When submitting an offer in this market, the best protocol is highest and best up front for a home, no reason to test the sellers. Otherwise, there could be a multiple offer pile-up, strafed with contention.
Buyer agents:
Please educate buyers regarding the local residential marketplace. There are no screaming deals out there, nor is there any sense in haggling on price if a home is in good condition, priced well and in a great location.

New construction is booming in the southern Utah area while resale inventory continues to move downward. Builders can capitalize on this and bring an additional supply of new homes to be sold.
Whatever the reasons for resistance, it is clear that buying a resale may be comparable to building a brand new home with more upgrades and living space -and- without the unknowns of previous owners.
After attempting multiple times, with zero luck, to get first time home buyers into a home due to high market demand in their price range, we decided to shop new construction alternatives to see what they offered.

 While walking through newly built homes in communities, I am often left scratching my head due to the lack of common sense and cohesiveness during the construction process.
Here are 5 things that may help the consumer decide to purchase your product:
1. Equip with both electric and gas hook ups - Too many times, builders plumb only for electric appliances, including washer and dryer outlets and water heaters. It becomes a deal-breaker so often I refuse to show homes that are all-electric (unless the client requests).
