      <title>More Folks Moving Here from Out of State</title>
      <description>With another beautiful weekend here in Southern Oregon, we are seeing more people once again looking to purchase up here in the Rogue Valley. Homes are starting to sell once again in California which means many move up here to the Good Life! With no sales tax and average home prices back down in $300's  and many homes in the $200's, our market is ready once again for those searching for a wonderful place to live!</description>

      <title>Failure is not an option! </title>
      <description>The doom and gloom has certainly been all over the news for some months now and the forecast looks to be more of the same for the first part of the year anyway. Here in Southern Oregon, the bank owned properties are selling quickly, which is good news! The sooner they are out of the way the quicker the economy will shift in this area. Being a smaller community we do not have as many REO's as other larger areas so the showdown should be less painful. With all that being said I refuse to let the economy become an excuse for not getting things done! Failure is not an option! If we make a proactive plan and focus on the plan and keep a positve attitude while working our plan, the future will take care of itself! This is the perfect time to create lasting friendships with past clients and friends we never have time to see when the market is churning and burning! It is important to make a game plan to include getting systems in place, keeping in contact with past and present clients and taking a close look at  the expenses. Let our clients and friends know what the market is doing and what we are doing differently to help promote a healthy economy once again! People are wanting to hear good news and there is plenty to be had, we as Realtors, need to lead the way!</description>

      <title>Special report on the economy</title>
      <description>Did you read the State of American Business special edition that was put out by the US Chamber of Commerce yesterday? It was a great article! you can read the whole message at www.uschamber.com .True, it started out with the down side of the economy, and how the chamber economists anticipate the 4th quarter of 2008 will show a GDP decline of at least 5% and the first quarter of 2009 to decline by more than 3%, but what was uplifting was the positive note on American people and business, which I quote from the special edition: " but no matter what the current problems are, we must not forget that the US still has the strongest most competitive economy in the world. This is due, in large part to our strong entrepreneurial spirit. Americans aren't afraid to take a risk: when we fall, we simply pick ourselves up and try again. our nations advantages are numerous, we have the best universities, the most productive workers and the most innovative companies. This is a strong foundation to build upon. We are living in a time of great change and uncertainty. If recent history has shown one thing, it's to never bet against America."
This is good to remember ourselves as we face clients who are losing their homes, jobs, retirement money or confidence in our economy. Clients often look to us to be their guiding light in this confusion, so know that the US Chamber of Commerce is actively pursuing Washington law makers  with some great and practical suggestions for turning the economy around!</description>

      <title>Foreclosures! Are they the only Homes selling?</title>
      <description>I am asked this question almost daily! In our area foreclosures are keeping the prices of homes down, way down! 30% down in fact. Banks do not want to keep these properties and will reduce the price to below market value to sell them.  Buyers are looking for bargins, of course, who isn't in any market! When 70% of the homes selling are foreclosures, then it makes sense to think the price of these homes are key factors in buyers' buying decisions. Sellers entering the marketplace have to understand this is a beauty contest and price war, and the home that looks the best and has the best price will win, regardless if it is a bank owned property or not!  Sellers need to be serious sellers or wait the market out. The old adage, 'come on in the water is fine", is still true even in today's market!</description>

      <description>We, here at REDD MCCARTY REALTORS, continuously monitor local real estate statistics to keep our clients informed and ahead of the real estate trends.Since Southern Oregon is a fairly large region and pretty diversified, lets look at the different areas to give you a better idea of what is going on locally.Grants Pass Oregon real estate is still slowing down some which gives more choices to buyers.According to the Multiple Listing stats available to real estate agents, in August there were 68 homes sold. 153 homes came on the market to join the 695 homes already on the market. 24 homes went into escrow and 11 home owners became discouraged and gave up for the time being. Medford Oregon real estate shows in August there were 81 homes sold. 161 homes came on the market to join the 725 already on the market.60 homes went into escrow and 157 home owners became discouraged and gave up for the time being.Ashland Oregon real estate even tho it is higher priced than surrounding areas still had 17 homes sell. 48 homes came on the market to join the 289 homes currently on the market. 23 homes went into escrow and 49 home owners came off the market.  Competing with so many homes on the market, is there a trick in getting your home sold?
