OVERCOMING OBJECTIONS TO SELLER STAGING!
 
One objection to staging is that the market is good and there is no need to stage.  
 
Well, perhaps, if your home has been
professionally cleaned, carpets steam cleaned, windows washed inside and out, siding powerwashed. neutral paint colors, updated lighting fixtures,  1/3 of furnishings already removed no oversized stuffed furniture fresh flowers are on the dining room table no King beds, no 4 poster beds, no bunk beds. no pet odors, no smoking odor, no old house odor.  
 
Another objection is that my home is professionally decorated.

This was a question asked by a fellow active rain member to one of my staging blogs.
 
This is an excellent question.
 
First, I welcome the opportunity to better educate the seller.  Staging is simply marketing.  The seller might not want a sign in their yard, and that is their right as the owner.  However, without a marketing strategy or with something as simple as a sign in the yard,  it is more difficult to get the word out and sell the home.  The owner has the right … (6 comments)

Over the past few years, I have collected a shelf of books on home staging and home decorating. 
Today, I was perusing a book on home staging written in 2004. The after photos were nicely staged and clean and clutter free, but  the burgandy colored pillows and print bedspreads made me think how dated this master bedroom is.   In fact all the printed bedspreads I saw made me want to gag.   Like wallpaper, printed bedding can be so personal!  Today, floral printed bedspreads just don't make the nice, neutral modern buyer look you want … (3 comments)

Flipping right to an  article on  home organizing, I picked up on a tip given and that is to take before and then take after photos when organized to motivate yourself to keep it that way because the contrast will be so great.

Each of the last three  days, I have gotten a phone call asking me if my company needed someone to mow the grass.  Each time, I think  hey wait a minute, I had my grassed mowed last week, the next door neighbor just mowed their grass and then there's the other neighbor that seems to always need their grass mowed.  Why aren't  these grass mowers calling them instead?

  THIS HOUSE DID NOT MAKE WWW.STAGEDHOMES.COM AS IT SOLD TO THE 2ND PERSON WHO SAW IT AFTER A STAGING DECOR PACKAGE WAS PUT IN PLACE.
Staging really works.  The staging plan was to stage the fireplace, the dining table in the house, and use a vignette in the kitchen and the bath. When I saw the bookcase in the living I knew it needed a little something not to look so bleak and empty.  Here's an example of using only a minimal amount of staging decor that led to a SOLD home!

Ktchens are so easy to stage if they are already empty.  That means vacant homes are a stagers dream when it comes to the kitchen.
For sellers still live in the home, the kitchen is the nightmare room.

After having staged a few houses 35 of them since 2007, but whose counting?!  I picked this before and after as my favoite before and after for now.
 
This is a sun room bonus room living area before. As you can see it was being used for exercise, except as you may expect not much exercise really got accomplished in the space.

With cooler weather, it's time to make hot chocolate and enjoy warmth of the fire in the fireplace.  Staging the Fireplace when the house is for sale makes the Fireplace a desirable selling feature of the home.  Nothing is more appealing than warm firelight on a blustery day.

Anybody else noticed that one day it was Halloween and the next day it was Christmas in all the stores?
I have three houses with staging in them, one of them is under contract, yippee!   I have a lot of pumpkins in one, real ones, fake ones, little ones, big ones, okay okay I got a little carried away!  The table setting in one is  even orange and black.  Now that it's seem the right  time to bring out Christmas decor, the orange just doesn't feel right.
