      <title>I Never Thought I Would Be A Home Builder</title>

My wife Sheila and I have been in real estate for quite a long time, and we've participated in many facets of the real estate world. We are realtors, we've flipped and remodeled properties, bought and sold land, and worn a lot of real estate hats. One thing we haven't done is be a home builder, but it now appears our time has come. Let me tell you a little story. We live on the Augusta Ranch golf course here in southeast Mesa AZ. We really enjoy having the wide open space behind the house with all the trees and greenery. Living on a golf course means that you share the open land with lots of little animals and birds.Sometimes these little critters need a place to stay. There are two doves that apparently know we're realtors, which to them means they can take up residence on our patio. They're really nice birds, but they do what all birds do, and that is make a mess. As a realtor, I've tried pointing out several suitable trees on the golf course which would make excellent homes for them. After touring these possible nesting locations, Mr &amp;amp; Mrs Bird have decided they want to build a custom home, and the lot they've picked out is ours! So now my real estate resume will also include custom home building, if building a bird house qualifies me as a custom home builder.       <description>As Realtors living in Mesa, Arizona, Bruce and I are proud to be involved in our community. The photo below shows the members of my quilting group donating sixty-five handmade pillowcases and purchased pillows to a Mesa, Arizona organization, "Save the Family." (I am the second one on the left.)  Each member of our group purchased fabric and made fun, funky pillowcases. "Save the Family Foundation" works with homeless families to make them become self-sufficient. They do this through providing housing, education, children's art activities, career development services and so much more. Many families come into their program with nothing more than the clothes on their back.

Our quilting group will also be making a quilt to donate to "Save the Family" to auction off in a raffle in October 2014.

Didn't all the Arizona winter residents, the Snowbirds, just leave to head back north? Yes they did, but they'll be back before you know it. So what does that mean if you want to be here in Arizona next winter? What it means is that you had better get online, or in touch with a realtor, and get your winter residence booked now! It's not uncommon for many of the Active Adult communities and RV resorts to have bookings years in advance. Winter rentals usually require a three to six month month minimum stay, but shorter terms are sometimes available. There are also lots of single family homes in all sizes available for the winter season. Many of these homes are in golf or waterfront communities. Lots of winter residents get a group together that will split up a six month lease into several smaller time periods. We have worked with hundreds of people in the past few years who we have assisted with a short sale of their home. The most frequent question we receive from these wonderful people is, "When am I eligible for another home loan? I'm tired of renting!"One of the first steps to home ownership (besides finding a Realtor who is focused on YOUR needs) is obtaining a home loan.  When it comes to purchasing a home after the foreclosure or a short sale of a previous home, there are generally standard waiting periods for each of the major home loan programs. However, new loan programs are beginning to change those standards.
1) On an FHA (Federal Housing Administration) loan, there is generally a three year waiting period after a foreclosure or short sale (though this can be reduced to one year with the new FHA "Back To Work" program). In addition, the FHA will allow you to purchase a new home just two years after the discharge of a Chapter 7 bankruptcy.
2) On a VA (Veterans Administration) home loan, the general waiting period is only two years after a foreclosure or short sale. The VA program is only available to qualified active duty Military and National Guard and veterans of the armed services. In addition, the VA will allow you to purchase a new home just two years after the discharge of a Chapter 7 Bankruptcy.
3) Finally, on a CONVENTIONAL home loan, if you have had a foreclosure, the waiting period is seven years to obtain a new conventional loan, regardless of down payment. However, after a short sale, you may obtain a new Conventional loan after two years with a 20% down payment, after four years with a 10% down payment and after seven years all restrictions are lifted, meaning you would only need a 5% down payment. In addition, on a conventional loan, you will have to wait until four years after the discharge of a chapter 7 bankruptcy to be able to obtain a new home loan.

      <description>This time of year the Mesa Arizona weather is awsome, and this first weekend of March 2014 is no exception. It's time to get out and about, and enjoy what southeast Mesa has to offer. Take a run up into the mountains, take advantage of one of our many golf courses, or just kick back and enjoy your home and yard. If you like airplanes, the Phoenix/Mesa Gateway Airport in southeast Mesa is having their Gateway Aviation Day on Saturday, March 8th. There will be lots of airplanes on display, a kids zone full of fun activities, and food will be available for purchase. The festivities get going at 9:00 AM, and end at 2:00 PM. Admission is free!. The weather is forecasted to be awsome, so come out and have some springtime fun in the sun.

There are many wonderful areas to live in within metro Phoenix's "Valley of the Sun". North to south, east to west, there is something for everyone. The wide open vistas provoke thoughts off all the old western movies, many of which were filmed in the Superstition Mountains. There are ghost towns, world class tourist traps, and if you go a few hours north, snow and skiing in the winter. Lots to do very close by. Back in town, if you want to fly somewhere, don't mess with Phoenix Sky Harbor airport, use the ultra convenient Mesa/Phoenix Gateway Airport. It's a snap to get in and out of! Arizona State University Polytech has their new campus going strong in the Gateway area, which makes going to college very convenient for southeast valley students. So when you decide this is the place for you, you'll need a house. There's lots of real estate for sale in southeast Mesa Arizona. If you really don't want to sell your home, here are 11 things that you can do to sabotage the sale based on our experience working with buyers and sellers.
1. Don't clean up the yard, trim shrubs or mow the lawn. Who cares about curb appeal?
2. Have a battered, beaten and dirty front door. Have a doorbell with the electrical wires hanging out.
3. Don't repair cracked plaster, loose boards or other unsightly features.
4. Don't clean your house. Have a dirty kitchen and bathrooms. Display dirty towels and dirty area rugs. Isn't dirty "in?"
5. Have clutter all around. I once showed a home where the owner loved dolls and had about a thousand dolls displayed around the house. The buyers couldn't really see the interior, except for a glimpse at the windows!
6. Don't let your Realtor use a secure lockbox with a key to your house. You don't want it easily shown, do you?
7. Don't put a working key in the lockbox. I once showed a home to buyers where the key looked partially broken. Sure enough, I stuck the key into the lock and it broke off. Luckily I had my handy-dandy tool kit in my car and pulled out the key with a pair of pliers.
8. Don't replace burnt out light bulbs. Don't have any light bulbs in fixtures so that the buyers can't see what your house looks like.
9. Let Fido and Kitty run freely. Have muddy doggy prints and nose marks on the sliding glass doors inside and out.
10. Bring home a skunk and scare the odor out of it! That will be a hit when the buyers visit/smell your house!
11. Price your home so much over the market that it will be impossible to sell at that price.

The other day I was having a conversation about home prices and interest rates with one of our preferred lenders that we use here at The Pulford Team. Noting that Interest rates had ticked up recently, I asked his opinion on where he thought we were in the rate cycle. Do recent rate movements mean that the rate rocket is set to take off? Should buyers jump in now? His response was that there’s really no real reason for  buyers to panic…yet. Rates were at the exact same level just six months ago in August of 2012 and they are still much better than they were one year ago today.  While the trend may be for higher rates in the future, this all comes as a result of better than expected economic data not only here in the U.S. but globally. As investors see the economy growing stronger, they will continue to pull money away from bonds (mortgage backed securities) and invest in stocks which will cause rates to move higher. As more and more people return to work, we will continue to see rates rise. For now, the Feds are still heavily involved in artificially keeping rates low. In the short term, your buyers will be relatively safe in terms of low rates but for your buyers that are looking to purchase later in the year and into 2014, they may experience a bit of “sticker shock” when they go to lock their rate in. We all know lower rates mean lower payments, so if it's your time to buy a Mesa Arizona home, keep your eye on interest rates so you don't get hit by the evil "sticker shock". Currently, borrowers who have FHA loans can stop paying mortgage insurance once the loan value reaches 78% of home value, provided the homeowner has paid mortgage insurance for five years. What this means for FHA borrowers is that the only way they will ever get rid of mortgage insurance is to refinance to a conventional loan. Simply put, you're going to pay more money for FHA loans for a longer period of time. Thirty years of a little more a month can add up to a lot!
