long island: Home Staging A Habitat House - 10/14/09 04:26 AM
What do Home Stagers and a Habitat House Have in Common?

Well, in this case, the Stagers are designing and furnishing the interior (and exterior!) of a newly-built Habitat house!

In an effort to give back to the community, the Central Long Island and the Metro New York chapters of the American Society of Home Stagers and Redesigners (ASHSR) are decorating a Habitat house that was just completed in Bay Shore, Long Island.  All 10 ASHSR designers, as well as Feng Shui consultants and a Curb Appeal specialist, are donating their services.  The Long … (28 comments)

long island: The Home Consultation Report - How It Works by Staged 2 Sell New York & Long Island - 09/13/08 03:35 PM
I absolutely love preparing the Home Consultation Report; it is such a simple and effective tool to employ when selling a house.  The best news is that our Staged 2 Sell NY report is completely affordable for anyone who might be putting their house on the market in Nassau County, Suffolk County, Queens, Brooklyn or Manhattan, NY. When the suggestions/directions are followed properly, the result can be the same as if you hired a Home Stager to do the work for you.
So, you may ask, what exactly is this report and what will a Home Consultation Report cover?

long island: Home Staging for Vacant New Construction Houses - by Staged 2 Sell New York & Long Island - 09/06/08 02:07 PM
I have been working with builders of newly-constructed homes for some time now.  The houses that are being built in Nassau and Suffolk counties here on Long Island are spectacular!  They have wainscoting on the walls, tongue-n-groove moldings, tray ceilings, spa-like baths, top of the line stainless steel appliances and a myriad of other special features.  Once completed, the house is only lacking one thing and that is ‘personalized appeal' which is achieved through Home Staging.  This specialized form of staging creates an environment which is specific to the buyer and one where they can identify themselves with the house and … (17 comments)

long island: The Home Staging Fairy Strikes Again! - 08/26/08 09:16 PM

Good Grief - I can't believe that it has happened, yet, again!
On Friday I went to a model, here on Long Island, that I recently staged with furniture and accessories I had chosen and purchased for the builder.  When everything was delivered 2 weeks ago, I noticed that there were scratches on a table leg as well as on an end table.  I reported this to the delivery men who quickly called the company to set up an appointment for a repair person to visit the house and correct the imperfections.
So, on Friday, while I was waiting for … (40 comments)

long island: HOME STAGERS - TEAMING UP WITH REALTORS - 10/09/07 11:39 AM
THIS POST IS FOR LAURIE, WHO SAID THAT 'DRIVAL' IS FINE WITH HER....
I would like to share with my fellow Home Stagers, my feeling about the importance AND joy of working with local realtors (or at least A realtor!)....
I 'met' Laurie Mindnich (http://www.optionsrealty.com/) here on Active Rain.  Since we were both based here on the "Island", there was an instant bond...let's face it - there aren't very many of us 'active' Active Rainers who live and work in the area.....
Laurie contacted me because she had (apparently) read some of my posts here.  She had a house 'out east' on the Island … (10 comments)

long island: Is It possible to Give Away the Store? - 07/22/07 03:18 AM
Is it possible to ‘give away the store'?
I was contacted by a young woman whose mother had recently died after a lengthy illness and who was faced with the undaunted task of clearing out the house and preparing it for sale.  She explained that she lived out of state but was staying at the house in order to get all of the work done.  She virtually had no budget with which to work.  I told her that I would come over and look at the house and see what we could come up with.  There would be no charge for me … (46 comments)

long island: Networking "Meetups": Time Well Spent? - 07/21/07 11:08 PM
On Tuesday I went to a Real Estate Networking Event, here on Long Island, sponsored by Property Shark (http://www.propertyshark.com/mason/ny_nassau/ ).  While I have been to networking groups and meetups on various occasions, I had not experienced anything on such a "grand scale" before.
When I arrived, there were about 40 ‘industry' people scattered around the room and chatting in small groups.  It was easy to strike up a conversation.  I went to the bar and ordered a glass of wine and met a lovely realtor.  I introduced myself and we began chatting about the  market and various challenges that realtors are facing.  … (14 comments)

long island: HOME STAGING WORKS! Another "Vacant" sold...... - 07/02/07 09:21 AM
For anyone who questions whether Home Staging helps a Vacant House to sell, I want to state, unequivocally, that it certainly does!
In the beginning of May I staged a new construction Vacant which had been on the market for almost a year.  It is one of four houses on a cul de sac and there will be two additional homes built before the year is over.
This morning I received a phone call from a very excited builder here on Long Island who told me that he wanted to make arrangements to remove the rental furniture and my accessories because the house sold … (38 comments)

long island: You Don't Always Have Control of the Situation - 06/08/07 03:25 PM
I'm actually away on 'vacation' for a few days of "r and r" up on Martha's Vineyard, but am occasionally checking on my e-mail and the activity on Active Rain...
On the way up here, I was thinking about the job that I completed on Tuesday.  It was a huge new construction in a very 'tony' area of Long Island.  The interior work was mostly completed with the exception of fixtures, cabinet fronts, back-splash, and faucets.  In addition some of the bathrooms were only tiled, so needed to be completed.
The furniture was delivered on Monday, and I staged most of the day, … (11 comments)

long island: VACANT STAGING SUCCESS - HOUSE SOLD - 05/26/07 05:54 AM

I realize that this may not be a big deal for most, but this is a monumental moment for me.  My first staged 'vacant', located in Huntington, Long Island, just sold after two months!  I feel like a proud parent!
I spoke briefly with the builder yesterday when he called to give me the good news.  He said that, although the buyers loved the look of the house from curbside (where it ALL begins!), it was the inside that the wife really 'connected' to.  She loved the way that the rooms were set up and said that she plans on … (11 comments)

long island: Garage Sales: A Wonderful Resource for Home Stagers - 05/26/07 05:37 AM
As I was out doing errands today, it occured to me that all winter long I had looked forward to the Spring so that I could start frequenting Garage Sales.  They are a terrific resource for inexpensive furniture and accessories which is good news for any Stager!
I realized today that we're about to enter the month of June and I have not even been to one Garage Sale because I have been staging just about every weekend!  Upon further reflection, I am aware that since I have suddenly become the "Queen of Vacants" on Long Island, I no longer have the need … (8 comments)

long island: STAGING THE VACANT With Discounts! - 05/19/07 11:35 AM
I have been staging, yet, another vacant for the last 2 days.  This one has been on the market for more than a year and the owners have since moved to a new location down south.
The house was built in the late 1960's and has been updated.  It is part of an upscale beach community on the North Shore of Long Island.  It is located in Fort Salonga and is available through the Commack branch of Coach Realtors (through agent Jeffrey Maresca).

long island: What I Know For Sure... - 05/11/07 03:29 PM
Oprah includes an article on the last page of every one of her monthly magazines that speaks about "what I know for sure".
Today, while driving to the train station to pick up my youngest, I thought about how my life has changed in the past year.  I thought about my 'growing pains' and how I really needed to stretch myself and put myself out there in order to grow as a businesswoman AND as a person.
I thought about how easy it is to live a life of complacency and stay tucked away in your safe little world where life is … (11 comments)

long island: Finding The Time To Get It All Done - or How Do You Cram 36 Hours Of Work Into a 24-Hour Day? - 05/03/07 11:55 PM
It's official.....my Home Staging career has taken over my life!  I am amazed to find that I am spending 97% of my time either shopping for new accessories, marketing, or mentally arranging furniture for upcoming jobs - which, by the way, are for the most part, vacant houses.  I'm not complaining, mind you, because this is what I have wanted and worked so hard for.  I have to be honest with you, however, that when I decided to become a Home Stager, I was not fully prepared for the amount of work involved in this career!
Yesterday I happened to be at my local … (18 comments)

long island: STAGING: You Need To Hang Tough If You're Going To Make It! - 04/25/07 01:11 PM
While staging a model home yesterday, I had a conversation with my rep from the rental company who had come out to the job site.  She said, "Val, do you know who your competition is in your area?", to which I replied that I honestly didn't.  I wouldn't know how to find out who they are or where they are located, and that, thankfully, I am too busy to care!  My philosophy to date has been that there is more than enough business to go around to keep us all busy!
This rep further stated that she had been receiving more inquiries than … (28 comments)

long island: They Love Me, They Love Me Not..They Get It, They Really Don't Get It! - 04/06/07 01:02 AM
Lately I have been wondering why it is that I can give a presentation to a Real Estate office, who in turn become very excited about the prospect of using staging on their listings, and then never hear from them again?  What happens after I leave?  Do they 'file' the material that I give them in the "Circular File" (trash can)?  Does it get buried under stacks of incoming listings? Does it go into a file or desk drawer with the 'intention' that they will use it when needed?  Do they make paper airplanes out of the brochure and fly … (34 comments)

long island: Follow-up to "Missing the Mark" - 02/03/07 02:08 AM
Well, I am happy to report that I took all suggestions from my previous post Have I Been 'Missing the Mark'? into consideration and fine-tuned my Realtors Presentation yesterday.
First of all, when I arrived at the meeting (with bagels and cream cheese in hand!), only one realtor was in the office.  I had an opportunity to chat with her while she set up the 'breakfast'.  Then 3 more realtors arrived and we all sat together and began talking (very informally - it was nice!).  It was obvious that this particular office already had a healthy respect for Home Staging...there was no … (38 comments)

long island: Have I Been 'Missing the Mark'? - 01/31/07 11:37 AM

I had a bit of an "Aha" moment this evening while preparing for, yet another, presentation at an area Real Estate office tomorrow.  Please keep in mind that Home Staging is just being 'discovered' here in the Metropolitan New York and Long Island area!
While my first two attempts at introducing my company focused on educating the realtors as to what Home Staging is and why it is necessary in today's market, I realized that I might need to approach the matter a bit differently.  My third presentation, therefore, concentrated on why realtors would want to stage their listings and how it would … (12 comments)

long island: Self-Promotion: Ease up on the Realtors in 2007! (Resolution #2) - 12/31/06 03:02 AM

I was recently at the Salon getting my hair done when my hairdresser introduced me as a Home Stager to another customer, who is a realtor here on Long Island.  This, of course gave us both common ground and much to talk about.
I realize now, that in my eagerness to introduce my business to her and explain the concept of Home Staging in a favorable light, I was more involved with getting my own points of interest across to her.  In actuality I should have been asking her what she knew about the concept of Home Staging, and whether she … (13 comments)
