Being familiar with the covenants, conditions, and restrictions (CC&Rs) can be very rewarding, prior to taking a listing in a community and especially before submitting an offer in communities in which they exist.
 
Some subdivisions are very strict, while others may appear to be more lax but one thing is certain...They are not a suggestion and will be upheld! Not adhering could cost your clients money in the long run.
 
Worse yet, it can cost you the working relationship!

When first taking a shot of this gorgeous southern Utah sunset, I thought the tree was in the way until adjusting the focus. Squatting to the ground, it became obvious that the tree is what makes this photo successful.

Some personalities enjoy verbally purging anywhere, not caring who is within hearing distance of their diatribes. There might be a place and time for that but never in close vicinity of clients.
 
These types of people attempt to make a connection with an audience that relates to their woes. similar to trauma-bonding. They try to look more like a victim and less like an overly emotional wreck.
