Some clients will forgo the pre-closing inspection, thinking that everything remains the same when first viewing the property. That may not necessarily be so. Any number of things can/will happen during the process.
 
Photo of condo units splitting apart due to erosion of the soil on the hillside. I could fit in between the breach.
 
A walk-through is part of the Real Estate Purchase Contract but not a requirement on the buyer's part but I strongly request doing so for the following reasons:

Knowing when to remain quiet is a necessary art in business settings. Most clients wish to be heard above all else in order to accomplish their real estate goals. Agents understand that submitting an offer on a home sooner than later may clinch the deal or another buyer may swoop in, capturing the intended target first.

As an experiment on Facebook, I made an I Boated sticker, attached it to a new photo, then published it see if people really were paying attention. Only a few people that Liked it noticed it did not say I Voted.
 
It was Just for FUN but reminds me of how some of the details in a Real Estate Purchase Contract get skimmed over until an issue arises and then clients question whether they were privvy to the information within.

A refusal to allow early occupancy, turned into an endless, streaming rant on the other side. Sad that someone would feel entitled to throw a tantrum simply because they were told NO. 
 
Too many things can go wrong and the liability lies on the homeowner's shoulders for any number of situations, such as: 
fire accidental falls  evicting occupants if loan goes south theft of personal items once they move in property damage due to negligence, etc.

A potential buyer just asked this question, so I referred back to a post that was written several years ago. It explains the process of submitting a contingent offer succinctly. Of course, every market and situation is different but past experience simply speaks.

After sending an addendum early in the morning on behalf of the buyers, the listing agent's assistant said she'd get it over to the sellers immediately. The Due Diligence deadline was quickly approaching.
 
She calls back awhile later to report that in order to save time, she wanted to verbally explain the sellers response. She refused to put it in writing and continued on. I phone the buyers with results.

A buyer's agent guides and assists clients through the process and must have a vast knowledge of neighborhoods, price trends, zoning, real estate law and negotiation, including:
Targeting wants and needs Setting appointments for showings Negotiating price, time-lines and inclusions Staying in communication with lender (if getting a mortgage) Writing an offer based on terms and conditions Ensuring the inspection is completed and delivered Meeting all deadlines, taking care of impediments along the way

The sellers are looking for a full-price offer and to them, cash really doesn't matter in this transaction because the home is well worth the listed price. Several showings per day proves that point.
