realtors: Make it Smell Like Home! - 02/24/11 03:10 AM
I was inspired by the idea in another blog about baking cinnamon buns before the open house.  That is a great idea.  If perchance the open house doesn't sell the first day and need some more smell good tricks, here they are:
Another way to get the vanilla cinnamon scent and prevent the risk of someone scarfing all the cinnamon buns down,  simmer some vanilla extract  and cinnamon powder in a teakettle of water on top of the stove.
If there is no stove or no electricity in the house, bring hot water in a thermos already infused with vanilla extract … (13 comments)

realtors: Two Dogs and a Stray Cat A Welcoming Committee Do Not Make! - 01/19/11 03:27 PM
I am a bit of a chicken Realtor, because even  a  yapping, yipping  little dog keeps me from wanting to open a back door when showing a house.
However, my fearless client wasn't a bit scared, but surprise surprise there was not just one dog but two dogs protecting their owners turf with their very best defenses snarling and yipping at my brave client who just wanted a quick look at the back  yard and patio/porch.
And then a cat sprinted across the yard just to show us that this is a very occupied house and as if to say why don't  we all go on … (2 comments)

realtors: The " TEXAS REALTOR" says - Blogging Makes Me and You Special! - 09/25/10 03:35 PM
On this pleasant, rainy Saturday afternoon, the mail man brought me my "TEXAS REALTOR" right to my door.
One of the things I love about living in an older home in an established Abilene neighborhood is that the mailboxes are by the door and no having to go to the mailbox in the rain!

The TEXAS REALTOR features an article called:  How do you compare?
One of the measures and this is the first time I have seen this is about real estate blogs:

The article says the following realtors
Have a blog                         13 percent

realtors: WHEN STAGING A HOME FOR SALE, GO GREEN! - 03/30/10 02:23 AM
When STAGING A HOME FOR SALE,   FRESH GREENERY, FRESH FLOWERS,and  FRESH FRUIT ADD a sense of LIFE AND NEWNESS AND COLOR  TO THE HOME.  For the home seller, there is no faster OR less expensive way to add the touch of luxury.
The training from the Barb Schwarz organization at www.stagedhomes.com suggests to look to the outdoors, to what can be brought indoors to add fresh, to add green, to add life and  to "bring the outdoors in."
In the dead of winter, it  can be that greenery may be scarce; however not so in Spring. In Abilene the redbud trees are blooming all up and down Sayles Boulevard, the oldest street in Abilene. The … (7 comments)

realtors: More Turquoise as Promised! - 03/27/10 04:53 AM
In my last post, I whined about the computer, most likely it is just the operator, hmmm, that's me, let's perish that thought, erase that, erase that thought, it's ALWAYS the computer's fault, RIGHT?!
On second thought, true confessions, I REALLY  want to go over 45,000 points on active rain TODAY!   Who would have "thunk" it?  One can just keep talking about home staging and then talk some more and then some....
Back to turquoise,  I love this staged bistro living area and there is turquoise in the rug and blue green (close enough) in the painting.  This is a … (6 comments)

realtors: Turquoise is Hot! "TAKE TWO!" - 03/27/10 03:41 AM
This is my second attempt to post this blog. Although,  my computer auto saves with out my asking it too, I haven't figured out where it gets saved to!   And that is all I am going to admit to right now.  However this being the great post that it is I persist....

Turquoise is "IN" at least according to the online article on "Realtor.Org"  and they must be right, of course, because I  have a turquoise spread on this staged Master Bedroom.  Interior home design colors follow fashion trends, it seems and turquoise is showing up everywhere.  … (5 comments)

realtors: STAGED & SOLD ARE 2 SWEET WORDS! - 03/07/10 04:56 PM
STAGED & SOLD ARE 2 SWEET WORDS!
THIS HOUSE DID NOT MAKE WWW.STAGEDHOMES.COM AS IT SOLD TO THE 2ND PERSON WHO SAW IT AFTER A STAGING DECOR PACKAGE WAS PUT IN PLACE.
Staging really works.  The staging plan was to stage the fireplace, the dining table in the house, and use a vignette in the kitchen and the bath. When I saw the bookcase in the living I knew it needed a little something not to look so bleak and empty.  Here's an example of using only a minimal amount of staging decor that led to a SOLD home!

realtors: Vacant Doesn't Make It! - 02/14/10 04:48 PM
VACANT DOESN'T MAKE IT WHEN IT COME TO MARKETING YOUR HOME FOR SALE.  A savvy seller  knows that a furnished home sells  faster than an empty home.  A  good Realtor will recommend  a home stager to assist with furnishing, arranging and staging empty rooms.
Here's an empty Master transformed with a little help from the trunk of the car and a blow up air mattress.
THE MASTER BEDROOM WAS EMPTY & SO SAD....

NOW THE MASTER BEdROOM IS STAGED AND SO SERENe...

realtors: Not too Late for Home Staging Training with Barb Schwarz - 02/12/10 06:28 PM
I'm excited to be going to home staging training with Barb Schwarz.
This will be my 3rd time.  I went to my first training in 2007, returned in 2008, and when I found out that Barb Schwarz was coming to Texas, I knew I had to go. The training is at the Doubletree by the Galleria in Dallas and I am staying at a nearby La Quinta.
Looking over my staging scrapbooks, I realize now some of my early rooms were sparse on staging sizzle.
I have learned a truckload of information from www.stagedhomes.com and staging training.
It's not too late to … (1 comments)

realtors: BEVERLY'S SENSATIONAL STAGING TIPS! Part I - 12/04/09 03:49 PM
DEFINE THE PURPOSE OF THE ROOM AROUND A  FOCAL POINT.   A fantastic view might be the focal point of a living room facing a lake or a great green space.  On the other hand, an architectural feature such as a fireplace or a bay window seat might be the focal point of a living space.  When there is not a unique feature or view, then a piece of furniture can stand in for the focal point.  For example, in a dining room, a dining table can be the focal point.  In a bedroom, the bed can be the focal point.  … (4 comments)

realtors: Why You Must Hire a Stager! - 12/02/09 04:48 PM
1. A HOME STAGER  WILL BRING A FRESH PERSPECTIVE
and view your house through a different set of eyes.  A home stager will determine and draw up a plan to make and show your house to be more appealing to prospective buyers.
2.  A home stager will use experience to make your house ready to sell  in the current real estate market.  A home stager will plan to maximize the best features of the house and to maximize space. A home stager will be staging to show the purpose of each room,  (for example a dining room being a dining room)draw … (4 comments)

realtors: If you can smell it, you can't sell it. - 11/29/09 03:54 PM
Today I previewed a couple of open houses, both in very desirable Abilene neighborhoods.
Both had something in common and it wasn't the nice neighborhood, they both smelled!  Now would you go on a listing preentation  without taking a shower?  Would you go out to dinner with a good friend without checking for body odor? Of course not. When your house is on the market need to check for odors.  If  you can't smell anything ask somebody who won't mind telling you.

The first was not so bad it was OLD HOUSE SMELL!  You know … (86 comments)

realtors: WHAT IS A HOME STAGING CONSULTATION, WHAT DOES IT LOOK LIKE? - 11/24/09 08:54 AM
WHAT DOES A WRITTEN HOME STAGING CONSULTATION LOOK LIKE?
The steps to a comprenhensive staging consultation will be a curb to curb plan with a detailed room by room checklist and will include addressing minor repairs and paint color selection.  Note:  major repairs/remodeling should be completed before calling a home stager if you are planning to sell.

Primarily the home stager will give you a plan for the use of furniture, accessories, including art, plants, window treatments, and lighting.
WHO SHOULD GET A WRITTEN HOME STAGING CONSULTATION?
ANY HOMEOWNER  who  is a do-it-your selfer will get the biggest … (2 comments)

After having staged a few houses 35 of them since 2007, but whose counting?!  I picked this before and after as my favoite before and after for now.

This is a sun room bonus room living area before. As you can see it was being used for exercise, except as you may expect not much exercise really got accomplished in the space.
Here are the before and afters. See what you think.  I think you will see a difference!!

realtors: Fireplaces! - 11/19/09 03:48 AM
With cooler weather, it's time to make hot chocolate and enjoy warmth of the fire in the fireplace.  Staging the Fireplace when the house is for sale makes the Fireplace a desirable selling feature of the home.  Nothing is more appealing than warm firelight on a blustery day.

This fireplace is in the dining area and the place for romantic firelit dinners.

My Blog is about my real estate career of buying, selling, leasing, managing properties, and home staging. I can help anyone in Abilene, Texas to buy or sell or manage properties or stage properties. My passion is staging because it is the premier marketing strategy to get to "SOLD" in the shortest amount of time. Staging a home leads to more showings which leads to more offers. Staging is part of my marketing plan for selling and leasing. I stage for other Realtors and homeowners. I stage both vacant and occupied properties. I do model homes and model apts. Big or small, I stage them all.
