stephen strickhausen: Lenox Village Nashville - 12/15/09 02:56 AM
Lenox Village is a mixed use community that features homes, townhomes, condos, and businesses such as Blue Coast Burrito, Pie in the Sky, a flower shop, and even a Sprint store! The neighborhood is just minutes to I-65/Brentwood, Franklin, and Downtown Nashville.
Currently there are 17 homes ranging from $169,000 - $289,000 and 33 condos / town homes available from $140,000 - $225,000. The deals are here! Ask a local agent about viewing one of these properties! This is a lot of homes for sale BUT there are still new homes under construction in the neighborhood AND that number … (2 comments)

stephen strickhausen: Nashville EXCLUSIVE homes! Wanna see them? - 10/28/09 09:46 AM
Nashville has some pretty spectacular homes. Musicians, Actors, and Business men and women make up a good portion of this great town. With that comes a good portion of high end homes.
I have seen some pretty spectacular homes in the past few years. One of them was a home that was almost 30,000 SF and believe it or not it was considered a LOG CABIN!!! In addition, there are quite a few homes owned by famous musicians that are currently on the market.
If you are in the market for an exclusive home here in Nashville or you just want … (2 comments)

stephen strickhausen: How are you servicing your potential clients? How about a Home Search - 10/27/09 08:41 AM
Most Realtors want people to be able to use their website as a one stop shop for everything Real Estate related.
One of the most useful is not necessarily the most popular. Some agents want to be able to send listings to potential clients so that "THEY" can be the resource for a Home search. Sometimes people want to just "window shop" before they decide to take the next step.
Did you know that most people go to car lots on a Sunday...when the dealership is closed. Why? BECAUSE NO ONE WANTS TO TALK TO A SALESMAN!! When they are ready … (0 comments)

stephen strickhausen: Lakefront Homes in Nashville? - 10/27/09 05:29 AM
Many cities across the US have lakefront properties...and a lot of residents don't really even know about it!
Here in Nashville TN for example, there are over 800 lakefront properties for sale!! Most people don't even think about being able to afford one (as a primary residence or as a second home).
The "properties" here range anywhere from $2,000 to over $9M. The reason why I put the word properties in parentheses is because that doesn't always include a house. Some of these "properties" for sale are just land and lots located on a lake.
Bottom line is that most cities have … (0 comments)

stephen strickhausen: The BEST DEAL in Franklin TN! 11th off Main. - 09/23/09 06:56 PM
I previewed 11th off Main just last week. Since then, I have been preaching the good news! I am absolutely blown away by this place. There were 2 wow factors that got me.
The first WOW was just walking through the townhomes. The quality was superb! The homes all have 2 car garages, high end stainless steel appliances, granite countertops, hardwood floors, jacuzzi tubs, oversized closets, tile showers, and high end fixtures.
The second WOW was the price. This particular home is called the Williamsburg. It features 4 bedrooms, 3.5 baths, and 3209 SF for only $369,988!! That is only $115.29 … (3 comments)

stephen strickhausen: Welcome to Montpier Farms Franklin TN...perfection - 09/23/09 08:43 AM
I have just been greeted by perfection. Welcome to 1002 Murray Creek Ln. “Montpier Farms” in Franklin TN! I entered the front door of my team’s  new listing and was taken back by the detail and thought that went into the renovation of this home. Not only that, but the decorating was exquisitely beautiful. Homes these days are so open and exposed room to room that foyers are not really seen anymore. I, myself, love them because there is something to be said for the elegance and charm they immediately bring to a home.  As I stood in the foyer of … (2 comments)

stephen strickhausen: Don't let the cat out of the bag... $8,000 tax credit - 09/22/09 01:08 AM
I hope that everyone has enjoyed the benefits of the $8,000 tax credit whether you are a first time home buyer or an agent.
For buyers of course, this helps with home ownership for those that typically might not even consider buying. I have personally seen several families take advantage of this opportunity. The credit has not "turned the market around" here in Nashville but it has definitely "stimulated" it. The most recent months have seen those that have been sitting on the fence finally get on the home ownership train.
In my opinion, the whole point of having a deadline … (0 comments)

stephen strickhausen: Building a "custom" home in Nashville is cheaper than you think... - 09/18/09 05:06 AM
There are a lot of people who tend to steer clear of building a new home. I am not just talking about walking into a model home and picking out 3 or 4 options and having a new home in 3-4 months. I am referring to sitting down with a custom builder and having him build the house of your dreams.
There are many reasons why people tend to stay away from this option.
1) Time. Custom homes can take anywhere from 6 months to two years. This of course depends on the budget and how often the wife changes the … (2 comments)

stephen strickhausen: "WHAT IF?" - 08/25/09 08:57 AM
The longer I am in the Real Estate game the more I hear the phrase "what if?".
I think this phrase can be very useful. For example, "What our financing doesn't go through?" "What if the inspections come back and we don't want to deal with the headache of fixing all the problems?". These are all "what ifs" that can save a lot of heartache in the future. I am a big supporter of that phrase and practice it myself with many situations in life. That phrase can save the day!!
On the flip side I have seen that phrase just … (7 comments)

stephen strickhausen: Nashville home prices remain fairly steady - 07/14/09 05:04 AM
According to the sales data released by the Great Nashville Association of Realtors the median price of a single-family home only dropped 3.2% last month. That is compared to a year ago when the market had already taken its affect on Real Estate. Home sales are also still dropping but not as sharply as they have been in months past. Last month the decline was around 19.3%.
I know that this is still a drop in sales and prices BUT that is a soft drop and points to positive things to come. Williamson and Maury County are showing to be the strongest … (2 comments)

stephen strickhausen: Why the heck won't my home sell?? - 06/16/09 10:19 AM
Realtors should all have a general knowledge (if not an extensive knowledge) of things like contract writing, negotiating, Real Estate law, etc. Sure, some agents are better than others when it comes to those things. Some may be more shy than others and can't negotiate as well. Others may have to ask their Broker to help them fill out the contract. Bottom line is that there are a LOT of agents who have a good knowledge of the basics.
When it comes to listing a home though, what sets a good listing agent from a GREAT listing agent?
Don't all … (4 comments)

stephen strickhausen: Active Rain needs to get with the program - 06/11/09 06:18 AM
I really enjoy blogging...especially here on Active Rain. Within the past couple of weeks I have really started looking into doing "Video Blogs". My video blogs have been so effective that it is hard to come back to AR and do "regular" old text blogging. I have several other blog platforms that I use such as TRULIA and BLOGGER (Which by the way allows video). In addition to those I am able to post the video blogs all across the internet. Sites like Myspace and Youtube rank your blog so high that it is hard to deny the power of it. … (17 comments)

stephen strickhausen: Thank YOU Active Rain! - 06/04/09 12:04 AM
I have been blogging for about 6 months now and would say I am definitely addicted to it. I am not so much addicted to the writing part as much as I am the results. This will be my 75th blog here on the rain! There are MANY reasons why I am thankful so I thought I would just name a few.
1. My website is actually getting traffic! When I first started, I don't think I was in the top 100 results of a Google search for much of anything. NOW, with certain keywords and phrases I am all over … (45 comments)

stephen strickhausen: Craigslist vs the MLS - 06/01/09 08:59 AM
I am a Realtor with Keller Williams Realty in Franklin TN. OF COURSE I use the MLS to list all homes for my sellers. The Nashville MLS is a GREAT tool and a no-brainer when it comes to giving a listing exposure. This exposure naturally targets other Realtors with buyers. In addition, buyers are learning more and more how to use the public MLS system for their particular area.
On the flip side, many buyers and renters are turning to Craigslist more and more. In fact, the last 2 rentals I had on the MLS were ALSO posted on Craigslist and … (13 comments)

stephen strickhausen: How to do an MLS search - 05/29/09 04:36 AM
If you are wanting to search for homes in Nashville, Franklin, Brentwood, Spring Hill, etc. and aren't wanting to call a Realtor to find it then try using a public MLS! It is easy for anyone to do an MLS search! Real Estate home searches are accessible to just about anyone now. They have similar search criteria that Realtors have access to.
Here are step by step directions on the search.
1. Go to the Nashville MLS Search page and click on "Home Search"
2. Choose the county and cities that you want to search within
3. Choose what "type" of … (0 comments)
