good client agent relationships: Using Fear to Motivate? - 07/24/20 11:27 AM
Using Fear to Motivate?

While it is expected for industry professionals to provide home buyers and sellers advice based on market conditions, sales, statistics and real estate trends so they may move forward and make a commitment.

It is never okay to inject fear into the conversation, potentially forcing a quick decision. That can be very counterproductive by ratcheting up emotions, tempering distrust and quashing a successful end.

Instead, create a competitive edge. Let the client know that other people may be looking at the same home and if they want to 'sleep on it', it may go under contract quickly and they could miss out on the home of their dreams.

At a happy pace?

Several months ago, business was good. Buyers were interested in making a show, then one by one, they canceled travel plans. In the meantime, I still checked emails, returned messages, called and answered the phone.

Seemed like business had taken an extended break. I designed a greeting card, assuring clients that I am here -when and if- they need help and placed two masks inside a sterile cello bag, sealing it with a heart sticker.

I hand signed and addressed each envelope. Then the Thank You's started coming in! One past client sent an email message saying he needed a mask and then three simple words … (2 comments)

Nerdin Gardens: Bodacious blessings!

Yesterday's harvest brought about an over abundance of tomatoes and zucchini squash. Without the consistent nurture factor, the garden would become infested with harmful insects and overcome with weeds.

Maintaining a garden is much like running a thriving business by taking time to care, being passionate and following up and through daily. Success can be attained when tried and true methods are regularly implemented.

Complacency coupled with habitual carelessness creates an unsavory environment, encouraging failure. Planning ahead and doing the work sets the tone for success with a bountiful bout of bodacious blessings!

Four Strategic Tips to Keep Your Phone Ringing!

Sincere commitment to the real estate industry can garner a successful business climate while navigating day to day. Below are some tried and true things I have done and continue to utilize in order to achieve my clients home goals.

#1. Determine Target Market.

In order to serve clients best, you must know the audience in which you wish to engage in a business setting. Decide which social media platforms will also serve them best.

#2. Partner with Trusted Affiliates.

Industry professionals help nudge business forward by endorsing and adding testimonials to your successes. Influencers can positively impact how … (16 comments)

good client agent relationships: Love Letters, To Be or Not to Be? - 03/31/19 05:56 PM
Love Letters, To Be or Not to Be?

A short while ago, I asked a question in the Q & A section of ActiveRain: An agent wants to include a home buyer family bio, including photos, when submitting an offer to purchase to garner an emotional response. Do you include it, yes or no?

The following is what I discovered after calling the Utah Legal Hotline. Love letters are to be presented with the REPC by buyers looking to capture an emotional response putting their offer in a more favorable light.

Despite how you may feel personally, it is the seller's decision whether to accept the letter as … (5 comments)
