good communication and negotiation skills: Do what you do. Get what you get. - 04/13/23 12:42 PM
Do what you do. Get what you get.

Repeat business depends on consistent standards, also requiring a bit of an insane work ethic. Some advice for those thinking of becoming an agent: Be realistic prior to spending the time, effort & money on getting a real estate license, especially if the foremost expectation is instant income.

You will be quickly disappointed!

Many new to the industry give up easily because the returns are not immediate. It is common among new agents who lack patience, to put minimal effort toward business, while expecting immediate gratification.

When starting out, early efforts may not be rewarded, so it becomes important … (40 comments)

3 Ways to Be Heard Above the Competition

Business success depends on many factors, like abilities, plus how well they are communicated. The power of words is impactful, especially when conveying ideas, spending valuable resources and attracting clients.

These 3 Things Can Help:
1. Target Audience - Search for commonalities because people like doing business with people like them. When listening to what’s important to them, you'll be seen as someone who cares. A well thought-out business plan is a step in the right direction, encouraging connections.

2. Establish Trust - A straight forward approach to business, works. Gaining trust is the most important factor that … (21 comments)

good communication and negotiation skills: Ever Jinxed a Sales Transaction? - 04/22/22 06:52 AM
Ever Jinxed a Sales Transaction?

Taking a listing, everything seemed to fall into place, from getting legal documents signed, to the professional photos taken, uploading all information to  the MLS then strategically placing the sign in the yard.

I thought to myself, “This is easy.”

::: Jinx! :::

After getting many feet through the front door, the well-maintained property quickly went under contract. It seemed like a dream transaction…and then the buyer agent left town on a 3-week vacation.

Upon acceptance, no part of this transaction was simple or easy. The buyers began to get cold feet, threatening to cancel the contract over a $500 repair … (23 comments)

Sweet Success: A Vision Propelled by Enthusiasm

A former employer with a big ego said I wouldn't be successful in real estate. Did he really think he could predict or dictate my future? I took that negativity, turning it into positive means and energy to make my own way.

My advice regarding naysayers: Do not allow anyone to throw shadows when the goal is self-improvement, through hard work. Many times, they are unable to move forward, wanting you to stay there with them.

These tips can also be helpful, when implemented:
Be MOTIVATED: Create a weekly routine and stick with it. You must get up, … (18 comments)

good communication and negotiation skills: You don't say. What?! - 03/04/22 07:47 AM
You don't say. What?!

Be careful of the words you say,
Keep them short and sweet.
You never know, from day to day,
Which ones you'll have to eat.

good communication and negotiation skills: You demand! No high demand. - 02/25/22 10:32 AM
You demand! No high demand.

Home prices are still increasing for properties that are in pristine condition with nice upgrades and located in desirable communities. The emotional aspect of buying has become most prevalent in this market.

Multiple offers on properties have become a common real estate practice. Consumer demand plays a large part in that, so has an escalation in cost of construction materials and limited inventory.

Unrepresented consumers lack local real estate guidance and are often led by sellers, who drive the transaction. Those buyers have little/no say in the terms and conditions in the contract, including price.

Experienced agents have excellent communication … (20 comments)

good communication and negotiation skills: Changing Whether Conditions - 02/20/22 08:57 AM
Changing Whether Conditions

Following the 4-corners of the Real Estate Purchase Contract is the expectation for all to close the transaction. Some will, however, attempt to change some of the agreed upon terms after acceptance.

Here are few examples of what can happen...
Scenario No. 1:
Home buyer submits a cash offer with no contingencies, a few days later, decides to switch to financing. Buyer agent sends an addendum, seller refuses to sign document because he feels duped.

The contract at this point could be voidable due to misrepresentation if the intent was to get a loan all along and the buyer sweetened the offer by using … (26 comments)

Looking to Sell Your Ho-Ho-Home During the Holidays?

Experienced professionals fully understand the process and are knowledgeable about the local market. When a real estate agent is hired to sell a residential property, it is pertinent for the owner to:
make small repairs
spruce up the exterior get rid of interior clutter be willing to negotiate offers take pets away for viewings ensure the home is show ready accommodate showings in a timely manner
All make it possible to perform the agreed upon duties and potentially get it sold quickly, for more money. Residences tend to feel more cozy and glitzy, all decked out in Christmas-spirited, holiday decorations. … (14 comments)
