When potential home buyers go directly to a builder model home alone, the onsite salesperson can refuse to honor the established relationship even if there is a signed buyer broker agreement in place.
 
The other party may also benefit in these ways:

After viewing a property with clients, we met at the office to write an offer based on sales comparable's. I submitted an informed offer on their behalf and waited for the listing agent's response.
 
He phoned, telling me the sellers had received another offer but they really, really liked my clients offer. It was better than the one in-hand, if anything happened, he'd contact me right away.
 
Several days later, the offer fell off and I received a text message asking if my clients were still interested. They were.

That being said, why do agents travel to outside markets to show properties, knowing full well they are real ill-prepared to open doors for their clients? Recently, I got a request to show a newly listed house.
 
I set it up with instructions on the eKey location. Last minute, I received a text that said the agent was unable to open the box because she lacks access to the local MLS, asking that the door be left unlocked.

True story about a home seller and a home buyer. 
 
A Realtor®, recently represented a buyer on the purchase of a home. The seller decided to go it alone to save money. He used the Zestimate to come up with what he thought was a good sales price of $420,000. 
 
According to recent comparable sales in the area, market value for the home was more in the $500,000+ range. The seller did not realize this and lost out on nearly $100,000. This was a great deal for the buyer!

I get a FSBO phone call, asking if the disclosure forms for a land lot sale are the same as the disclosures for a residential sale. Had the seller hired a real estate agent, that question would be totally unnecessary.
 
It is interesting that some home owners and land owners are all gung-ho to sell their property without having representation. The first thing they do, however, is call a professional to ask questions when stumped.

In this market, when a home is priced well, located in a desirable area and in great condition, it sells fast. Some sellers think if several offers come in within the first few days of listing a property, it is priced too low. 
 
I completely disagree.
 
Real estate is local and market specific and when a property sells fast, it means people are looking for that type home to fill their wish list. I have those very clients and encourage them to respond quickly.
