showing houses: Make Your House (or Listing) the Easiest One on the List for Us to See! - 09/23/10 04:17 AM
I've been reading lots of blogs lately that discuss varying levels of showing problems.  The common theme has to do with the dis-courtesy of buyer agents who give short notices for showings or who try to give large showing windows.
I do think that the age of 24 hour notice is gone.  This generation of buyers are very immediate and they often want to see things when they want to see them.
Many of my buyers, especially the ones in the lower ranges, like to drive by the homes on their own before scheduling them for showings.  It is rare that … (7 comments)

showing houses: Bathroom in a closet - A new one for me - 03/24/10 12:00 PM
This past weekend I was out showing property with a buyer and his mom.  We ended up looking at a townhome in Howard County, MD.  The description indicated that the home had 3 bedrooms, 3 full bathrooms, and 2 half bathrooms.
The house was very strangely laid out with each room on a different level.  When we made it to the basement we realized that we had only seen 2 bathrooms.  The buyers and I were perplexed as to why the MLS mentioned so many bathrooms when I opened a closet in the basement.  The door had slats and I assumed … (9 comments)

showing houses: Today's Showings Left Me High! - 03/14/10 12:17 PM
My buyers and I pulled up to our first house this morning and we were greeted by a big man who opened the door wearing just a pair of pants.  He asked us if we could come back because he didn't know we were coming.
He was kinda menacing so we left thinking that we wouldn't bother with that house.
However, after seeing one horrible house after another we decided to swing back by there.
We approached very sheepishly and knocked on the door.  It took awhile for someone to open it but they invited us in.  That's when we were … (10 comments)

showing houses: You just never know what you are going to see in some of these houses - 01/24/10 09:42 AM
When you see as many houses as we do nothing should be surprising.  However, every now and then you see something that you have never seen before.  Here are two of my favorites:
Gold Blinds!  These were especially attractive when contrast with the pink carpet throughout the home.

Gold Fabric Ceiling Cover. This just seemed to come from nowhere.

I can only imagine what other funny, strange, or interesting things people have run across over the years.

showing houses: Listing Agents please don't waste my time - A Rant (Part Two) - 03/01/09 12:55 AM
I feel like this is becoming a familiar refrain with me.  When did listing agents stop caring about other agents?  Do they realize that when this foreclosure market changes - and it will, because all markets are cyclical - that they will have to work with other agents again?
I have been showing houses this week to a nice couple looking in Waldorf.  We looked at 8 houses, 4 were listed by the same agent.  My buyers highlighted 2 that they really liked and wanted to find out any available information on.  They were listed by this agent (we'll call him … (21 comments)
