southern utah preferred realtor wanda kubatnerdin: Oops, I did it again in Southern Utah! - 04/18/23 08:07 AM
Oops, I did it again in Southern Utah!

Was excited to get the call from a past client who was looking for a new home that would serve their blended family well. We arranged to meet, thoroughly discussed wants and needs and quickly got to work!

Trust and familiarity both work in the favor of everyone involved, especially when everything depends on all of us to do our intended parts to ensure success. After several looks, we finally found THE ONE!

Going under contract, getting the home inspection done, taking on lender underwriting and declaring the property free and clear of clouds or liens … (15 comments)

Intent on the CAPTURE?

When it comes to strategic marketing efforts, every aspect matters or resources are wasted. A weak plan garners undesirable results, especially when lacking true direction, momentum or a promise to perform.
Like the praying mantis, you must be:
Diligent Consistent Industrious Purely Self-motivated Target Market Specific
A praying mantis covers all angles in the capture area to ensure success. No errant moves, efforts or excuses. It's survival depends on instinct, knowing that it is imperative to capture now, to live another day.

We can learn from the lessons nature provides us. A cohesive, consistent marketing plan will save money, time … (10 comments)

A Slow Start to Any Season.

Delayed performance nets less than optimum results. Just ask any basketball, football or soccer coach. Playing catch-up can be very exhausting, especially while getting whomped by an opposing team.

If everyone on the roster did their part, putting the teachings into practice, an outcome may be completely different. Of course, the ability to think clearly and adapt quickly, when necessary, helps.

The same remains in the real estate industry. Despite setbacks, impediments or events outside the scope of control, clients still expect their goals to be accomplished. They depend on us!

southern utah preferred realtor wanda kubatnerdin: Say what? Kumquat! - 04/29/20 06:36 AM
Say what? Kumquat!

We live in the high desert of southern Utah, where citrus trees are not conducive to thriving when planted in the ground. Ours are in large clay pots. We are able to grow them successfully by adapting their surroundings during winter months, transporting them into an outbuilding for protection from the elements.

Once Spring arrives, we relocate them to a sunny place where they will flourish the rest of the growing season, the results are beautiful fruits such as lemons, limes and kumquats for us to enjoy. The Kumquat tree will produce twice a year and the fruit is delicious, tart and sweet, much like an orange, only much … (3 comments)

From My Southern Utah Tulips...

Spring has become apparent to us here through whimsically placed, bright pops of color, bright greenery peeking out from under dormant vegetation as if declaring, "I'll show you that winter's over!"

These brightly colored orbs of happiness make my lips turn upward, immediately lifting the spirits every single time. Nature's perfection continues to amaze all with the effortless beauty provided daily.

From my southern Utah tulips - these two lips are S-M-I-L-I-N-G!

Tulips publicly propose absolute admiration and outright affection. ~Wanda Kubat-Nerdin

Playcationing while Staycationing.

While remaining in place, thinking of options to remain connected, getting adequate exercise while feeding both the mind and the soul are ever so important. The following is a list of 10 things to do at home:

1. Plan a board game night. Twister is always a fun way to pass the time. Apples to Apples, Trivial Pursuit, Cards against Humanity, or Monopoly are ways to show off that friendly, competitive spirit in everyone.

2. Create a pizza night. Our family did this while out boys were growing up. Spread the sauce then pile pita bread high with pepperoni, ham or sausage, onions, green pepper, lots of mozzarella. Into the oven they go!

Positioning Oneself for Success.

There are many species of Praying Mantis, who possess the ability to remain elusive to the naked eye of all passerby, deeming closer consideration. As a means of survival, they achieve daily goals, without fail.

Self-motivation plays a large part to attaining prosperity. Unlike the praying Mantis, we must be seen and heard in order to be effective for clients who depend on us to guide them toward their own successes.

These 3 things may help:
1. Consistent methods - Create trust relationships with clients through dependability.
2. Follow through - Value other people's time, committing sincerely to time-frames.
3. Effective preparation - Be on the ready to be the source for all local information.

It takes more than just hanging … (6 comments)

Am thankful to help successfully guide clients through the real estate process once again. This is the third transaction with the sellers as they just purchased a home that will serve their family well for many years to come.

Common Scents with Best Laid Plants...

Running a business and tending a garden takes consistent methods, plus nurturing with sincere follow through. If any of these three things are lacking, be sure there is trouble ahead. Using common sense/scents and the best laid plans/plants will do both good!

Happy day all, it's looking might promising from here.
