STAGED MASTER BEDROOM - Yes, the lamp is casting a heart shaped shadow above the headboard of the bed. Of course my staging plan says to create a heart shaped shadow over the Master bed. HOME WAS OPEN FOR AN OPEN HOUSE THE FIRST DAY OF LISTING AND BUYER CAME AND MADE OFFER THAT SELLER ACCEPTED!
WHAT IS THE KEY TO SUCCESS? STAGE IT OF COURSE AND EVERY DETAIL IS COMPLETE PRIOR TO BEING OPEN TO THE PUBLIC.
Of course stagers have a way of making everything look easy. That is the hallmark of a professional stager! If it really was that simple, wouldn't everyone sell their home their home quickly?
One of the property brother's said on HGTV"S Income Properties show tonight, the owners have not staged to sell, so they are inviting lower offers, lowball offers, and a buyer can come in under the asking price. The income property was well lived in with lots of furniture and the prospective buyers said they thought the place was too small. Again, the property brother said he sees these houses all the time and it is just the clutter making it look smaller. The buyers do not pick this house picking another house not any (3 comments)

staged homes: VACANT DOESN'T MAKE IT!

Recently, I was told that the house is staged but when I look at the photos on the MLS, the rooms are still VACANT! STAGING THE KITCHEN COUNTER IS BETTER THAN NO STAGING, BUT FOR MAX APPEAL, KEY LIVING SPACES NEED COMPLETE STAGING! STAGING IS MORE THAN SOME DECOR ON THE KITCHEN COUNTER AND TOWELS IN THE BATHROOM.
A PROFESSIONALLY STAGED ROOM SHOULD LOOK "MOVE-IN" ready. A properly staged room tells a story about purpose, and function, and lifestyle. A dining room NEEDS a dining room table! A dining room is hard pressed to portray the ambiance of family entertaining if the dining room table (4 comments)

This is an excellent question.
First, I welcome the opportunity to better educate the seller. Staging is simply marketing. The seller might not want a sign in their yard, and that is their right as the owner. However, without a marketing strategy or with something as simple as a sign in the yard, it is more difficult to get the word out and sell the home. The owner has the right (6 comments)

IT ALL STARTED WITH A STAGING CONSULTATION AND A MOTIVAED SELLER. BASED ON THE RECOMMENDATIONS OF A STAGING CONSULTATION, THE SELLER CHOSE TO MAKE $5,000 OF MINOR REPAIRS, AND REPAINT SEVERAL ROOMS, AND REDO THE MASTER BATH. THEN THERE WAS THE STAGING DAY. TWO ACCREDITED STAGING PROFESSIONALS SORTED, MOVED, REARRANGED DECOR, HUNG ART AND ADDED A MYRIAD OF FINISHING TOUCHES IN PREP FOR THE PHOTO SHOOT!

Staging of this unique feature such as this storybook charmer of a balcony was very easy. Add a cozy bistro, and green plants.
More charm was the vintage tub in the Master bath. Now, I can tell you a secret. The wallpaper was taken down, removed, pulled down, stripped, taken away and WAS forever NO MORE!!!

To help the romantic ambiance of the Master Bath, I lit three of the tub candles - the "rose petals" are silk.
Nothing says welcome more than candy and flowers by the sign in sheet.
