Today, I sat through another class on social media.  I am beginning to think we are obsessed with media.  
Yes, of course I am missing out on three zillion potential contacts but let's face it,  does quantity trump quality?

We have probably  all run in to someone in our path who talks nonstop but doesn't ever really say anything.

Nothing slows you down faster than not having an available car! 
 My morning routine involved driving the car a mile and a half to Rose Park to walk around the park 6 times.  However, Thursday when baseball hail bashed the front windshield of my only car in,  I haven't had a car to drive to the park.

  Here in West Texas, you learn to appreciate every drop!   I am reminded of a phrase from the song, "I Believe."

In one word:  "Good."
 
To explain what that means - in real estate good usually means that the value of the home is sustained or increasing.
 
The average sales price over the past 10 years in Abilene when graphed has a nice pleasing upward incline.
 
In 2003, the average sales price of a home in Abilene was $83,421.
 
In 2012, the average sales price of a home in Abilene was $139,652.

More than once now, I have forgotten to take a before photo of rooms that once staged were drop dead gorgeous!
It is so easy to get caught up in the excitement of getting it staged quickly that the before photos never happened.  
Before photos don't have to be taken with a good camera after all they are BEFORE photos!

Another way to ask this question is should I market my home for sale in Abilene, Texas?  Asked that way, it might seem a little silly.  Who is going to say no, I don't need to market my home in order to sell it.  To be clear, home staging is a marketing strategy that does work.

Another blogger wrote about which blogs had gotten the most comments and views.  My blog on smelly houses a couple years ago got 80 some comments, and is my personal winner for comments.
Just like in Toastmasters, however, you compete with your self.  I have some other posts that are more informative, but the smelly blog titled "If you can smell it, you can't sell it." got the most comments so far.

NEIGHBORHOOD CHRISTMAS LIGHTS GOING UP!
 
THANKSGIVING IS DEFINITELY OVER, THE WEEKEND  AFTER  THANKSGIVING, STRINGS OF LIGHTS ARE BEING PUT UP IN THE NEIGHBORHOOD.   IT SEEMS THERE A RACE TO GET THE LIGHTS UP BEFORE DEC 1.  
  ACTUALLY, IT IS PROBABLY THE VERY PLEASANT WEATHER WE ARE HAVING HERE IN WEST TEXAS.  THE AVERAGE HIGH TEMPERATURE HAS BEEN ABOVE AVERAGE MOST OF NOVEMBER.  
I'M NOT COMPLAINING.  IT MAKES GREAT WALKING WEATHER.  TO PROVE THE WEST TEXAS SUN HAS BEEN UNSEASONABLY WARM, HERE IS A PRAIRE DOG ENJOYING THE SUNDAY AFTERNOON SUN EARLIER TODAY!

How do you Stage a Fireplace?
 
A fireplace is almost always the natural focal point of any room.  Even an ugly fireplace needs to be given some focal point honor.  Don't put a couch in front of it.  Don't put a baby gate in front of it.   Don't close it off with a solid screen.  The fireplace has to be dealt with.  It can not be left plain and unadorned such as the first photo below.

Wasn't it just yesterday that Christmas was months away?  The local grocery store  HEB shattered that myth with Christmas music resounding from every corner duirng shopping this weekend including the Hallelujah Chorus.
What happend to Thanksgiving?  Did I miss it? 
Oh, Okay it is still November.  Whew!  What a relief. 
The cooler weather should get me moving a little more briskly.  What a relief that  will finally get a break on the electric bill with less air conditioning.
