Developing online real estate related business relationships is important. Behavior and ability dictates whether I send out a referral or not to fellow Realtors and affiliate members.
 
 
Someone who is unethical, intentionally maligns another agent, is consistently confrontational or verbally purges with lack of regard is not on my preferred list. 
 
 
From a young age, I was taught manners and, in turn, I taught our children the same. It takes very little to remain composed through chaos and treat others fairly.
 
 
So, mind those P's and Q's and you just might get an R!

Why, yes it is.
 
Recently, an ActiveRainer called with a residential listing opportunity, saying he thought I'd be a great fit for his clients looking to sell a nearby property. Within a few days, the price was set, paperwork signed, professional photos were taken. After multiple showings, the home quickly went under contract.

In an effort to remain positive and begin from a grateful place, something has come to my attention that REALLY needs working through. So in the spirit of my beloved Grandpa, I will post tomorrow the results of a situation that has me fuming.

To date, I have received several referrals from other members here in the Rain and have sent out a good share. In fact, just the other day, one to an Idaho land agent.
 
If you are a new member, pursue referral leads on ActiveRain. It helps to build a trusted network of professionals and encourages new relationships.
 
My advice if you are interested in AR referral leads, you should be:
Ready Willing & Able to take on new clients and respond quickly!

Business success depends on passion, a strong work ethic along with a trusted network of like-minded people. Through the years, being involved in many 'in-person' networking groups and organizations made me re-think work strategies. I realized very quickly that a small, established core group of people were getting amazing results while other members that did most of the work gained little, to no return for their efforts.

Glad to know that an early lesson taught by my dad still remains a part of an everyday business practice. He would say, "No one can read your mind, you need to ask for what you want."
 
There is no secret that getting referrals from past clients is the biggest compliment you are able to receive for excellent service. And yes, you still need to ask for future business.

Some methods of gaining business may work for some and for others, not so much! Reaching out time and again to new potential clients instead of reconnecting with past clients can be very daunting.
 
Cold calling is all about the numbers. A lot of conversations for what seems very little return.
 
Door knocking is not for the faint of heart. Getting the door slammed in your face is to be expected!
 
Relying on the SOI makes good sense. Satisfied clients will and do refer family and friends!

Call me what you wish but I have all the information necessary right there in front of me while showing homes to clients.

From the time I took Jim Hale's call to discuss a referral, I was sure to follow up and follow through with the couple he sent my way. During the process, we searched throughout southern Utah to find them a forever home. We came close several times to reaching their goals and then her face lit up as we walked across the threshold of the home they would buy!

As I sat in my office, a marketer stopped by and asked if I had anything for HIM? I responded, "Well, that depends if you have something for ME." He didn't. The visit was a short one.
Reciprocity goes a long way in creating trust between participants.
Do business with the people who value what you present to them. If someone is not willing to refer business, then find people who will. The results are a WIN-WIN for all involved and can result in lifelong business relationships.
