property management: Oak Park in Sacramento, CA and Investors - 09/28/09 03:29 AM
In the City of Sacramento Oak Park has always been known for "The place you don't want property".  With this current market you can become the "King of Oak Park" if you invest right.  Homes are available in the area for prices in the range of $35,000-$65,000.  Finding tenants for these properties can be difficult but not impossible.

property management: High End Properties moving........ - 09/16/09 05:29 PM
Over the last 45 days I have started to see higher end properties start to rent out quick again.  Could this be a change in the market?  Is this a fake rally like some people are saying about the stock market.  I think we are still about 2 years from being back to good times.  Having tenants feeling confident who have high incomes is always good for these properties.
 
I still recommend to think positive and list your home if you cant make a sale.  Renting your home for 2 years will help you gain equity if possible.

Working as a Property Manager for around 2 years now, Yardi has been the system which I have come to love.  Appfolio is going to be HomePointe's new operating system.  Having a web based system is going to be very nice, and staying up to date will be a lot easier.  Let me know if you have been using this system and your thoughts.  Give me some tips to make this a smooth transition.

property management: Vacancies go away come back another day - 05/26/09 05:27 PM
Earlier this year in Sacramento County rental vacancies were near a record high.  Today looking at the inventory level, things are looking up.  Having inventory is a good thing but to much really hurts the market.  I think right now the inventory level is at a good level and hopefully we can keep this pace.  Summer months will be moving time again and filling properties is the name of the game.
Don't venture with what got you to this point.  Make sure to keep prices competitive and return all calls and business will continue to succeed.

I like to compare sports teams to Property Management every once and a while.  Watching the San Jose Sharks in the series reminds me of what bad property managers do.  Cant perform in the clutch, miss manage the account(puck), and try to play the game different then what has given them success before.  If you act like the Sharks and become different during tough times then you will never succeed in the long haul.  Times are tough but you have to stay consistent and don't become who your not.  Go with what made you successful all year and if you run … (4 comments)

property management: I am learning about something I never thought about...RV Parks. - 04/27/09 04:07 PM
This should be easy, you don't own the home..just the space so no problem.  Not the case, RV parks are very in depth and very tough to manage.  Tenant have a very fixed income and when anything goes wrong, rent is not there first thought.  I think the main approach is to take a snap shot on the property now and make it better in 9-12 months. 
Having somebody on-site who can help with any problems helps the process.  Posting notices is different then rental homes and tenants have different rights once they have lived at the property over 9 months.  … (3 comments)

After listening to President Obama tonight my thoughts ventured to credit reports.  Finding good tenants during an economic time is possible, but should you take risks?  Applicants claim everybody has bad credit these days. Not a bad point.  Scanning through about 5-7 credit reports a day 80% of the reports look bad.  
 
People tell you they will be the best tenants even though they have bad credit and don't pay there bills.  My feeling is looks like a duck, quacks like a duck, it must be a duck.  Good credit and good applicants are out there it just takes … (1 comments)

Life would be a lot easier if we knew what the next day ahead would look like.  Unfortunately nobody has a crystal ball to determine what the next day entails.  My hope is more renters come to the table this summer and are looking for good deal on a property to rent.  I continue to try and inform my clients the inventory is something you don't want to play with.  Lower your price and find a good renter.  Even if you get 90% of your asking price, it's better than getting 0% of your asking price.

property management: High Inventory in Mid Level Homes($800-$1000) in Sacramento - 01/27/09 05:09 PM
Around this time last year mid level homes  were renting within 30 days with a good price tag.  This year things seem to be a little slower in the mid level market.  In Sacramento a lot of investors have bought foreclosures and put a quality home in the rental market.  This has brought the inventory for a mid level home to a rise and renters have a bigger inventory.
 
In other words make sure you are offering a better than competitive rate to try and get your home rented within those 30 days.  Don't play the game of trying to … (1 comments)

If you had your property on the market for rent close to 90 or 120 days it's time for new plan.  Don't continue to think your price is right and renters don't know what there doing.  You need to adjust your price to the market and eventually you will find a renter.  Taking a look at prices every 10 days is a great plan.  Keeping the same price for 30 days will not help you find a better tenant.

During this tough time vandalism and theft is becoming a daily occurrence in some neighborhoods.  People will do anything to survive during these tough times.  
 
If you have tenants at your property make sure to encourage them to have renters insurance.  Most companies will provide renters insurance for under $20 a month.  This is a small proice to pay if your tenants get all of there valuable items taken.  
 
It takes five minutes to talk with your tenants about renters insurance. It might save your trouble down the road if something ever happens, you never know what tenants … (1 comments)

Right now is a tough time for everybody due to our economy hitting close to all time lows.  People are looking for places to live and so are there animals.  60% of people who rent properties have animals.  If you are going to offer your home, my recommendation would be to make pets negotiable at your property.  If you want to collect a deposit around $400 per animals, that's OK.  People love there animals and they will make sure to bring them along.

Moving might be the worst event of all time.  Breaking down everything in your house, finding a truck to load all of your belongings is not very fun.  You learn when moving how much you don't need.  My plan this holiday season is to take all unwanted clothes and belongings to homeless areas and pass them out.  Taking your belongings to Salvation Army is a good tax right off, but people who really need the clothes don't shop at Salvation Army.

HomePointe has released a new ad in the Sacramento Bee in hopes of helping renters find a place to live.  We have decided to release our weekend showing schedule in a full page ad in the Sacramento Bee.  Applicants usually can view individual properties which are vacant, but with HomePointe we have taken a different approach.  We are going to list what time we will be showing the properties and anybody can come by and take a look.  Having open showings on the weekend is very effective in renting close to 60 properties per month.

Recently banks have decided to start renting out their properties and not leave them vacant.  Banks will start using property management companies to rent our their properties if they can't sell them.  This could change the market in a bad way for investors, or people who would like to rent out there home.  Banks have a lot of money and are probably willing to take a reduced price for the property.  Inventory will rise for people looking for a rental and with growing inventory prices could fall.

If you have not heard already, Sacramento has decided to inspect every rental property in the next five years.  This plan came about after a news article was written about landlords who were taking equity out of there property and not putting back the money for repairs.  Listening to Max Fernandez talk about the program, there intentions are in the right place, but are the costs.  Tenants will see these costs of the back end with higher rents, but do the homeowners deserve this costs.   Many homeowners are very upset they will be charged a fee near $150 for this … (0 comments)

People call me on a daily basis asking me about Oak Park properties and they are interested in renting their homes.  Oak Park is a neighborhood right outside Land Park and Tahoe Park in Sacramento, CA.  In this area you have some great old homes with character and big backyards unlike newly developed areas.  You have a great downtown district which could become a nice place to have farmers markets or even a small festival.
