cincinnati real estate: A Staging Technique That Neutralizes Those Personal Photos: No More Distracted Buyers! - 02/04/09 01:01 AM

I wrote last week about how distracting personal photos can be when it comes to selling your home: Old School Thinking: Personal Photos do NOT Make Your Home Feel More Like HOME While You Are Selling" I'm in a lot of homes as I consult with Sellers and I do see many beautiful and artfully displayed photos on the wall.  Wall Words are very popular right now as well as frames with meaningful sayings that celebrate the family displayed and what is important to them.   I see gorgeous black and white photography of families and children.  And let's … (29 comments)

cincinnati real estate: Martha Stewart Stylin' in a Vacant Master Bath..... - 09/09/08 11:16 AM
I wrote a blog awhile back "Staging Martha Stewart Style" and this past weekend Stage a Star had the opportunity to do just that!   This was a vacant property and in the master bath was open shelving....a prime candidate for Martha Stewart stylin'!! When I walked into the bathroom during the first initial visit and spotted those shelves, I was excited!  (I secretly couldn't WAIT to get my staging hands on that space!)

The Realtor had told me that it was awkward without any doors but the homeowner/builder designed it that way because he visualized the open shelving as … (19 comments)

cincinnati real estate: Home Staging in Cincinnati: A charming Window Seat: Make it an irresistible selling feature buyers will love! - 06/09/08 11:58 AM
Here's a sneak peek at a house Stage a Star staged last week.  One of the selling features of the home is a custom window seat in the family room that the homeowner designed and built himself. This is a very unique selling feature that other homes in our area do not have....not even close.
When I saw the room and the window seat for the first time....I immediately envisioned a family playing a board game on the floor, maybe one or two curled up in the window seat reading or observing the others game and of course, a nice cozy fire.     … (12 comments)

cincinnati real estate: Selling this Spring? Do you have the competitive edge needed in today's market? - 03/24/08 02:50 AM
Spring is in the air and here at Stage a Star, we've been quite busy working with homeowners as they prepare their homes for the spring selling season.If you are going to sell your home, Spring is the best time to take full advantage of the increased number of buyers out shopping for a new home. This is also a time that you will have the most competition since many other sellers have waited until Spring to sell too.We are in a completely different market now and you are going to have to work harder in preparing your home so it looks better than all … (3 comments)

cincinnati real estate: IKEA advice: Our Cincinnati Grand Opening is TODAY! - 03/12/08 01:20 AM

Okay....here in West Chester, Ohio (where I live!) and a growing suburb of Cincinnati....IKEA has arrived and making its GRAND entrance into our lives TODAY!
I am not one of the campers pictured above....I know folks love IKEA but I just couldn't brave the cold weather and comfort of my own home so I could get a free chair.
I may get up the courage to sit in the traffic for an hour or so...brave the crowds and take a peek at what IKEA has to offer and have some swedish meatballs later today. :)
UPDATE: Ikea is officially my new fave. … (9 comments)

cincinnati real estate: Shhh...The secret to selling a vacant condo! - 03/02/08 10:33 AM
Stage a Star had the opportunity to stage a condo unit that had been on the market for 9 long months with very little interest and no offers.  The condo was in a nice retirement community and the unit itself was top notch!  After the condo was staged, it was under contract in 10 days!
So what was the problem for the last 9 months?
I had the priviledge of meeting the nice elderly gentleman that bought the unit the day we were de-staging the place.
He had the answer..." It was so much easier to see what it could look like with all the … (26 comments)

cincinnati real estate: How can a buyer use this space? Staging a large family room addition - 02/17/08 12:42 AM
A few weeks back, I gave you a peek at a staging project Stage A Star had completed, "Grandma's bathroom gets a makeover"
Here's another room that was the biggest challenge within this project. This was one of those huge family room additions. Beyond this room was a screened in porch addition just as large.  The challenge of this room was that it was very long and narrow and connected to the sunroom. Through the family room windows...you could see this sunporch.
The other challenges were that this room was just massive with vaulted ceilings and sterile white walls that had to remain white.  … (6 comments)

cincinnati real estate: Investment property: Staging on a budget - 01/05/08 03:24 PM
An investor contacted Stage a Star to take a look at his investment property that had been on the market for about 3 months with no offers. It was a cute little 3 bedroom house in a popular part of town. This investor was on a very tight budget so Accessory staging worked out very well as you'll see in the pictures below. The investor's painter had chosen this peachy-orange for the kitchen so we needed to work with it.  However, we were able to recommend painting the living room a neutral color instead of leaving the sponge painted half wall. … (29 comments)

cincinnati real estate: Knock, Knock, it's Nate on Oprah today! - 11/13/07 02:19 AM
Set your TIVO...Nate is on Oprah today!  I don't know about you but I am a big fan of Nate. I love watching his transformations.  I didn't agree with everything he did when he "staged" the home to sell with a $10,000 budget awhile ago..but nevertheless, I LOVE his style!
Enjoy the show!

  This is a cool little tool I discovered that makes life easy when you just need to edit an image quickly. This little tool lets you upload your image and you can resize, crop, rotate, or adjust the brightness or contrast of the picture. And even better..after you are finished editing, you can save it to a permanent URL at Webshots. How cool is that. Check it out Snipshot.

cincinnati real estate: Staging Success! After 6 months on the market...staged & SOLD 38 days! - 11/05/07 07:26 AM
This is a typical kind of house I see alot staging here in Cincinnati. This was a great house in a great family neighborhood and priced well but not selling. This home was on the market for 6 months with very little interest and no offers.  The home had fantastic selling features but buyers were distracted by decor and zero WOW factor.
 The homeowner decided to drop his agent and re-list with someone else.  The Realtor he re-listed with just so happened to be very savvy and knew without a shadow of a doubt that the home needed to be staged in order … (10 comments)

cincinnati real estate: Stage a Star featured in Home Improvement magazine's November edition - 11/02/07 04:17 AM

 It was an again an honor to be featured in the November 2007 Cincinnati/Northern Kentucky "Home Improvement" magazine. This was our second feature this year and I would like to personally thank the Editor Julie Edwards for the opportunity to contribute.  This was a great article called "Big Impact Changes:Key Improvements that give you the most bang for your buck"
Other area Cincinnati stagers and redesigners were featured as well and had some great cost effective tips! I love this magazine because being a "DIY" myself and working with many of my clients that love DIY work too...this has always been … (21 comments)

cincinnati real estate: Do your listings STAND OUT and get the attention they deserve? - 10/19/07 02:29 AM

Fall is my favorite time of year! I love all the beautiful colors the trees display, the cool, crisp air, and those bonfires!  This year I'm feeling a little cheated....because of all the hot days we've experienced, many of the trees are still green or once they start to turn...it hasn't been an impressive show of color. I was headed to the park the other day and I can't tell you how disappointed I was as we drove up to a pitiful display of autumn trees!   This reminds me of many homes that are currently sitting on the market. With 80% of buyers looking to the … (4 comments)

cincinnati real estate: Market looks good for landlords! Time to buy up for investment... - 10/02/07 12:18 AM

With all the foreclosures out there, most seasoned investors know that its an excellent time to buy up properties. In the past, so many got into flipping homes...now its a great time to try your hand at becoming a landlord! Long term investing in rental property is a smart way to build net worth and that retirement nest egg.  With so many losing their homes, those looking to "rent" is on the rise.
Here's an article I came across that addresses just that...click here to read more.  Maybe showing the article to those clients that are on the fence about buying … (2 comments)

cincinnati real estate: Cincinnati-Middletown-Columbus LEAST riskiest market! - 09/28/07 11:47 AM
I came across this article "The Riskiest Housing Markets" where they named places like Mesa, AZ. and West Palm Beach to name a few as the riskiest markets.
To my surprise, I read this little gem in the article:

The least-risky areas
The major metros with the least risk of price decline by 2009 were in Texas and the Midwest, stable markets largely untouched by the real estate boom:
Cincinnati-Middletown, Ohio-Ky. (9.7%);
Columbus, Ohio (9.3%);
Indianapolis-Carmel, Ind. (8.4%);
Houston-Sugar Land-Baytown, Texas (7.9%);
Dallas-Plano-Irvington, Texas (7.5%);
Fort Worth-Arlington, Texas (7.4%);
Pittsburgh (6.4%).

cincinnati real estate: Don't let your listings look like a bad school photo! - 09/25/07 01:00 PM
  I was reading today Julie Dana's blog "Ellen Degenres wants photos of real estate agents" which of course took me to Ellen's website to check it out.
So I start looking around and come across a photo gallery of Bad School Photos that had me on the floor laughing! (I'll share that link in a minute..)
It got me thinking back to Fresh Eye Design's own Marci Toliver's blog "A search through my MLS" where she so brilliantly showed us some fine examples of really bad MLS photos and reminds us that a property on the market should not have that … (20 comments)
