properly discard this personal … (11 comments)

excellent business practices: Tank you very much! - 02/16/16 10:16 AM
Tank you very much!

By now, many of you have read the article about a real estate agent in Australia that may be fined $22,000.00 if proven that he intentionally misled the public in his marketing efforts through the use of photography.

Showing a property in its true form is the only way to go to prevent creating an environment of mistrust. Let potential home buyers decide whether they can accept the surrounding area without being falsely enticed.

In my opinion...
It is not okay for any photographer to grossly manipulate property photos toward misrepresentation, nor is it acceptable for an agent to advertise such photos online to … (18 comments)

Move forward with a 'Business as Usual' attitude in 2016.

The excitement and fanfare of ringing in The New Year has receded, making way to move forward with a 'Business as Usual' attitude. Every year brings a fresh outlook and planning ahead allows accomplishment.

Visualize set goals.  They can be sales volume, area of professional growth or gaining information through education.
Write them out. Be very specific and create daily, weekly or monthly expectations and be accountable.
Gauge successful outcomes. By following the first two steps, you have now set in motion the guidelines that will determine attainment.
Stay motivated! Being prepared, practicing consistency, showing up, following up and through is the … (5 comments)

1. Write'n it  - don't be lyin' when you oughta be truthin'
2. Set'n it - what's right is right but it ain't been right yet
3. Get'n it - stop playin' when you shoulda be a workin'

These goals are made for workin' and that's just what they'll do. One of these days these goals will get ya a'movin' and a'changin'.

excellent business practices: The Flipper Clan Can! - 12/23/15 04:58 AM
The Flipper Clan Can!

Reputable house flippers possess the knowledge and expertise to handle infrastructural issues and problems that lurk beneath the surface or hidden by the naked eye. They fear nothing and remediate rather than covering up.
By tearing out the drywall down to the studs, plumbing or electrical issues and potential drug contamination can clearly be dealt with. Most appliances will need replacing due to encountering zero maintenance or cleaning.
High ticket items such as the furnace, air conditioning unit and water heater may need replacing or refurbishing as well due to neglect. I recommend that every buyer get a home inspection during the due diligence period, however.
The work may be cosmetic as well, requiring new paint and flooring. Choosing fresh, … (10 comments)

Prior planning for a worry-free vacation.

Having recently taken a week off for a girl's vacation, I soon realized that anything can happen when more than 2,300 miles distance from the office. While away, I learned that:
a client wanted to cancel his listing another wanted an Open House flier one wanted a price reduction done
Was it necessary that everyone know that I was on a sunny beach relaxing? No. Thanks to technology, everything was done remotely. No longer is the need to always be present to ensure office work flow.

Here's looking at you kid! ~ Nerdin Gardens

As summer winds down, giving way to fall, many plants are nearing the end of their growing cycles. Where vivid greens and vibrant blooms once stayed, tans, yellows and browns are now in garden fashion.

Cooler temperatures, along with shorter days determine the work day for many still foraging for daily food. Early risers net better results when meeting the day, rather than chasing time.

Continue making a show of it by getting up, dressing up and making an appearance. The desire to achieve goals dwells in every living being but the instinct to survive is a fight to … (14 comments)

excellent business practices: Do it anyway. - 08/22/15 02:04 AM
Do it anyway.

When you treat others with respect, you get it back. Not always but that has not deterred me from putting the best of myself out in business and in personal relationships.

Grandpa Henry advised me to follow The Golden Rule and in honor of his wishes, I do and it works. This is another example of leadership from an amazing source:

People are often unreasonable, irrational, and self-centered.  Forgive them anyway.

If you are kind, people may accuse you of selfish, ulterior motives.  Be kind anyway.

No wasted efforts, no excuses.

Patience plays a large part in overall business success. A strategic and aggressive marketing plan will catch a buyer's or seller's attention as well. The praying mantis's mission is one of survival and instinct, knowing when to strike at precisely the exact moment necessary to cinch the deal.

No wasted efforts, no excuses. We can all learn from the lessons nature provides, if we wish. Capture the local market and accomplish your goals, now and for future use!

excellent business practices: Prepare for the unexpected. - 08/09/15 11:13 PM
Prepare for the unexpected.

From the time an offer is presented, to the day of closing, anything can happen. You know what I'm referring to, that niggling feeling that something could go wrong and the anxiousness that comes with worry.

To avoid unintended consequences, you can:
Meet every deadline head on Uphold your part of the transaction Practice cooperation at all times
Allow zero distractions from the job at hand, only the strong drive to meet and exceed daily goals. Being prepared for what may come will allow quick decisions to made on the fly. The unexpected may be just a few steps away!

excellent business practices: Make 'em LOOK! - 07/31/15 01:12 AM
Made 'em LOOK!

In order to get the consumer's attention, your message must immediately grab and take hold of the cerebral cortex region! It is not enough to show up and hope that someone will glance in your direction, you may lose out on the small window of opportunity to engage.

Actively and consistently market yourself, speak of your abilities and strong suits to direct traffic to Y-O-U by making them L-O-O-K! Otherwise, another agent whose message speaks louder or clearer will get business that you may have rightfully earned.

It is essential to set yourself apart from the competition, therefore:
Maintain consistency in all efforts Get up, dress up & show up on time Create a memorable … (18 comments)

excellent business practices: Anger is a stone thrown into a wasp's nest. - 06/13/15 11:40 PM
Anger is a stone thrown into a wasp's nest.

Anger has the power to override every other emotion, once allowed. Undue stress, disappointments or feeling inferior can all be triggers and if not dealt with in a healthy way, will destroy relationships.

Just as a wasp's sting is painful, an angry tirade creates emotional turmoil for the intended receiver. Greek Philosopher Horace rightly said that "Rage is a form of temporary madness."

Anger can lead to:
Sudden outbursts Physical violence Health problems
Get help before irreparable damage is done and regret sets in. Taking ownership of feelings by talking it over with friends or loved ones helps to keep communication lines open. Explore ways to deal … (34 comments)

excellent business practices: How do your 'soft skills' rate? - 06/08/15 07:28 AM
How do your 'soft skills' rate?

Utilizing 'soft skills' are just as important as ever in business dealings today. The use of please and thank you is not only courteous but expected and oh-so appreciated. Phrases such as yes sir and yes ma'am at one time, was commonplace and a sign of respect for elders.

Styles of communication have changed and younger generations prefer to text, email or use social media to relay their message rather than have a formal conversation. As agents, it is crucial to be effective when exchanging information with clients. 'Soft skills' come into play with every transaction.

What are 'soft skills', you ask? They include the following:

Are you THAT person?

As an effective agent, it's crucial to:
Prepare Be on time  Meet every obligation Show passion about the industry Follow up and follow through consistently
But it is much more than that. It is about making your clients feel valued, that they matter. They deserve to be treated with utmost respect and a higher level of professionalism plus true commitment on your part.

So be THAT person who makes everybody feel like a somebody.

Prior planning pays when meeting for the first time.

After conversing via phone, email or text for several months, discussing potential homes in areas of interest, the time has come to make an in-person face-to-face appearance. Preparing prior to meeting out-of-area buyer clients for the first time will be to your advantage and to their appreciation.

Here are some things you can do:
Compile a list of homes to show Make a personalized file with all docs Create an agenda to stay / keep on track Request a pre-approval or proof of funds Send out a reminder of time, date and place
