Reciprocity comes in all forms in this industry. When I discovered my husband's cousin was planning to purchase a home in the Washington state area, I phoned clients who will be listing their home there and moving here in a week.
 
After a short discussion, I quickly called the listing agent on their home and put her in touch with the cousin.  The home resides 5 miles away from where she was looking to relocate and it just may fit her search criteria!

There once was a renter named Wolf who was extremely bored. To amuse himself he called a local Realtor to show nearby listed homes. The agent gladly met with him, showed him a few, based on the search criteria.
 
 
 
Wolf suddenly became animated, crying "This is THE ONE!" He later changed his mind about writing an offer. They parted ways, the real estate agent was clearly confused. Wolf giggled at the little game he made up.
 
Later in the week, he called another agent to see a few houses he found online. He again, became excited, saying, "This is THE ONE!"  but, like before, changed his mind about moving forward with an offer.

what to plant when to seed where to place pest control how often to fertilize, etc.  
People from all over the world respond with a wide variety of opinions based on amateur home gardening. Erroneous information is quite often passed along, unknowingly, to eager beginners. 
 
My advice: Talk to a local, nursery professional on seasonal information, planting material and instructions on care for your zone. Otherwise, you could potentially waste a lot of time and resources on trial and error.

A family looking to purchase here in the southern Utah area was referred to me. I happily accepted and signed the paperwork, eager to get started. I was reminded by the referring agent that potentially might be multiple purchases. I agreed to the terms and conditions set forth.
 
My client purchased a home. #1 Referral check was sent out. 
My client built a new home. #2 Referral check was sent out. 
My client purchased another home. #3 Referral check was sent out.

This woman and I had met a few years ago and had a good rapport back then and wanted to determine whether we would begin a professional relationship. I like to avoid fishing excursions for information that go nowhere after investing time, resources and effort.

An agent's fiduciary responsibility is to inform buyers of documented cases of expandable or collapsible soil conditions where they may be planning to build or buy a home. Ultimately it is the client's decision to move forward or change directions once gaining necessary information.
Expandable soil (blue clay) is unstable, as it moves when it gets wet.Collapsible soil has pockets beneath the surface where the earth can cave in under pressure. 
Both soils can be re-mediated (in most cases) by constructing homes on piers into expandable soil and by digging further down to place footings for collapsible soil conditions.

 This will make referral #4 from a client couple I met back in 2011 from a sign call. At first, trust was not forthcoming from his point of view but she happily accepted me from our first meeting. During the course of finding a second home, he realized that their best interests were my main focus.
 
Honesty leads my business and past and present clients appreciate the straight forward approach to business. It is the most important factor that carries any relationship and strengthens connections. Following up and following through is also crucial in any business transaction.
