There is much to be at the Nerdin household. With little time to spare, weeds will be picked, updates on business transactions check off and freshening up the casa for a number of guests to arrive over the weekend for a very big surprise...my husband's birthday party!
 
There will be plenty of time later for:
Taking a leisurely walk  Getting a massage or Going on vacation

Here are 5 tips that will help!
One. Get clients pre-approved with a reputable lender before setting out to view properties.
 
Two. Show homes to buyers they can purchase rather than ones they cannot afford.
 
Three. Know that you cannot control the actions of other agents, only yours.
 
Four. Be courteous to home owners and ensure that all is locked up when leaving.
 
Five. Encourage an offer to be written now, rather than clients sleeping on it.

In this market, when a home is priced well, located in a desirable area and in great condition, it sells fast. Some sellers think if several offers come in within the first few days of listing a property, it is priced too low. 
 
I completely disagree.
 
Real estate is local and market specific and when a property sells fast, it means people are looking for that type home to fill their wish list. I have those very clients and encourage them to respond quickly.

During the course of showing homes in outlying areas to a potential buyer couple, they marked one off the list. In the haste to move on to another residence, I failed to call and cancel that showing appointment.
 
Imagine my surprise when getting a phone from the owner of the home, giving it to me straight about she got up at 6:00 am to clean the house and get it ready. How there were no foot marks in her carpet...

If a buyer client must extend time-line to close due to a blip in underwriting, do you behave irrationally? Situations happen in our industry and if you bring drama, be prepared to deal with the ramifications.
 
 
A real estate transaction can be very emotional. We are the professionals who are expected to advise, relaying pertinent information that can affect the end result. The buyer(s) and seller(s) will decide the course to take.
 
 
There is never a good time to cop an attitude when something outside the scope of control happens. Allowing the lender and buyer time to sort things out, is a respectful practice. If all fails, the contract can be canceled.

Several weeks have been spent helping a homeowner make an informed decision on selling her home. Not only did I walk the home with her, I also designed a 4-color comprehensive Seller's Packet complete with CMA, trends and neighborhood sales statistics, following up frequently.
 
I was pretty excited when the phone rang, her name appearing. She was ready to move forward. Yay, I thought my diligence and professionalism was paying off until she finally said, this is Elaine, right?! Ugh...after giving her my name, she was quite embarrassed. I wished her well and rang off.

From a young age, I learned of loyalty in relationships, which is why family always come first in life, whether challenging through adversity, a testing of faith or celebrating happy occasions.
 
Though miles may separate some of us, they always and will remain close to my heart. Social media has become an important part of keeping in touch and sharing special moments with them.

The forest borders where my son and daughter-in-law live in Oak Harbor, Washington. Imagine my surprise, shortly after bringing Kenslee Mae home from the hospital, when this mother and daughter duo stepped outside the perimeter of heavy cover to create a photo opp.
 
A beautiful sight that left me smiling. Nature often does that!

Burnout may be more than just emotional, it can also lead to physical exhaustion due to long hours, demanding environments and failed business transactions. Lack of control or recognition along with restless nights can also contribute to the loss of motivation, ideals, and hope.

An Internet Troll is a person whose sole purpose is to search out people to argue with online over mundane or trivial issues in an attempt to provoke. Such disputes happen on blogs, facebook and a number of other sites.
 
The best thing you can do is to avoid them, block them or report them, because once fed, they are never satisfied as they continuously, repeatedly expose their self-imposed superiority time and again and again.
 
The best advice that I can give is to:
Consider the source Be positive and self-motivating Continue to be a success story, leaving them in the dust!

Re-blogging is great when used in healthy doses. It allows the original author to gain more exposure and readership by further expanding the reach of the message. I hear the word can't everyday in conversations and read about people who say they can't. They limit themselves by saying they can't do this and can't do that.
 
AND THEY ARE EXACTLY RIGHT!
 
By using can't as part of an everyday vocabulary, fantastic opportunities are missed because people get stuck on that little 4 letter word!
 
It's amazing the power that simple word yields for some people!
