When the tree falls, the monkeys scatter.
 
Mortgage lenders place a high importance on pre-qualifying potential home buyers. All collected information goes toward verifying responsible spending habits, on time payments, determining purchase power.
 
Serious consumers are ready to go, others may need more time or credit repair due to a multitude of reasons. The pre-approval process calls out pretenders that pull everyone in with zero intentions of getting to a satisfied conclusion. Though stringent, a few manage to still sneak through.

An offer came through the email inbox for a listing. It was simple, cash, quick close. Clients countered and the REPC sent back quickly. The buyer accepted, then suddenly wanted to change the contract by offering less.
 
Is this a case misunderstanding how the real estate process works, cold feet or a game played by the buyer client?
 
Obviously the acceptance of a lower price was not going to happen. A call to the buyer agent made that clear. He hemed and hawed about how the buyer was like that and that most likely he would come to terms.

There once was a renter named Wolf who was extremely bored. To amuse himself he called a local Realtor to show nearby listed homes. The agent gladly met with him, showed him a few, based on the search criteria.
 
 
 
Wolf suddenly became animated, crying "This is THE ONE!" He later changed his mind about writing an offer. They parted ways, the real estate agent was clearly confused. Wolf giggled at the little game he made up.
 
Later in the week, he called another agent to see a few houses he found online. He again, became excited, saying, "This is THE ONE!"  but, like before, changed his mind about moving forward with an offer.

Homeowners want to be assured that potential buyers can perform once the Real Estate Purchase Contract is accepted. Too many times in the past, transactions fell apart after several weeks because buyers were unable to move forward with the purchase due to financial reasons.
