Staging simply works!  Staging took this modest older home from ordinary to extraordinary buyer appeal.  Home was staged, has received three offers and is now under contract in less than a month.

I am a bit of a chicken Realtor, because even  a  yapping, yipping  little dog keeps me from wanting to open a back door when showing a house. 
However, my fearless client wasn't a bit scared, but surprise surprise there was not just one dog but two dogs protecting their owners turf with their very best defenses snarling and yipping at my brave client who just wanted a quick look at the back  yard and patio/porch.

IThree Good Reasons to Stage in a Buyer's Market are  - Sold -  Sold -  Sold  !!!
 
Said another way three reasons are to get to "S O L D "
1) FASTER, 2)  QUICKER, AND 3) LESS STRESS.
Does anyone remember being in school gym class where team captains got to pick the players for their team and  the best players were always picked first for the team sports and those of us not so athletic always prayed we wouldn't be picked last or even next to last?  Fair or not, that is the way it is.

Reason #1 CAN'T DECIDE TO STAGE!
These sellers want to wait and see w hat happens. (the procrastinators) 
Reason #2  DON'T NEED TO STAGE!   (the magical thinkers)
No body else is staging their house in the area and my house is so much b etter than the rest of the neighborhood and will sell without staging. This is the house will "sell-by-magic" thinker!
REASON #3 - I THINK I HAVE A BUYER ALREADY (the hopeful sellers)

I love to stage the dining room, maybe because it is so simple,  no painful back and forth deliberations of the sofa is too big, but a loveseat is too small. Or where is a chair somewhere, anywhere with a sense of style or a modicum of buyer appeal.  All the cool chairs  I seem to like start at $400 or so high that will make you faint.
Unlike on HGTV (the home and garden television channel) I never find anything at a garage sale for $10.  If I did find a chair for $10 at a garage sale, it  would … (8 comments)

I'm excited to be going to home staging training with Barb Schwarz. 
This will be my 3rd time.  I went to my first training in 2007, returned in 2008, and when I found out that Barb Schwarz was coming to Texas, I knew I had to go. The training is at the Doubletree by the Galleria in Dallas and I am staying at a nearby La Quinta. 
Looking over my staging scrapbooks, I realize now some of my early rooms were sparse on staging sizzle.

Today I previewed a couple of open houses, both in very desirable Abilene neighborhoods. 
Both had something in common and it wasn't the nice neighborhood, they both smelled!  Now would you go on a listing preentation  without taking a shower?  Would you go out to dinner with a good friend without checking for body odor? Of course not. When your house is on the market need to check for odors.  If  you can't smell anything ask somebody who won't mind telling you.

There are virtual assistants, paperless transactions and now virtual staging. What is virtual staging?
 
  I had to do a little homework surfing the net to make sure I understood virtual staging because you see, virtual staging is not really there.  It is real estate "make believe."  It is more akin to a blueprint to a house.  Everybody knows the blueprint is NOT the house.  It is just a plan.  On the other hand, the MLS photos are guaranteed to look great and there is no heavy lifting of furniture involved. I got a call from my daughter asking plaintively,  Can you help my friend?   I feel so bad for her.  She has a cute house built in 2006 and she confided in me that the house has now been on the market with a Realtor for 356 days and ONLY six showings!   Is there anything she can do?   Of course, there's always something to do!  The two variables that an owner has complete control over are the price and the condition.   The easiest and the simplest to do FIRST is to enhance the condition with home staging.

ART IS A POWERFUL COMMUNICATOR.
AS A beginning stager I didn't tackle using art in the home. This was because I didn't have many art pieces suitable for home staging and was investing in other staging inventory. Another reason is that I did not appreciate how art solves many home staging gaps, balances out furniture placement, and creates interesting pops of style and creates mood, drama and appeal. Now, that I am a little older and wiser or at least older, smile, I am starting to acquire an inventory of home staging art.

1. Just accept the fact that some home sellers really think the walls of their house are already painted the perfect colors. After all they agonized for days and weeks choosing the perfect colors of  plum & eggplant.  Tell them to paint their walls neutral anyway.  The reason for this is that buyers want move-in ready and painting over navy blue or burgandy red takes three coats of paint, no matter what you heard on a home and garden channel.
