Negotiating an offer can be SPOOKY!

After you have put your home on the market and you receive several offers, and you don't know what to do....it's TOO LATE to call a professional Realtor for help!!!
Realtor's are trained to help negotiate and take care of all transactions and details, whether you are a buying or selling a home. They are educated and trained and know more about contract law and guidelines, marketing and contract negotiation skills than the client.
It's hard to negotiate if you don't have the experience or skills and don't know what your rights are nor understand them.
Let the professionals do the hard work for you and don't get yourself into a position of panic and pulling out your hair!!! There are many things to consider when accepting an offer on your home.
1) Is it a cash offer or will there be a loan (How much of a down payment is being put down if there is a loan)
2) Are there seller concessions being requested?
3) Is it a FHA or VA loan? ( Many times with these loans the seller will have to pay some of the fees)
4) HOA fees and transfer fees, who is being asked to pay for these?
5) Appraisal fee, who is being asked to pay these fee's (typically the buyer pays this)
6) Home Inspection Report ( Repairs can be very costly, these need to be negotiated)
These are just a few things that a Realtor will look at to help you make a better decision on what is the best offer to take and what will net you the most money and the safest offer to accept.
What if you didn't like something in the offer, do you know how to counter the offer to make it more suited for you? Probably not, but a professional Realtor would, and it could save you a great amount of money in many cases.
Hire a Realtor to price, market and negotiate your deals. They are the professional, put them to work for you and don't get hung up on paying their commission. Many times your Realtor can and will save or get a better offer that will net you more money than you could of done on your home.
If you are in need of a Realtor, please give me a call @ 602 647-6782. I am a professional and have experience in negotiating the best deals for my clients. Feel free to go to my website, and search for homes or read my testimonials!
I would love to help you with any of your real estate needs, so give me a call and don't get Spooked!

Beware of Zombie Titles

With the economy in a funk, anyone was dealing in real estate, quickly became familiar with terms like, short sales, foreclosures. Now that the economy is turning around and the housing market is getting better, people are moving into better homes and a new term is coming to light----zombie titles.
The Zombie Title
This was when a home sat vacant for a long time because the owners defaulted on their loan and the bank started the foreclosure process. For some reason, the bank failed to complete the process and never sold the home. When the city started writing fines for the dead or overgrown grass and weeds, the homeowner who thought they were done with the home, got the bill!
A Home that keeps Haunting
The homeowner thinks they don't own the property anymore and therefore try to rebuild their credit and try to find a new place to live. It can be a rude awakening to find out that the home they thought they didn't own anymore, they still do own. The whole time they could have been living in the home and taking care of it, but now because of it's long term vacancy, the property is in disrepair.
It's Spooking the Neighborhood
These scenarios with vacant homes can decrease the value in the neighborhood. With the bank nor the homeowner taking care of the property it is an eye sore in the neighborhood with it's horrific dead lawn, weeds, broken windows, etc. This many time is a problem with no solution because the homeowner will not invest money in the property when the bank could come back anytime and take it back through foreclosure.
Nail Shut The Foreclosure Coffin
Homeowners who have been foreclosed on a home, should do some follow up and make sure that the bank actually followed through with the process and a closing sale. There are several ways that this can be check on, call a lender or check the public records. This could save you from a haunting nightmare!
Moral of the story...Don't let Zombie Titles from the past, haunt your future! If you have any questions about local real estate here in Phoenix, Arizona, please give me a call at 602 647-6782, or email me at spinneo@prorealty3.com.

Don't panic over interest rates!

Is the combination of the housing market going up and the interest rates going up at the same time causing you some panic? Try to remain calm.
After a few years of the interest rates being historically low, we knew it couldn't last forever. Even the current rate today is a great interest rate compared to a few years ago! These rates have buyers, sellers and even Realtors a little panicked and worried.
Here are three reasons not to panic!
1. Mortgage rates are still very low compared to years past Take a look at these rates over the last few years. As you can see, our rates today are still very low2012: 3.66%
2011: 4.45%
2010: 4.69%
2009: 5.04%
2008: 6.03%
2000: 8.05%
1990: 10.13%
1980: 13.74%
2. A Slow increase in the interest rates won't affect the housing market Historically, new home building and home sales aren't dramatically affected by a slow rise in the interest rates. The housing market is affected by many other factors such as, jobs, income and personal lifestyle changes. New home building has jumped to it's highest rates since April of 2006.
3. The majority of home buyers aren't going to panic over minor rate increases
There are some important questions to ask yourself (not considering the rates), if you are going to buy a home.Is this a good time for you to buy a home?
Do you have the finances and affordability in place and will you qualify for a loan?
Will you be able to stay in the same location for a few years?
It is a great time to purchase a home. Rates are still very low and housing prices are still affordable. If a half of a percent is going to affect your ability to buy a home, then perhaps you should consider buying a less expensive home.
If you need any help in purchasing a home, please feel free to call me at 602 647-6782 or visit my website. If you would like to speak with a lender, I can refer you to a few who could help answer any questions you may have.

It's hot, hot and just plain HOT!!

I don't know about anyone else, but the market here in Arizona has been very hot, just like our weather is HOT!
Our market has been climbing for months. Although this has been a good thing for the economy, it has also been frustrating. While prices are rising, this means multiple offers, writing multiple contracts and trying to help clients not to become discouraged.
Appraisals have also been a huge problem. The sellers are cashing in on the great market, but they are also getting a little greedy with pricing their homes too high! This is disastrous for the whole deal if the appraisal comes in low and the seller will not bring the selling price down to meet the appraised value of the home. Guess what that means....back to searching for another home for your client again!
Now interest rates are climbing and buyers are scurrying around to buy a home before the rates get any higher!
With more homeowners gaining equity, this will mean more inventory for your buyers...that's good right???Hopefully the homeowners will price their homes fairly, that would make the process flow much smoother.

Think about the Future when purchasing your Peoria home

Buying Peoria, Arizona real estate is usually a long-term investment that will affect you for many years. When you begin to look at buying a home, it is important to consider not only about the present but what is the most advantageous situation for you in the future.
Of course, you can't predict what the future holds, as times change and situations change and unexpected events can occur. However, when buying a home you should be considering what your needs are now and what could they look like over a few years.
How Will Your Family Change?
If you are a young couple and are buying a home, consider if you are planning a family and does the home have enough space. Does the backyard have enough room for children and is it a safe backyard? What if you have a parent or parents who need to move in with you in the future as they are aging. These are things that do affect your family and being prepared in advance is always a benefit.
How Will The Neighborhood Develop?
When buying your Peoria home, it would be wise to investigate and find out about the future of the neighborhood. Are there large developments coming such as apartments, shopping centers or restaurants. This could affect your house value, so make sure to speak with a Realtor about the area before purchasing.
What Is The Resale Value of the Home?
You should always consider the resale value of a home that you are considering to purchase. It may not be something that happens right away and possibly won't happen for many years, but you want to make sure that you are making a wise investment. Things to consider would be, does it have sufficient bedrooms, is there more than one bathroom? Is the floor plan good and does it flow, or is it boxed in and feels cramped? Now, put yourself in the buyers place and think about how someone else would feel if they were looking at your home to possibly purchase it.
Planning for the future while buying your home today, is very important. Again, you can't predict the future, but if you do your homework in advance, it will pay off when the time comes to sell it!
If you have any questions or want to find out about pricing and the market here in Peoria, Arizona, please give me a call at 602-647-6782 or email me at spinneo@prorealty3.com.

Creating your Outdoor Oasis

As the temperatures rise here in Surprise, Arizona, we spend more time outdoors in our pools and our outdoor kitchens. Having a place to entertain or just enjoy your own family is an important part of your home ownership.
One of the first things you have to decide on, is what kind of entertainment spot you would like to create. Do you want a pool and an outdoor kitchen, or do you want an outside living room area with comfy chairs and table...how about a fire pit for those cool October nights?
It all starts with a vision and then you build off of that. Secondly, you would have to consider your budget. Start making a list of things that you would like to have, then start the purchasing process.
CHOOSE A THEMEOutdoor resort/Vacation- Create a vacation atmosphere with a pool, or luscious or tropical plantsWaterfall/relaxing-Add a water feature to create that calming effect and nature soundsPatio Hideaway- Add comfy patio furniture, plants and flowers surrounding the perimeterFire pit- Buy a pre-built Fire pit with nice chairs, or have one built in the ground...experience the outdoors. with marshmallow roast or hot dogs...make the kids feel like they are camping in their own backyards...they will love it! Adult enjoyment with a cup of coffee or maybe a nice glass of wine and nice conversation with your sweetie
FIND ELEMENTS TO ENHANCE YOUR SPACEFurniture- consider what kind of furniture you are buying if it's not going to be under a patio. Make sure to purchase fabric that will withstand the weather. Comfy seating is must have, also add colorful pillows for that extra luxury look.Lighting- Add lighting to the trees and low voltage solar lighting is a nice touch and not real expensive. This creates a great atmosphere in the evening hoursOutdoor Kitchen- This is a nice entertaining touch. Add the BBQ, or if you like also add a small refrigerator. A sink is a great feature, so you can rinse off hands and food prep area.Fireplace-Love your experience all year long, by adding the fireplace to enjoy in the fall on those cool nights. Friends and family love to gather around and enjoy story telling and jokes.
Your Arizona home truly expresses your personality. By creating an outdoor oasis, it can enhance your life experiences and enjoyments at home and take life to another level. Your home will be the place your friends and family will want to come to for entertainment and family enjoyment. For you, it will be a place of sanctuary and pride of ownership.
I have created my own outdoors oasis, so if you need any suggestions, please give me a call @602 647-6782 or email me @ spinneo@prorealty3.com

Avoid common mistakes when Pricing your home

It can be difficult to determine what your property is worth in this current real estate market that we are in.
The market is trending up so quickly that it is making it difficult here in Arizona to price your home appropriately. One common mistake that sellers make is over pricing their home because they are emotionally attached to their property.
When pricing your home, be objective and reasonable to come up with a selling price that will draw the attention of buyers.
Here are a few examples of common mistakes that are made when people are pricing their homes.
Reading too much into online information
Avoid relying on information on pricing that you have found online of sold properties. Sometimes this information is not accurate. This is a great place to start getting some general information, but a Realtor is the person that would be able to help you with true facts.
Over estimating the market values
So many people feel that they can get out of their home what they bought it for. Depending on when you bought your home and the price you paid, determines everything! Did you buy in the bubble and paid top price for it, or did you buy prior to the real estate bubble and have patiently waited and now you have some good equity! The real state market here in Arizona has changed drastically over the past few years.
Overpricing can lead to appraisal issues
Don't overprice your Arizona home in order to be able to negotiate the price you want. If you overprice your home you create a few different problems. First of all, first time home buyers that are on a tight budget may rule out seeing your property because it doesn't fit in their price criteria, so you have eliminated a group of good, qualified buyers. Secondly, we are seeing appraisal issues here in the West Valley of Arizona because of overpriced homes and the lack of inventory. Buyers are going over asking price to try to win a bid, then the appraisal doesn't come in and we have another issue!
Factoring in the price of a future home
When listing your home, the price should not factor in the cost of your next home. The listed price when selling should reflect what the market will currently bear and be priced appropriately.
Here is the take away from this article:
When determining the listing price of your home in the West Valley of Arizona, list at the current market value. You will get a fair amount for the home when sold, the buyer will be happy and will feel that they bought the home at a fair price as well and everyone is happy!

Don't give in to Peer Pressure when buying a home in Surprise, Arizona

Peer pressure from family and friends can be a powerful thing. Of course we are concerned with how other people view or percieve us and we have a desire to be liked, respected and somewhat admired. While wanting to be accepted and look good to others, it is probably harmless most of the time, but this tendency can get you into trouble when it comes to major purchases like that big beautiful home in Surprise, Arizona with the pool and BBQ island and all the amenties that you have always wanted!
You are going to have to take a step back and really consider what you can afford, and make sure you can afford that beautiful home. You might find that buying that amazing home could be too much of a financial stretch for you right now. You would barely qualify for it and you would be struggling to make the mortgage payments every month. If you had a financial crisis, you could get into trouble very quickly and have your dream home taken away. Your best financial decision would be to buy a smaller home that you could easily afford, that is still lovely and has some of the important things that you and your family love and still be comfortable.
So now you need to decide: what is more important, to have that home that would be a financial stretch and impress your friends, or the smaller home that you do like that is a better fit for your budget? Many people have not made the correct decision when faced with this situation and have created undue stress and financial hardship on their family.
The main point here is to buy that home in Surprise, Arizona that best suits your budget and your needs and enjoy life and not try to impress your family and friends! Your friends might have a higher income than you do, or buying a larger home that is really beyond their means, but don't let that affect your decision when purchasing your home. Do what is best for you financially...you will be glad in the long run. Also, if your friends judge you for buying a smaller home, then they really aren't your friends....right??
Here is some good advice. Purchase a home in Surprise, Arizona that suits your budget and your needs, not your friends or family's. Don't let peer pressure or the opinion or perception of others influence your decisions.
Please call me at 602 647-6782, or send email me at spinneo@prorealty3.com. You can also visit my website. I would love to help you find the perfect home in Surprise that suites all your needs!

HOT Seller's market in Arizona!

Wow, can you say "HOT Seller's Market" here in Arizona!!!
Supply and demand can make the real estate market go crazy, and that is what is happening in Arizona.
I have written so many offers for my own family members and haven't been able to get an accepted contract. We've have offered 5-7K over the list price and haven't secured a home yet! Yikes...that is crazy and frustrating to say the least!
With that being said, it worries me a little. This is how the market got out of control a few years ago. Does anyone else feel this way?
I am seeing appraisals not come in, and yet the buyers don't seem to be phased at that! They know that they will most likely get a cash buyer or someone who is willing to pay the difference in cash. I feel that the sellers are starting to get a little greedy out there! Did we not learn our lesson the last time around??
As a seller, try not to be greedy. List your home for a good, but fair market price. Make sure to hire a good and experienced Realtor who is knowledgeable about the area and has good comps to support the price...then the most important thing...listen to them, they are the professional!
There are many things to consider when accepting an offer. Price, seller consessions, VA fees that the buyer can't pay, and the list can go on.
If you are in Arizona and would like to sell your home, give me a call. I will help you get top dollar and you won't feel greedy either. It is my job to do the best possible job for you, but when appraisals don't come in...then you are priced too high!!!
Give me a call or visit my website, http://www.azhomeswest.com, I would love to help you...I know we would make a great team!!

Hey Mr. Buyer...be realistic and get aggressive out there!

I think here in America," The America Dream" is to own your own home!
There are so many things to consider when purchasing your home. I want to give you a few things to think about, perhaps make a list of priorities for you and your family. When going out and looking, you could fall in love with a property for many reasons, but remember to stick to your list of "Must haves", if you don't, you might have regrets later!!
What will your family's needs look like 5 to 8 years down the road...is your family going to grow, will children be leaving the nest, will you be caring for a parent?
Do you plan to entertain a lot? How about a entertaining back yard? Do you want a play area for your children, or want to plant a garden or flower beds. What about a pool?
Research the area and subdivisions/neighborhoods.
Research the schools, crime ratesDo you want an HOA? They can drive you crazy if you are not use to restrictions. They also can help keep your neighborhood cleaner and property values higher.
Close to entertainment venues and restaurants
Did you know that 45% of people who are renting, wish that they would of waited longer, saved more money and bought a home instead of renting their current home.
Here are also some TRUTHS to remember when you are out there working with a Realtor searching for a home.
It might take you longer than you think....the market here in Arizona is hot and there are multiple offers on most homes.
You might lose out on a few homes that you really liked before you actually get an accepted contract
Your taste in homes and upgrades may be more than you can actually afford, make sure to get pre-qualified with a lender
In a hot market, you might have to offer more than the home is listed for to be competitive and successfully get an accepted offer
Whatever you do, listen to your experienced Realtor, they know the market and they are an expert on negotiating. I know sometimes we think as the consumer, that we know what we are doing. Your Realtor is an expert in this area and has more knowledge, so let them help you find that dream home!
If you want to buy a home in Arizona, I would love to help you! Please visit my website and give me a call with any questions.

Financing your home purchase in Arizona

If you are planning to purchase a home in Arizona, one thing you might worry about is how to finance the purchase. Don't panic if you do not have enough savings to finance your purchase. There are a lot of different options around and you just have to look for them and choose the one that suits you the best.
There are many loan options available and lenders adapt to creative ways to attract the potential home owner. You can choose between conforming loans and non-conforming loans, and conventional loans and government loans. Some loans have the mortgage payment period spread out to as long as 40 to 50 years! Some also offer almost 100% financing for those who do not have means for making the down payment. There are so many different loan programs.
To give you an idea, let's consider the most basic loan program-the 30 year fixed rate loan. As the name suggest, you will have 30 years to pay off the loan with the interest rate fixed for the whole length of the loan. Approximately for a $500,000 loan at 6.5%, the mortgage payment amounts to $3160.34 per month for 360 months.
Here's your homework if you are planning to shop for a loan. Do reseach on what types of loans lenders are offering and choose the one that is best for you. Make sure you compare the available options carefullly so you don't spend needless money. Remember...not all lenders are equal!!! Some have programs that others do not have, so ask questions to make sure you are getting the right loan program.

You can find out about good real estate agents from your friends, colleagues or relatives who have recently purchased a home through them. Getting a referral can help you avoid making a mistake of choosing the wrong agent. You want a quality agent who is experienced in negotiations, contract writing, and knows the area where you would like to live. You could also search for an agent online, you can find hundreds of agents that will be happy to assist you! If you choose one from an online source, it would be good to check them out before you start the proceed to avoid any potential issues.

They give you information about lenders so that you can become pre-qualifed for your loan.
Few tips on buying a house

Buying a house is emotional and exciting at the same time. Potential buyers have to closely look for a house that meets both the price and the desired location before making the final decision. Often, home buyers go through problems after the purchase because they did not go through the correct steps in the inspection period.
If you are a first time homebuyer, you should opt to gather as much information as possible. Since this is a big step for you, you should ask yourself a few questions, including why you want to move, what are your desired housing styles, what is the price range you can afford, whether your finances are good for the purchase and whether you should deal directly with the seller or contact a Realtor. If you do not know much about real estate with the changing market condition and new laws enacted every now and then, it is better to seek the help of a Realtor to manage your purchase and guide you all the way.
If you are looking for loans to finance your home, critically compare the options you have taking into consideration the different fees included. You should evaluate your options and choose the best deal. One other thing to consider is to have the property inspected by a professional home inspector before making the final decision, otherwise you might end up spending a huge amount of money on repairs after the purchase.
