Successful agents own the ability to adjust and adapt in the real estate arena, while moving their businesses forward. When adverse situations present, they find solutions that best benefit the client's goals.
 
Methods that work require tenacity, resiliency and follow through. Juggling timelines, schedules, cancellations, withdrawals, meeting critical deadlines are all part of the process. No time for speculation.
 
Getting back to the basics can create the best outcome, every time. You and I can determine our standard of business and must leave the rest where it belongs. We can't control the wind but can adjust the sails.

Taking a listing, everything seemed to fall into place, from getting legal documents signed, to the professional photos taken, uploading all information to  the MLS then strategically placing the sign in the yard. 
 
I thought to myself, “This is easy.”

My mother would slow us down in a hurry by saying that. It worked. She also taught us the importance of taking the time to do chores right, whether doing laundry, especially folding clothes neatly then putting them away or when washing dishes by hand, getting everything squeaky clean.
 
Anything less than set expectations didn't quite muster, she'd learn ya, durn ya! Her teachings continue to play a part in actions taken on behalf of people who depend on the expertise and local knowledge necessary to achieve their home goals. Nothing less will do for me either, with clients.

A home buyer once stated, "Real estate is not rocket science." Being a rocket scientist, she would know that! The client admitted knowing practically nothing about my industry. I had no clue about hers.
 
In an effort to impress, many agents prefer to practice outside of the knowledge base. They may purport a higher level of expertise by verbally purging from the front facing, lower facial, concave orifice. 
 
That should be avoided at all costs and can potentially end a career. Most consumers prefer a straightforward approach.

That being said, why do agents travel to outside markets to show properties, knowing full well they are real ill-prepared to open doors for their clients? Recently, I got a request to show a newly listed house.
 
I set it up with instructions on the eKey location. Last minute, I received a text that said the agent was unable to open the box because she lacks access to the local MLS, asking that the door be left unlocked.

Southern Utah continues to be a brisk, seller's market. After losing out to several cash offers and overly emotional multiple offer buyers, I wrote a letter to local home owners, encouraging them to 'think about selling!'
 
My buyer client's budget is in a very desirable range, where properties are figuratively flying off the shelves when listed! Realizing I needed to get creative and grab attention, so offered some dough as an incentive.
