Seems every online news outlet these days tout, so-called, national real estate experts, pushing numbers, taking polls, predicting future outcomes. Some even use fear tactics to spread disinformation!
 
Unfortunately for them, they lack the ability to determine the true number of sales and statistics at a local level. This is where professionals in their own communities have a clear advantage over inaccuracy.
 
Interest rates are a big concern for buyers who were qualified before the last percentage increase. Many will wait until they decrease. Cash buyers are not concerned one bit, it does not apply … (23 comments)

Minimizing the risk by referring a local yokel.
 
A northern Utah agent requested to bring his client through a listing. I happily opened the door and was very curious as to why he would practice well outside his local area.
 
I asked him, "Why not refer them to a local agent?" He said his clients would be purchasing multiple properties and he wanted to be closely involved with each transaction. 
 
Some reasons to refer a local agent:
Minimizes risk with local knowledge Has local insights on specific properties Is privy about local market conditions Possesses local community information Lives, works and plays in the local area

Home sellers have become much more savvy over the years, especially those who have successfully transacted business with real estate agents. 
 
Before updating paperwork prior to the listing expiring, my client received numerous phone calls from agents wanting to list her property.
 
One agent stuck his business card between the crack of the door at her home. And then followed up with a call, telling her that he belonged to a national brand brokerage, bragging about an international reach. 
 
She told him there are two sides, a selling side and a buying side and then said, "Well then, why don't you just bring us a buyer?" I had a good chuckle when she told me.

 While walking through newly built homes in communities, I am often left scratching my head due to the lack of common sense and cohesiveness during the construction process.
 
Here are 5 things that may help the consumer decide to purchase your product:
 
1. Equip with both electric and gas hook ups - Too many times, builders plumb only for electric appliances, including washer and dryer outlets and water heaters. It becomes a deal-breaker so often I refuse to show homes that are all-electric (unless the client requests).

Unlocking doors and walking across thresholds...

There may be a few instances in my lifetime that spurned me to become a real estate agent.
 
Going to other people's houses as a child always held a fascination for me as I crossed the threshold of their home, to see how they lived. Growing up poor, meant times when there was no working utilities, little or no furniture, no art on the walls and often sleeping on pallets made with blankets on the floor where we landed.
