Integrity plays a large part in how my business is conducted. When taking on clients, care is also at the top of the list. A fellow agent once told me that I care too much and would never make it in this industry.

A friend and past client, in a conversation when catching up today, relayed this tidbit to me: Go Home With Who Brought You, which means to remain loyal to someone who is supportive, attentive and/or helpful. This was the first time hearing that phrase but it makes so much sense!
 
Repeat business comes from past clients who appreciated the service provided when searching for properties that met the criteria, negotiating terms and conditions, under contract status, then successfully closing and recording. Sometimes, however, they need a reminder.

Excellent communication is good for business relationships and can encourage successful outcomes. Picking up the phone and making the call or visiting in person shows sincerity.
 
Following through quickly when I agree to do something for clients is just as important. If something keeps me accomplishing that, I relay that as soon as possible as well. 
 
At this point in my career, more than 85% of business is referral based. Past clients refer me to friends and family members due to an established trust relationship.

A 10 year old article adamently stated you should not ask for referrals, ever. For me, that is like giving up the potential for future referrals because of someone elses idea or business model. I say, do what works best for you!
 
One way to clinch referrals from past and present clients is to do a fantastic job through representation. Part of that is being inquisitive enough to talk about their friends and family who may be moving to the area or selling.

Some methods of gaining business may work for some and for others, not so much! Reaching out time and again to new potential clients instead of reconnecting with past clients can be very daunting.
 
Cold calling is all about the numbers. A lot of conversations for what seems very little return.
 
Door knocking is not for the faint of heart. Getting the door slammed in your face is to be expected!
 
Relying on the SOI makes good sense. Satisfied clients will and do refer family and friends!
