  Last week in Charlotte NC, the Mecklenburg County Commissioners voted to delay the revaluation of real estate property values for at least another year.
  Property tax values were supposed to be revaluated in 2009 which would have been the first adjustment in property tax values since 2003.

  Offering a bonus to buyers agents is a waste of time and energy. A bonus will not determine whether the house meets a buyer's needs, it won't change the condition of the house, it won't change the location of the house and an agent bonus has nothing to do with whether a buyer chooses to offer on a given property.
  When working as a buyer's agent, my duty, loyalty and fiduciary responsibility are to the BUYER, not myself. This means that I'm looking out for my buyer's needs/wants/best interests, NOT whether a seller is offering to pay a bonus.

  Are some buyers superbly well-qualified or dangerously over-confident? Well, could be either one but it's difficult to know when the buyer has decided on their own what financing they can obtain.
  It's a normal question to ask a potential buyer: "Have you been in touch with a mortgage professional?"  The response to that can sometimes be quite interesting. I've heard on more than one occasion lately: "No, but I don't see any problem qualifying for a mortgage".  Sure, price is important when placing or receiving an offer to purchase a home, but it is most definitely not the only factor.
  Our NC Offer to Purchase and Contract is currently eight pages long. Eight pages of attorney drafted, NC Bar Association and NC Association of Realtors® approved language. And that doesn't include any of the available addendums.

 One note about that average Days on Market number: one of the closed sales had a 241 days on market number and given three sold listings in the average, that one listing most definitely skewed the average! The sold listings for March also indicate that the most active price range in the Olde Providence neighborhood has recently been $299,999 and below. Olde Providence is a neighborhood of single family homes, located minutes from South Park and the Arboretum areas in South Charlotte.

 One of the simplest and least expensive home maintenance tips is (in my opinion) one of the most often overlooked by homeowners. The air filters at the hvac registers are designed to trap dirt, dust, particles in the air and over time they get clogged.
 I see a lot of houses, and one of the things I usually look at is the condition of the air filters. I've seen some that actually looked original to the house (in homes several years old!), so dark and clogged it's impossible to say what the original color of the filter was!

Size is a major factor in real estate, but the size that really matters sometimes isn't the most obvious. Sure, the overall amount of living space is important, but it's not the only consideration and sometimes can cloud the picture when home buyers and sellers focus on just that number.
