Many cities across the US have lakefront properties...and a lot of residents don't really even know about it!
Here in Nashville TN for example, there are over 800 lakefront properties for sale!! Most people don't even think about being able to afford one (as a primary residence or as a second home). 
The "properties" here range anywhere from $2,000 to over $9M. The reason why I put the word properties in parentheses is because that doesn't always include a house. Some of these "properties" for sale are just land and lots located on a lake.

I previewed 11th off Main just last week. Since then, I have been preaching the good news! I am absolutely blown away by this place. There were 2 wow factors that got me.

I hope that everyone has enjoyed the benefits of the $8,000 tax credit whether you are a first time home buyer or an agent. 
For buyers of course, this helps with home ownership for those that typically might not even consider buying. I have personally seen several families take advantage of this opportunity. The credit has not "turned the market around" here in Nashville but it has definitely "stimulated" it. The most recent months have seen those that have been sitting on the fence finally get on the home ownership train.

There are a lot of people who tend to steer clear of building a new home. I am not just talking about walking into a model home and picking out 3 or 4 options and having a new home in 3-4 months. I am referring to sitting down with a custom builder and having him build the house of your dreams. 
There are many reasons why people tend to stay away from this option.

The longer I am in the Real Estate game the more I hear the phrase "what if?". 
I think this phrase can be very useful. For example, "What our financing doesn't go through?" "What if the inspections come back and we don't want to deal with the headache of fixing all the problems?". These are all "what ifs" that can save a lot of heartache in the future. I am a big supporter of that phrase and practice it myself with many situations in life. That phrase can save the day!!

According to the sales data released by the Great Nashville Association of Realtors the median price of a single-family home only dropped 3.2% last month. That is compared to a year ago when the market had already taken its affect on Real Estate. Home sales are also still dropping but not as sharply as they have been in months past. Last month the decline was around 19.3%. 
I know that this is still a drop in sales and prices BUT that is a soft drop and points to positive things to come. Williamson and Maury County are showing to be the strongest … (2 comments)

Realtors should all have a general knowledge (if not an extensive knowledge) of things like contract writing, negotiating, Real Estate law, etc. Sure, some agents are better than others when it comes to those things. Some may be more shy than others and can't negotiate as well. Others may have to ask their Broker to help them fill out the contract. Bottom line is that there are a LOT of agents who have a good knowledge of the basics. 
When it comes to listing a home though, what sets a good listing agent from a GREAT listing agent?

I really enjoy blogging...especially here on Active Rain. Within the past couple of weeks I have really started looking into doing "Video Blogs". My video blogs have been so effective that it is hard to come back to AR and do "regular" old text blogging. I have several other blog platforms that I use such as TRULIA and BLOGGER (Which by the way allows video). In addition to those I am able to post the video blogs all across the internet. I am a Realtor with Keller Williams Realty in Franklin TN. OF COURSE I use the MLS to list all homes for my sellers. The Nashville MLS is a GREAT tool and a no-brainer when it comes to giving a listing exposure. This exposure naturally targets other Realtors with buyers.
