THE GRASS IS AS GREEN AS THE GREEN RUG! THE TREE STUMP CREATES A NATURAL FOCAL POINT TO BUILD A PATIO CONVERSATION AREA AROUND. THIS HOME IS A GREAT FOR FIRST TIME HOMEBUYERS, INVESTORS, OR ANYBODY THAT JUST WANTS A BARGAIN!
There is a real estate cycle that doesn't change from year to year. Things pick up in the Spring and slow down in the Fall. Use your time in the slow times to get ready for the busy times. Prospects are needed to sell real estate. Talk about real estate in the slow times to sow the seed for sales in the spring and summer months. Prepare for the harvest of home sales with the same precision the farmer prepares the soil for planning the new crop. (3 comments)

Where does the bed go when staging the bedroom? When you live in the house - where ever you want the bed to go! However, when you are selling or staging a vacant bedroom, this is a good time to think about where the bed goes.
The bed is the obvious focal point in a bedroom and as such should take center stage. If there is a magnificent window view, then help the buyer envision waking up to the wonderful view. Sometimes the view is not so wonderful and in that case a wall of drapes behind a bed is (4 comments)
To create a dining room, the obvious focal point is going to be the dining table. Even if the dining room has been used for something else such as a home office, play room or exercise room, by the previous owner, when it comes time to sell a house, it is best to convert the room back to being a dining room. Staging makes it easy to convert the room back to dining. Remove everything out of the room except for a dining table and chairs. This is to help (7 comments)
I love ideas that anyone can do and doesn't involve making bows, tying ribbons or using a hot glue gun. Here's a fun look for an owner's table that I set and the house SOLD!!!! and the apples are NOT real and the tulips are silk, but you could use fresh apples and fresh tulips
My most popular blog to date was actually written in 2009 entitled "If you can smell it, you can't sell it." It got 2990 views!!!
I would like to give credit to Barb Schwarz, the CEO of www.stagedhomes.com as this saying is in her staging training material.

1. Just accept the fact that some home sellers really think the walls of their house are already painted the perfect colors. After all they agonized for days and weeks choosing the perfect colors of plum & eggplant. Tell them to paint their walls neutral anyway. The reason for this is that buyers want move-in ready and painting over navy blue or burgandy red takes three coats of paint, no matter what you heard on a home and garden channel. 2. Just accept the fact that home sellers think their wall paper is gorgeous. You have an ethical obligation to tell (0 comments)
My Blog is about my real estate career of buying, selling, leasing, managing properties, and home
staging. I can help anyone in Abilene, Texas to buy or sell or manage properties or stage properties.
My passion is staging because it is the premier marketing strategy to get to "SOLD" in the shortest amount of time. Staging a home leads to more showings which leads to more offers.
Staging is part of my marketing plan for selling and leasing. I stage for other Realtors and homeowners. I stage both vacant and occupied properties. I do model homes and model apts. Big or small, I stage them all.
