Another Home SOLD at Paradise Canyon in St. George, Utah!

Both sides came together in agreement, accomplishing their goals. Sellers have moved out and buyers are moving in to this beautiful custom home! I have appreciated the opportunity to serve my clients once again and wish them well as they transition.

Location, location, location! This custom home boasts resort-style amenities, is secluded with no adjacent neighbors at this time and sits high above it all! A great get-a-way to a private sanctuary that includes a spa with pool and flat stone cascading waterfall!

The Paradise Canyon community adjoins the Red Cliffs Desert Reserve with it's massive red rock vistas, sandstone bluffs, pan-o-ramic views, native plant material and abundant wildlife, including turtles! You can … (6 comments)

SAVE $$$. Do-It-Yourself. Get Robbed!

Potential risks present when welcoming random strangers into an occupied home, some visitors have bad intentions when crossing the threshold. The dangers far outweigh the rewards, in many cases.

A FSBO held an open house event:
'Potential buyers' went upstairs and stole some valuables. He had no idea until it was discovered later that evening. It was too late to take action because the people who robbed him couldn't be identified.

Windows and doors can become conveniently unlocked, jewelry, guns, small electronic devices can come up missing when a crowd rushes in, or owners are distracted and people are left … (20 comments)

Nachos and no dessert!

The new construction market has picked up, along with the requirements for proof of client representation on the builder's part. In an attempt to be clear and upfront, agents must now go online and register clients with builder's in the area.

Or you may not get paid!

Be proactive. Get online. Register your clients so all your hard work will be compensated, rather than hearing that they are nachos anymore and you get no dessert either. I'm getting hungry, anyone else?
Happy sales all!

excellent client agent relationships: How do your 'soft skills' rate? - 06/08/15 07:28 AM
How do your 'soft skills' rate?

Utilizing 'soft skills' are just as important as ever in business dealings today. The use of please and thank you is not only courteous but expected and oh-so appreciated. Phrases such as yes sir and yes ma'am at one time, was commonplace and a sign of respect for elders.

Styles of communication have changed and younger generations prefer to text, email or use social media to relay their message rather than have a formal conversation. As agents, it is crucial to be effective when exchanging information with clients. 'Soft skills' come into play with every transaction.

What are 'soft skills', you ask? They include the following:

Honor your commitments or Y-O-U might be S.O.L.!

Not only do clients look to us to help guide them to a successful end result, we also depend on affiliates to do their part. An appraisal was scheduled and confirmed. I received a call 2 hours before the appointment saying the appraiser was unable to show.

She asked if they could reschedule for a later time due to some snags in the schedule. At this point, I found out that another appointment was put in front this one and told her this was unacceptable.

Are credit worthy  Know their wants and needs Are prepared to purchase immediately Will present an informed offer based on accurate facts  Have done some research of their own on reliable sites

Prior planning pays when meeting for the first time.

After conversing via phone, email or text for several months, discussing potential homes in areas of interest, the time has come to make an in-person face-to-face appearance. Preparing prior to meeting out-of-area buyer clients for the first time will be to your advantage and to their appreciation.

Here are some things you can do:
Compile a list of homes to show Make a personalized file with all docs Create an agenda to stay / keep on track Request a pre-approval or proof of funds Send out a reminder of time, date and place
This is an exciting time for buyer clients, knowing they … (50 comments)

They trust me, they really, really trust me!

This will make referral #4 from a client couple I met back in 2011 from a sign call. At first, trust was not forthcoming from his point of view but she happily accepted me from our first meeting. During the course of finding a second home, he realized that their best interests were my main focus.

Honesty leads my business and past and present clients appreciate the straight forward approach to business. It is the most important factor that carries any relationship and strengthens connections. Following up and following through is also crucial in any business transaction.

Divulging information outside of what is inside, do you?

There will be issues that crop up outside our scope of control in a real estate transaction. Part our responsibility as agents, according to the REALTORS® Code of Ethics is to keep information discussed within, confidential.

Never relay details of a transaction such as time-lines, repairs or loan approval status to someone not part of the Real Estate Purchase Contract. That includes curious relatives such as parents or grown children.

Allow buyers and sellers to fill in inquisitive relatives and friends if they wish and instead, maintain good communication with clients, using sincere care. Be honest when working with them and the rest will follow. … (60 comments)

excellent client agent relationships: We can’t go on together... - 02/25/15 11:50 PM
We can’t go on together...

Without TRUST on both sides of a personal or business relationship, the word fail eventually comes into play. I can say this with full confidence through past experiences:

Taking a listing with the agreement that the sellers will reduce the price as necessary to gain offers. The owners balk, refusing to lower the price home because the buyer is just another day away. NO TRUST.
The dream man you met a few weeks ago is handsome, polite and hangs on your every word. Little do you know that he has been circling the block numerous times a day … (24 comments)

Are you a 'singular' agent?

I am extremely grateful to have a hand full of very satisfied clients who consider me a capable real estate agent and that also value my professional efforts.

While the industry remains a very competitive arena, especially in a small community, there are still many ways to win the trust and confidence of consumers looking to buy or sell property.

Most long lasting work relationships begin with honesty, knowledge and using a best foot forward approach. I was once told that I cared too much and that it would hurt my career rather than be an asset.

Well, guess what? Still … (14 comments)

excellent client agent relationships: My sellers want to pretend they are buyers. - 02/09/15 12:47 AM
My sellers want to pretend they are buyers.

An agent takes a listing, is excited to get the home sold for her clients. She hires a photographer, uploads everything to the MLS and sets up several open house events at the request of the sellers.

Everything is going well up until the home owners request that they be present. They want to mimic buyers and compliment the house when people are walking through to encourage offers.

Trouble ahead. The tone is set and they most likely will be there for every showing, the home inspection and appraisal to see how much information they can gain from every … (20 comments)

What will you be doing this last Friday of 2014?

While some have made plans to take the rest of the year off, I will be heading to the office today to compile a list of homes to view with clients tomorrow. My plan is to write another offer before year's end to get a jump start to accomplishing 2015's sales goals.

It is someone who:
Follows up and follows through consistently Protects and promotes the interests of clients Treats all parties honestly and ethically at all times Is diligent when representing buyers or sellers Keeps information discussed with clients confidential  Avoids making reckless, false or misleading statements
Yes to all of the above!

What to do when a client dies.

I received the news today that a past client died after only 3 short weeks after finding out he had cancer. We had made plans to visit when he and his wife ventured down for the winter months. This couple was an all-time favorite of mine who were in their mid 80s when we met. They ran circles around me on any given day while searching for a second home here in southern Utah.

excellent client agent relationships: Do you offer authentic service? - 10/29/14 03:05 AM
Do you offer authentic service?
Very seldom have I thought about providing a higher level of service to clients. It seems to come natural for me! Relaying local information in the form of market reports, community information and local events, while minding the clients best interests, tops my list.
Also offering honesty, transparencey and diligence, often digging a little deeper if an answer fails to be forthcoming. I am not unique or special but the service I provide has face value. Another reason why past satisfied clients continue to refer me to their friends and families.
Remaining true to clients while maintaining integrity through actions plays an integral part in customer satisfaction. The … (5 comments)

Another Home SOLD in southern Utah at Dixie Springs in Hurricane!

After diligently searching the southern Utah area for a home, my clients purchased a lot at Dixie Springs, then decided to don their construction hats to build rather than buy a resale. Their home took 120 days to go from the ground to finished product and they now have everything they imagined.
Smiles all around for my clients who are now able to move into their Dream Home! Happy buyers, what more could I ask for?
I love my clients and am thrilled for them!
