Sold in SEVEN DAYS! I love an agressive seller, and these were no exception! Not only did they price their home aggressivly, but they went above and beyond to prepare their home for the market. Carpet was cleaned, tile laid, wallpaper removed, and on and on. These sellers worked hard, and it paid off!

This beautiful home was sold to a family that's new to our area. Coming from one of the coasts, they were surprised to see just what you can get for your money here in the Midwest! Not only is it 4BR, 4ba and over 3600 sq ft (not including the beautifully finished lower level), it's also on the water. Every light fixture and doorknob had been replaced, and it felt like a brand new home. Congrats to our sellers and to the new owners!

After lots of patience and waiting, we finally got this home closed as a short sale. As you may know, a "short sale" is anything but short, in terms of a timeline. It's when the bank or mortgage holder takes a "short" on what is owed to pay off the balance. The seller ended up getting 9 offers over a 9 month period, but some patient buyers were the ones that really won! The house next door sold for $30K more than what these buyers paid for this house... just about 9 months earlier. WOW!

This was an exciting accepted offer! We were in a competing offer situation and the other offer was countered. But then, as I watched the MLS, it never pended. So, I followed up with the listing agent and he said to get a new contract in ASAP and we ended up getting it! WOW! This house was absolutely perfect, even down to the paint colors. My buyers just moved right in! And, the sellers-- who were the original owners of the home-- had every manual for every item in the home... AND the blueprints. WOW! That's some great record-keeping!

Well, we tried to sell this home about a year ago, and had no succes. At that time, the sellers took the home off the market and decided to wait and see what would happen. Then, in January we relisted it, and in 14 days it sold for 98% of list price. Not too bad! This is a great home, with a wonderful open backyard, and a brand new deck! The sellers took great care of the property and truly loved it while they lived there.

What a beauty! This brand new home was purchased by my buyers, and what a deal they got! Not only was it brand new, but it still had a builders warranty. The buyers were able to customize it with their own colors and appliances, and even put in brand new counter tops. Simply put, you couldn't build a new house today for this price! Lucky lucky!

Another great find for some of my first-time homebuyers. What a great house! This home had been gutted from top to bottom, including a new kitchen, baths, flooring and a water-proofed basement. It has a huge front porch, back porch and deck. Plus, the yard is completely fenced. Funny story-- I showed this house to three completely different groups of buyers. I was bound to sell it! And, just two months prior I sold the house a four doors down at 843 23rd. Excellent.

Ironically enough, this was my very first listing in South Bend, almost four years ago. It's so fun to sell a house, but even more special to do so TWICE! The sellers had taken extra good care of it, and the character and charm was woven throughout! Funky decorating idea: The basement walls were "wallpapered" with old sheet music. Too cool!

This home recently sold in South Bend. What a beautiful and historic home-- in a great neighborhood, too! This home had been on the market quite a while. It's non-traditional floor plan made the buyers have to think creatively. The original hardwood floors and beautiful brick work really made it a special find. We eventually got it sold for 97% of the list price.

Of course, being located on this quiet street near the zoo and farmer's market helped too! It's character and charm wowed a lot of people, but the kitchen was what sealed the deal. The recent updates and large eat-in area are awesome! This property sold for 96% of the list price, too. Not too bad in our market place!
