Had a client feign short-term amnesia after signing a buyer broker agreement for the approved time. All initials and signatures were in place, once reviewing the 4-corners of the documents, again.  
Apparently, he wanted out of the contract because another agent was whispering sweet nothings in his ear, making promises that I definitely couldn't keep. Neither could the interfering agent! 
Anyone can steal but are unable to gain honesty or integrity. -Me

Mortgage lenders place a high importance on pre-qualifying potential home buyers. All collected information goes toward verifying responsible spending habits, on time payments, determining purchase power.
 
Serious consumers are ready to go, others may need more time or credit repair due to a multitude of reasons. The pre-approval process calls out pretenders that pull everyone in with zero intentions of getting to a satisfied conclusion. Though stringent, a few manage to still sneak through.

When calling the listing agent on a property for sale, I asked if there were any offers. He told me there were several. After sending in an offer on behalf of my clients, his assistant stated there were no other offers yet. 
 
It was a very weak attempt to push the price up for the buyers. I fail to understand why some practice like this . A good friend, attempting to make light of the situation, said to "Build a bridge and get over it."

A home buyer once stated, "Real estate is not rocket science." Being a rocket scientist, she would know that! The client admitted knowing practically nothing about my industry. I had no clue about hers.
 
In an effort to impress, many agents prefer to practice outside of the knowledge base. They may purport a higher level of expertise by verbally purging from the front facing, lower facial, concave orifice. 
 
That should be avoided at all costs and can potentially end a career. Most consumers prefer a straightforward approach.

Perceptions, actions and reactions play singular roles for each person. What one easily comprehends, another may experience difficulty grasping the meaning or responding appropriately. Mental acuity matters.
 
Being realistic plays an important role in achieving buyers and sellers goals. Seasoned agents know that most anything can happen and often does. It's a matter of adapting/adjusting as challenges present.
 
Real eyes. Seeing the world through collective past experiences lends to stability plus it promotes stepping back to pause before moving forward too quickly. Hesitation may be on the side of the decision maker.

Agent gets a call from potential buyers, saying they saw her online and want to purchase in that area. Further pulling her in, they claim to have not been working with another agent.
 
She diligently gets started by:   -- Confirming they are pre-qualified -- Researching all available properties -- Driving to multiple, local neighborhoods  
After showing them several homes, they find the one to buy. When it comes time to sign paperwork on their dream home, she gets a "We need to think about this overnight."

My clients and I viewed a home that they really liked, showing a lot of interest in the floor plan and the finishes. After registering them with the on-site agent, I was assured the builder would call soon. 
 
That home was listed at $500K. We were told the builder could construct that same floor plan for the same price on another similar lot. An agent on the listing team soon contacted me, offering help.
 
Suddenly, the sales price went up almost another $125K with other additional costs. (?) He was clearly using the other orifice, haphazardly throwing out numbers like a well-seasoned auctioneer.
