Running October the 3rd thru October the 15th, 2022, the Huntsman World Senior Games in the St. George, Utah area welcomes athletes 50 years and older from all over the world. People come from the 50 states and 34 different countries to compete in 30 sports venues.

Some articles claim the brisk seller's market has ended in some areas across the U.S.A. I am seeing price reductions but more properties coming online now than in the last 6 months.
 
There were almost the same number of new listings in May 2020 as this year as in May 2021.
Fifty more properties sold in May 2020 as opposed May 2021. 18 DOM this year than last, compared to 51 days in May 2020. Months supply of inventory is .08 compared to 2020's - 3.1.

Every Tuesday Jack would take his Ass down the steep mountain to the market and buy necessary supplies for the week. 
 
One day, the Ass spotted a straighter route, rather than walking down the winding road, he started over the edge. Jack pulled on his tail to prevent the deadly fall over the cliff. 
 
The Ass refused to give in. Jack had no choice but let go or be taken over himself, and watched in horror as the animal descended quickly, head over tail, quickly hitting the bottom.

It is never okay to inject fear into the conversation, potentially forcing a quick decision. That can be very counterproductive by ratcheting up emotions, tempering distrust and quashing a successful end.

Staying at home the last few days, has given me time to cook quite a few meals for later use and to pickle some boiled eggs! They are sweet, sour and salty plus a delicious, healthy snack and will keep for quite a while.
 
I remember the huge jars of boiled eggs that sat on the counter top of gas stations or country stores back in the day. I put a dozen eggs into each half gallon jar and added a couple of jalapeño slices to each jar for a little kick!

Granted, we all want smooth transactions with few hiccups or downturns but there's always a chance to be challenged when emotions run high or when people feel their expectations were not met or they just want out.
 
By referring back to the 4 corners of a Real Estate Purchase Agreement during the process, valid concerns can be addressed quickly, discussed thoroughly. In most cases, thankfully, everyone continues on towards closing and recording.

When submitting an offer in this market, the best protocol is highest and best up front for a home, no reason to test the sellers. Otherwise, there could be a multiple offer pile-up, strafed with contention.
 
Buyer agents:
Please educate buyers regarding the local residential marketplace. There are no screaming deals out there, nor is there any sense in haggling on price if a home is in good condition, priced well and in a great location.
