realtors: From Halloween to Christmas - 11/15/09 04:33 PM
Anybody else noticed that one day it was Halloween and the next day it was Christmas in all the stores?
I have three houses with staging in them, one of them is under contract, yippee!   I have a lot of pumpkins in one, real ones, fake ones, little ones, big ones, okay okay I got a little carried away!  The table setting in one is  even orange and black.  Now that it's seem the right  time to bring out Christmas decor, the orange just doesn't feel right.

realtors: From Vacant to Staged to Contract First Staged Week! - 11/14/09 06:02 PM
Lets admit it, there's nothing too exciting about vacant homes.  The other day I was in a vacant home that actually echoed,  it was spooky and wasn't even Friday the 13th or Halloween. 
This most recent house that I staged for another Realtor is a newer  2 story home with great curb appeal, but was vanilla bland inside.  I think I helped it a bit at least enough for a contract!  The owner recently changed the kitchen counters to granite which  helped immensely as well.

realtors: Just a Little Staging and It's Sold! - 11/12/09 12:01 AM
 JUST A LITTLE STAGING AND IT'S SOLD!
A little while back, a Realtor Friend asked, Can you do a little staging something for me?   Of course I could and  I took a package of  decor items out to the house to dress the fireplace, for some enhancement of the dining/kitchen area,  and some bath decor.  The fireplace is the main event in this modest 3 bedroom 2 bath.
The house closes next week, so from a staging point of view, it must have worked!

The day was all set first a ten o'clock appointment with a Realtor about staging their listing.  At exactly ten minutes prior to the appointed time,  I pull out of the driveway and hear a little rumble and immediately think oh,oh, the engine light that  has been on three days, now, is now talking to me, hope it doesn't really mean anything, then the sound got rougher and by now oh, no, I realize I have a tire going down,

IT WAS A HAPPY DAY!
I met my first time home buyer at her soon-to-be NEW house at 8:45 a,m. this morning  to complete a buyer walk through and follow up on a home inspection repair.  At 9:00 a.m. my buyer began signing the stack of many forms required to complete a FHA home loan.   Then the moment of pure joy.  The selling Realtor handed my first timer a key to her NEW HOME.  Oh, Happy Day!  It was big smiles all the way around.

There are virtual assistants, paperless transactions and now virtual staging. What is virtual staging?
 
  I had to do a little homework surfing the net to make sure I understood virtual staging because you see, virtual staging is not really there.  It is real estate "make believe."  It is more akin to a blueprint to a house.  Everybody knows the blueprint is NOT the house.  It is just a plan.  On the other hand, the MLS photos are guaranteed to look great and there is no heavy lifting of furniture involved. WHIOH IS MORE APPEALING TO BUYERS  - $109,900 or $110,000? 
Somewhece during my Realtor career I picked up the idea that buyers liked lower prices hence $109,900 would be perceived to be more economical than $110,000.
COULD AN ODD NUMBER BE APPEALING LIKE $110,145?
 Later, I heard the theory of using an odd number in the price so that the buyer would think that the seller really knew exactly how much he wanted for example a list price of $110,145 for example. 
IS ROUNDED OFF BETTER LIKE $110,000?

realtors: Do For Sale For Owners Save Money? - 06/09/09 09:06 AM
Today I talked to a "For Sale by Owner" and they own a house t hat I have previously staged. One positive outcome to staging a home, is that one never forgets that experience and there remains a bond to that home that doesn't disappear entirely.  When I saw that For Sale By Owner sign in less than a year a little pain went through my heart and I felt the question arising from deep inside: "What has gone wrong?"

1. Just accept the fact that some home sellers really think the walls of their house are already painted the perfect colors. After all they agonized for days and weeks choosing the perfect colors of  plum & eggplant.  Tell them to paint their walls neutral anyway.  The reason for this is that buyers want move-in ready and painting over navy blue or burgandy red takes three coats of paint, no matter what you heard on a home and garden channel.
