brookline: Free Wireless Internet makes it to Brookline, MA

The Brookline tab announced yesterday that Brookline, MA is moving ahead with wireless internet. It's not like it's smashing new news, as there are other towns with wireless internet popping up around the US. I can't say I'm necessarily a fan of the fact that it turns the internet into a public good, and possibly opens the door to further government intervention of the internet... But on the other hand FREE INTERNET!!! Sweet! With the increasing public adaptation of PDA's and cell phones that are capable of accessing wireless internet. This is yet another step towards the modernization of many industries...Real Estate included.

So I saw the darndest thing on my way to work today. I was driving a different way than normal, and I came across this attractive house in Coolidge Corner, Brookline. For those of you unfamiliar with Coolidge Corner. It's a very nice neighborhood in Brookline. Compared to the rest of Brookline, Coolidge Corner has a more urban feel to it. That is to say it's more condos and brownstones, rather than single family homes. And it is on the T (Bostons "subway" system) and borders Boston. So the value of the land is up there. So not too long ago I recall stories of people purchasing condos in Florida at preconstruction prices, and by the time the construction was done, they'd sell it and make $80k on the deal just kind of sitting on their thumbs. What a market. Well, now with all this chatter of worst housing slump in history by the doomsayers, market in a free fall, and how we should run around in circles with our hands flailing in the air. I came across a building selling at preconstruction prices on MLS in Brookline. And it leaad me to question.. if we ARE in a down market... … (2 comments)

So this is definitely one of the main reasons I wanted to start a blog, so I could post some stats and easily revisit those same stats at later points. Well now is a great time for it. In the past week or so, I have noticed a vast increase in the amount of articles/blogs/stuff FREAKING OUT about the housing market. The first one I read was one of Nouriel Roubini's blog posts the biggest slump in US housing in th last 40 years. Man he paints an ugly picture. brookline: Brookline 2 bed condos revisited

on June 16th I wrote this superbly excellent entry on brookline 2 bed condos . So compared to today: There are currently 132 two bed condos on the market, down from 152. Prices are ranging from $229,900 to $2.3 million (the same $2.3 million has not moved on price). The months supply is suprisingly low at 3.47 MS with 38 units having been sold in the last month. Average marketing time for sold units is 77.5 days, slightly up from 72. Average list price is $528,532 , actually up from $485,019. Average sale price is $519,182 up from $470,790. Today we're looking again at the condo market in Brookline MA. As of today 8-11-06 there are a total of 301 condos for sale in Brookline MA and 72 have sold in the last month. 4.18 months supply. So far this is an improvement from what I've been seeing for most of this year. However this is also somewhat expected as this represents one of the busiest times of the year around here.
