selling soulfully: Motivated or mundane? - 06/11/19 08:56 AM
Motivated or mundane?
There is much to be at the Nerdin household. With little time to spare, weeds will be picked, updates on business transactions check off and freshening up the casa for a number of guests to arrive over the weekend for a very big husband's birthday party!
There will be plenty of time later for:
Taking a leisurely walk  Getting a massage or Going on vacation
Am meeting the day like nature, making the most of my time. Motivated or mundane, how will you spend yours?

Caturdays spent with cats are never wasted.
“Cats choose us, we don't own them.”
“In ancient times cats were worshipped as gods; they have not forgotten this.”
“Way down deep, we're all motivated by the same urges."
“It is impossible to keep a straight face in the presence of one or more kittens.”
I still miss you Hiway every day. Glad you chose us to be your peoples! <3

5 Showing Tips for Newbie Buyer Agents.
Potential home buyers are anxious to begin the process. While things may happen outside the scope of control, new agents can offer clients a higher level of professionalism they deserve by representing them properly.
Here are 5 tips that will help!
One. Get clients pre-approved with a reputable lender before setting out to view properties.
Two. Show homes to buyers they can purchase rather than ones they cannot afford.
Three. Know that you cannot control the actions of other agents, only yours.
Four. Be courteous to home owners and ensure that all is locked up when leaving.
Five. Encourage an offer to be written now, rather than clients sleeping on it.
What an exciting … (25 comments)

selling soulfully: Sold so fast she freaked! - 03/10/18 06:46 AM
Sold so fast she freaked!
In this market, when a home is priced well, located in a desirable area and in great condition, it sells fast. Some sellers think if several offers come in within the first few days of listing a property, it is priced too low.
I completely disagree.
Real estate is local and market specific and when a property sells fast, it means people are looking for that type home to fill their wish list. I have those very clients and encourage them to respond quickly.
If their 'Dream Home' sells before they are willing to act, they will be very disappointed. When a home that fits their search criteria … (9 comments)

selling soulfully: "Humble Apple Pie" - 03/05/18 10:02 AM
"Humble Apple Pie"
During the course of showing homes in outlying areas to a potential buyer couple, they marked one off the list. In the haste to move on to another residence, I failed to call and cancel that showing appointment.
Imagine my surprise when getting a phone from the owner of the home, giving it to me straight about she got up at 6:00 am to clean the house and get it ready. How there were no foot marks in her carpet...
She was highly upset. I apologized but she would have none of it and hung up on me! I called her back, explaining the circumstances and … (15 comments)

selling soulfully: When do you 'freak out'? - 02/10/18 11:47 AM
When do you 'freak out'?
If a buyer client must extend time-line to close due to a blip in underwriting, do you behave irrationally? Situations happen in our industry and if you bring drama, be prepared to deal with the ramifications.
A real estate transaction can be very emotional. We are the professionals who are expected to advise, relaying pertinent information that can affect the end result. The buyer(s) and seller(s) will decide the course to take.
There is never a good time to cop an attitude when something outside the scope of control happens. Allowing the lender and buyer time to sort things out, is a respectful practice. If all fails, the contract can be canceled.
Feel free to 'freak out' once the home records or … (14 comments)

selling soulfully: Surging ahead rather than getting flipped off! - 11/16/17 06:54 AM
Surging ahead rather than getting flipped off!
Though the holiday season is nearing, the present is not the time to change the course or allow momentum to wane. Here are three things that can ensure a successful end of year:
Stay the course.
Getting up, dressing up and showing up daily is crucial in the sales industry. Guiding clients during the listing of their home or to achieve the goal of home ownership maintains trust. Be the local source that educates them about the area, community events, places to go and see, market trends and real estate driven information.
Achieve set goals.
Yearly real estate goals are a guideline to success that, if … (22 comments)

selling soulfully: This is Elaine, right?! - 10/24/17 02:42 PM
This is Elaine, right?!
Several weeks have been spent helping a homeowner make an informed decision on selling her home. Not only did I walk the home with her, I also designed a 4-color comprehensive Seller's Packet complete with CMA, trends and neighborhood sales statistics, following up frequently.
I was pretty excited when the phone rang, her name appearing. She was ready to move forward. Yay, I thought my diligence and professionalism was paying off until she finally said, this is Elaine, right?! Ugh...after giving her my name, she was quite embarrassed. I wished her well and rang off.
Before hanging up I asked her to call me if it didn't work out, … (23 comments)

selling soulfully: Family First. It's all related! - 09/19/17 08:00 AM
Family First. It's all related!
From a young age, I learned of loyalty in relationships, which is why family always come first in life, whether challenging through adversity, a testing of faith or celebrating happy occasions.
Though miles may separate some of us, they always and will remain close to my heart. Social media has become an important part of keeping in touch and sharing special moments with them.
Some people say there is no loyalty in business relationships any more. I adamantly disagree. If that was true, I'd be out of business. Just recently, another referral came in from our long-time mechanic.
So, in honor of family, sincere business … (3 comments)

A Deer, A Doe...
The forest borders where my son and daughter-in-law live in Oak Harbor, Washington. Imagine my surprise, shortly after bringing Kenslee Mae home from the hospital, when this mother and daughter duo stepped outside the perimeter of heavy cover to create a photo opp.
A beautiful sight that left me smiling. Nature often does that!

Your Local Southern Utah NeighborHOOD HOMEY!

As a local HOMEY, I want to see all properties in my selling area, no matter how big or small, I want to preview them all. Nothing feels better than crossing the threshold of any home on the market.
An important aspect for a HOMEY in residential real estate is to realize the client's goals whether buying or selling and using diligence and utmost care when representing their interests.
It is paramount to:
Uphold ethical guidelines. Adhere to professional business practices. Cooperate with others for successful end results.
Using the Code of Ethics as a guide, no hidden agendas to cloud busy work days. No distractions from the job at hand, only … (1 comments)

selling soulfully: Do you know what burn out looks like? - 06/13/15 12:02 PM
Do you know what burn out looks like?
Well, now you do.
Burnout may be more than just emotional, it can also lead to physical exhaustion due to long hours, demanding environments and failed business transactions. Lack of control or recognition along with restless nights can also contribute to the loss of motivation, ideals, and hope.
To avoid burn out:
Eat healthy Set boundaries Stop work overload Take an exercise class Learn to manage work stress
Look to loved ones and good friends for help and take a complete break from work. Go on vacation and use that time to recharge the batteries and take perspective on how to … (36 comments)

Stay Calm and Do Not Feed the Internet Trolls!
An Internet Troll is a person whose sole purpose is to search out people to argue with online over mundane or trivial issues in an attempt to provoke. Such disputes happen on blogs, facebook and a number of other sites.
The best thing you can do is to avoid them, block them or report them, because once fed, they are never satisfied as they continuously, repeatedly expose their self-imposed superiority time and again and again.
The best advice that I can give is to:
Consider the source Be positive and self-motivating Continue to be a success story, leaving them in the dust!
While I cannot … (26 comments)

Motivational Monday: Make someone happy, even if it's yourself!
Thinking of and giving to others has always been a reflex for me due to growing up in a large family. We shared everything! From treats to toys, to sleeping quarters to clothes, if there was a need it was done.
So while making others happy, the good feelings come right back at you, right? So why not make someone's day and...

Speechless Sunday (almost!): Be like a clown and paint it on!
Do you ever have days when even smiling becomes difficult?
Be like a clown and paint it on!
Life is a daily challenge, the neverending twists and turns, unexpected events that may try even the best of demeanors.
You've heard the saying, "Everyone loves a clown", haven't you?
Clowns possess the ability to make people forget their troubles through entertainment. When I think of clowns, I think of Red Skelton and a quote of his...

Re-blogging hinders Get-to-Knowability
Re-blogging is great when used in healthy doses. It allows the original author to gain more exposure and readership by further expanding the reach of the message. But it can become inhibiting when trying to get to know someone when they only re-blog. The are some members who do nothing BUT re-blog. Sure, it's their choice to do so but it limits conversation and get-to-knowability.
And after all, this is a social media site. It tends to make you wonder why their intent is to boost the numbers of others, while seeking so little for themselves? I traced … (15 comments)

Can't?!...can't!?... CAN'T don't GET IT! Can does.
I hear the word can't everyday in conversations and read about people who say they can't. They limit themselves by saying they can't do this and can't do that.
By using can't as part of an everyday vocabulary, fantastic opportunities are missed because people get stuck on that little 4 letter word!
It's amazing the power that simple word yields for some people!
Can't get there in time...right, you will be late! Can't do anything right...correct and this has nothing to do with being left handed! Can't find any business...exactly! You have … (42 comments)

The same message is on my business cards as well. I do not consider myself an expert but do consider myself a professional. The first photo on my blog looked 'too perfect' so I changed it out for a digital shot.
