interest rates: July 14th Market Update: Yelling about Yellen - 07/16/14 01:23 AM
Good Morning,

I HAVE TO TYPE THIS IN ALL CAPITAL LETTERS TO MAKE IT SOUND LIKE I’M YELLING.  Now that I’m done with that, let’s reassure you that there is no reason to really yell, the word play is something I couldn’t resist.

Janet Yellen, The Federal Reserve Chair who took over for Ben Bernanke this year had a nice little chat with Congress on the state of the economy yesterday.   The core of the conversation is that the economy is moving in the right direction but still needs Federal Support.  Currently, Quantitative Easing, the main lynch … (1 comments)

interest rates: July 9th Market Update: How's your business? - 07/09/14 01:09 AM
Good Morning,

Rates have remained fairly stable.  This is both a good and bad thing.  On the plus side, the buyers I’m working with right now love low rates and let’s be honest, who doesn’t?

Here’s the bad thing: With interest rates being predicated on supply and demand, rates holding on this lower end, means there is lower demand for mortgages and talking with several Realtors, it seems to correlate that the demand for home buying this spring and summer is much more stagnant than originally anticipated.

How is your business this summer? Are you seeing … (1 comments)

interest rates: May 21st Market Update: Is Target the next Kmart? - 05/21/14 12:45 AM
Good Morning,

I’m not sure about you, but when I need to grab something quickly from a store or fit in a small grocery run…well pretty much anything and everything, I end up getting it from Target. It’s gotten bad enough that if Target doesn’t carry something, I need to think about who might have it. It’s probably my addiction to simplifying the home life that surprised me reading this article this morning: Targets Earnings Lower

The market is holding fairly steady and are lower than last week. With little news to sway it one way or the … (1 comments)

interest rates: May 14th Market Update - 05/14/14 01:28 AM
Good Morning,

We’ll keep it short and sweet this week. Hey, there’s sunshine out there and we’re nearing 55 degrees, even I cannot avoid a little spring fever, right?

Rates are remaining nice and low but there are still several financial reports coming out this week that could cause a sharp shift one way or the other. I expect rates to stay within 1/8% in either direction but only time will tell.

Have a great week!

Matt

Rates: 30 year fixed at 4.25% (APR 4.314) and the 15 year at 3.375% (APR 3.474), FHA: 3.75% … (3 comments)

interest rates: April 9th Market Update: Mmm, Sun. - 04/09/14 02:06 AM
Good Morning!

Are you wearing sandals today?  Flip flops? Sadly, I am wearing neither but I plan on soaking up as much sun from my office window as possible.   Like many Realtors I know, the work never stops in the spring, which is a good sign for the summer to come.  5:30a wake up calls, texts to clients at 10:30p…I knew having young kids prepared me for something J.  In all honesty, these are things I gladly do because the most frustrating thing in the world to me is lack of communication. With so many parts of the equation out … (1 comments)

interest rates: February 12th Market Update: Rates creep back up - 02/12/14 01:37 AM
Good Morning!

I can’t say this is a surprise but interest rates are higher than last week.  Did we honestly feel rates were going to keep going lower again?  It would take something monumental to do so.

We’ll keep it short and sweet this week.  Now that we’re almost 40 degrees warmer than yesterday morning, I plan on throwing on my cabana wear and putting a hammock up in the office. Feel free to stop by for a margarita J

Have a great week!

interest rates: February 5 Market Update: Rates are dropping once again! - 02/04/14 10:46 AM
Good Morning,

Do you remember where interest rates were before this past Thanksgiving?  No?  Well, take a look below and this will remind you because they have been slowly lowering over the past week.

There is a lot of speculation as to why rates are dipping but most of it is due to the stock markets lackluster month.  Is that due to the Federal Reserve Tapering off their Quantitate Easing?  Possibly.  Is it fears and worries in Europe?  Again, possibly.  Most likely, it’s a mix of this coupled with the Polar Vortex.  Yep, I do believe that climates … (0 comments)

interest rates: January 29th Market Update: Home Prices stalling? No! - 01/28/14 10:09 AM
Good Morning!

Being the warmest day thus far in the week, I felt that greeting needed to be exclaimed.

Rates have lowered over the past week, a lot of this is simply due to the slower economic climate during the holiday season.  Does this mean that home prices are topping out as coined by the linked article’s headline?

My thought, and many professionals I deal with on a day to day basis would agree that this is a very narrow sighted view.  This business is cyclical and even more so when refinancing starts to wane. The high … (0 comments)

interest rates: January 22nd Market Update: Why aren't rates rising? - 01/22/14 01:31 AM
Good morning,

Interest rates have held pretty consistently again this week and that has led to a few interesting conversations over the past week or so.  As I had mentioned (as well as almost everyone else) a while back, the Federal Reserve has started reducing their Quantitative Easing (or bond purchasing program), which was an is keeping rates lower than they would be without this help.

It ends up being a basic supply and demand. When large numbers of homeowners and homebuyers are taking out mortgages or refinancing, the sheer volume of those loans being packaged and sold as … (1 comments)

interest rates: January 15th Market Update: Tennis and kids - 01/14/14 11:40 PM
Good morning,

Interest rates have held pretty consistently this week, so let’s talk about equally important matters.

Are you wondering how that subject lends itself to the mortgage market?  I sure am.  Let’s see where this goes…

First off, my son turns one today putting the end cap on my 13th year in this industry and one of the busiest years both professionally and personally.  Wow, did it fly by.

Now to add a little tennis to this week’s market update. Like most sports, in many ways tennis is less about winning a point outright but … (1 comments)

interest rates: January 8th Market Update: What's your holiday story? - 01/08/14 12:16 AM
Happy New Year!

I hope everyone was able to take some time to reflect and enjoy their friends and family over the holidays.  Sometimes, it can be a very difficult thing to do with all the rushing around and expectations we each have on how things are supposed to go.   I try to remind myself that at the end of the day, it’s not about who shows up when,  gifts or who’s timetable everyone will need to abide by.  As a fairly young parent, I have learned that some of the most stressful events make for the best stories … (0 comments)

interest rates: December 18th Market Update: Heading into Christmas - 12/18/13 12:47 AM
Good morning,

Yesterday, I came across THIS article on homeowners who are still underwater. The gist: 1 in 10 in the metro.  Depending on your preference for wearing horse blinders, this could be seen good or bad. Yes, this number means that things are improving but it also shows a large percentage of homeowners that can essentially be trapped in their homes.

Luckily there are still a few options that are worthwhile looking into again.  First is for these homeowners to look into refinancing options, specifically the HARP program, if they haven’t already taken advantage.  Second, if they … (0 comments)

interest rates: December 11th Market Update: Brrrrrr. - 12/11/13 12:07 AM
Good morning,

I like wool socks.  Especially on a day like today. With a predicted -35 wind chill today it made me think back to the coldest weather I was ever out in…and guess what, it makes today seem balmy.  The first time my college classes were cancelled back in 1997 the wind chill hit -80 below.  As a good friend of mine reminded me yesterday. It’s winter in Minnesota, we waive our right to complain by choosing to stay J

Did I have a point to this? In typical Minnesota fashion, you betcha. With nearly 14 years in … (0 comments)

interest rates: December 4th Market Update: Post Turkey, Pre-snow...wait, post snow. - 12/04/13 12:23 AM
Good morning,

Did you enjoy your commute into work this morning.  I certainly would have preferred to avoid it. Conversely,  I love the snow to brighten up the cloudy and dreary days, so I’m not going to complain...much.

The last two weeks have been terrible for interest rates but we’re still below 5%, which is ridiculously wonderful for any homeowner or future homeowner.  The time will come where these rates will be talked about in fond memory making now the time to remind friends, family and clients how fleeting this window can be if they are considering making … (1 comments)

interest rates: July 10th Market Update: How was your vacation? The market's was busy - 07/10/13 01:27 AM
Good Morning,

Hope you had a great fourth, we enjoyed some time with friends and family and that’s all I ask for on a holiday weekend!

We are currently riding an interest rate roller coaster.  Two weeks ago, you will see the 30 Year Fixed Rate was at 4.5%, since then it’s gone down to 4.25%, then up to 4.875% and is settled back at 4.625% for the time being.

What’s going on? Well there were a couple factors for the big swing to higher rates last week. First was the holiday week: Because of the fourth of … (0 comments)

interest rates: June 12th Market Update: Thoughts on Interest Rates - 06/12/13 02:28 AM
Good Morning!

Once again we’re seeing interest rates remaining at the highest we’ve seen in quite some time. So, what does the future hold.

Well, eventually Andre will start crawling, then walking, then I’ll be wondering how I’ll ever survive home life with two little kids testing every ounce of my patience….wait, let’s stick with market news here. I’ll figure out the parenting thing another day ;-)

Many industry analysts are predicting that within the next 12 months the 30 year fixed interest rate will have risen back up to 5.25%.  4 years ago, that seemed like … (2 comments)

interest rates: May 29th Market Update: Rates are rising, why? - 05/29/13 01:40 AM
Good Afternoon,

First off, my thoughts go out to Oklahoma today. As a parent, the news of the children always resonates strongly with both myself and my wife. The rebuilding will take time but will never replace all that was lost emotionally for anyone there or connected to the families there.

I was hoping to share with you the news about a drop in interest rates this morning as they started out almost a quarter percent lower first thing this morning. Then Ben Bernanke eased investor’s concerns about changes in the current policies. Bernanke expects … (0 comments)

interest rates: May 15th Market Update: Dramatic rate changes! - 05/15/13 02:46 AM
Good Morning,

First off, I want to share something I’m very excited to show off.  Grab your mobile phone and go to www.mattroyer.com.  You will no longer see the standard website.  WE’VE GONE MOBILE!! Consider this my mobile business card with easy access to contact me on the go and a quick introduction of myself to your clients.  Check it out and let me know what you think!

Whoa Nelly!  We saw a dramatic rise in interest rates from last week and it came in a wave yesterday with some wholesale lenders re-pricing their rates up to 3 times … (1 comments)

interest rates: April 24th Market Update: Twitter, the Whitehouse and the Dow? - 04/24/13 01:49 AM
Good Morning,

Interest rates are in line with last week after a brief amount of volatility yesterday. As a testament to how quickly emotion can determine trading, yesterday the Associated Presses Twitter account was hacked.  The information posted stated the Whitehouse was bombed quickly causing the stock market to drop over 200 points in a very reactionary shift of money.  Once the report was shown to be a hoax, the markets quickly reversed course.  Personally, I find the reaction hilarious.  I sometimes feel like market investors are similar to  a toddler that is either being told they can have some … (2 comments)

interest rates: January 30th Market Update: Yep, he's here. - 01/30/13 12:31 AM
Good Morning,

Well, the past two weeks have flown by for me and as some of you already know, our son joined the family on January 15th.  So my weekly update is a few weeks late this time around but I don’t plan on having another child anytime soon, so we should be back on schedule for a while!
So, what happens when I pause life for two weeks in the market?  Well we see interest rates rise, then rise, and finally, rise.
As you will see below, interest rates have risen by over .25% in the past … (0 comments)
