This reminds me of some listing appointments I have sat through. Everything is going well, the rapport is strong, the connection made. As soon as the suggested price is revealed, the conversation quickly turns south because the sellers were thinking of a much higher list amount.
 
They refuse to listen to the facts. You are shown to the door, politely say thank you's and goodbyes and never see or hear from the sellers again. Before you know it, the home is listed well over the preferred price on the Comparable Market Analysis you did and it just sits.

It takes time, sincere effort and mutual respect to create a reliable working environment with others. Never, ever break trust with those who have created a long standing relationship at any cost.
 
If you're wrong , work quickly to make it right. 
When there is a mistake, correct it immediately. 
Apologize to anyone who may have been inconvenienced. 
Walk toward finding a solution rather than turning away. 
Own it when at fault instead of pointing fingers in any direction.

Becoming a member of The Dixie Sunshiners has become one of the  highlights of my working career. Meeting and greeting business people from all over Washington County, Utah allowed me to gain long-lasting relationships and also enhanced my Sphere of Influence.
 
Since then, I have gone emeritus from actively participating in the weekly events as an Ambassador to the St. George area. Imagine my surprise when a former Sunshiner called to ask if I wanted to sell his brother's house. I will be meeting for that listing appointment this morning!

After meeting with a couple that was referred by past clients to discuss the home buying process and to set the expectation, I began an email campaign based on the sales price their lender gave them.
 
I kept in touch in order to be prepared when they agreed the time was right to start looking seriously. Recently, an email came to my inbox stating they decided to go with another agent.

Soon after closing on a new construction home with American Heritage Homes, I had a quick photo snapped holding a gift their company sent, posting a THANK YOU message on my Facebook page.  
 
Hours later I received a message from a fellow high school friend with a buyer referral. You never know where business may come from and this another example of the positive power of social media!

A small gesture of appreciation may begin a gratitude-based relationship. Some past clients needed some plant advice for their yard and my husband agreed to help them. From that point on, they have directed five of their friends to me for business.

The are a multitude of professionals with whom you conduct business. Do you ever ask for their business? A veteran Realtor once advised to request their referrals.
 
It makes perfect sense to me and no harm done with a simple question! Besides, if they say refuse, there are plenty more sources in a Sphere of Influence to-go-to. 
 
If you are involved in a networking group, it's okay to ask for business, after all that is why everyone is there. Give to get. 
Let go of those relationships that take-take-take without any thought of any return business. Give and get, not get-get-get.

Trust in successful relationships is imperative. While some people may say they prefer working alone, it is literally impossible to get to the closing table in the real estate industry without the help of other professionals.
 
Clients may need the services of the following:
Seller/Buyer Lender Title person Attorney Appraiser Inspector Notary  
In my opinion, it takes a dedicated team of qualified, experienced individuals to ensure a successful transaction and trust does rank high on the list. Each depends on the other for good communication, follow up and follow through.

Many agree that a real estate transaction can take an emotional turn when clients are making some of the most impactful decisions of their lives. How do you react when a client's behavior unexpectedly becomes abrupt during the process?

Bark back Retreat quickly or Take a deep breath and proceed calmly...  
A first reaction may be to give back in force but in the long run is it worth severing a connection that has been built upon trust? Not in my opinion. Taking a step backward, allowing a client time to de-escalate, to think the situation through may be necessary before moving forward.

While meeting a mortgage lender in the next office suite, he asked my name and told me he knew a mutual aquaintance. Being new to the area, he asked him if he knew any good, experienced agents in the southern Utah area. He happened to mention my name.
 
This is not a boastful post or to toot my own horn but one to further prove that you never know the true impression left on people until times such as this.

What could be better than closing on the very day that the listing expires? I can answer that. An offer with zero contingencies to be met, no inspection, no appraisal, no lending requirements! What should have been a 3-day close turned into a one week close due to an ice storm down south, but do you hear me complaining?
Uh, NO! 
I love it when buyers and sellers can come together in complete agreement because both- know-exactly-what-they-want! One to move on and one to move in.
