Really? Okay, this post is almost a rant but I have to get this off my chest. This is something I have encountered more than not recently. Because I mostly stage vacant homes there are usually some things that have been let go like yard care, home care and lite maintenance items such as replacing old batteries in smoke detectors. I will always mention these items to the listing agent in preparation for staging a home to sell. My most recent job proves no house is too small for staging. I got a call from a real-estate broker, investor who flips houses on the side. He was just completing a modest house he was flipping and wanted to try staging as the house was vacant. He was concerned, however, that because the house was small, just under 1000 square feet, he didn't want to fill the rooms up with furniture making the rooms look ever smaller. In the last six months the real estate market in this part of Los Angeles county, specifically Palmdale and Lancaster, has gone from tepid to hot! For months inventory has been low suddenly creating a sellers market. One agent I work with said it's great to be a listing agent right now, just put your house on the market and stand back, multiple offers are common on low to mid-level priced homes. This uptick seams to be fairly investor driven which makes me wonder how long it's going to last or are we creating our own market bubble?

This is proof that home staging is a key element to marketing any house in any price range. I recently staged a flip for a real estate investor, he purchased a modest house - not on the best side of town- for around 125K he installed new paint, carpet and quality laminate flooring, made a few other repairs, cleaned up the yard, had the home professionally cleaned, then staged. I have heard from several sources recently that things are picking up here in Palmdale and Lancaster. Inventory is very low and prices are coming up a bit, great news, maybe we have finally hit bottom. I hope the trend conitinues. But whatever the market is it's always important to have your listing staged before listing to ensure a positive reaction and good first impression.
