We were recently called to stage this gorgeous vacant model town home because it was one of the last available units in a new building. Why wasn’t this one selling? Because there is no separate dining room or defined eating area. So when it was empty, it was very difficult for the average home buyer to figure out where they would sit down to eat. For that reason, many buyers passed on what is actually a fabulous unit. They just needed some help to see its true potential, and that’s where Stage to Sell came in! As a professional home stager based in Culver City, I was recently asked to stage this adorable Culver City home. The owner had been renting it out for a year and was now ready to sell it and relocate to Northern California. There was some touchup painting to be done, as well as replacing kitchen cabinet hardware and removing overgrown trees and a chain link fence that blocked the view of the house from the street. In early 2008, I staged a beautiful vacant Santa Monica townhome. At the time, it was my favorite staging to date – very contemporary, hip and fun…not to mention, the agent wrote me the most glowing recommendation I’d ever gotten! As things go in the “small world” of Los Angeles real estate, the buyer’s agent for that property loved my work and hired me to stage one of his listings…and another and another. That agent has been a steady client ever since and tells me he won’t take a listing unless the seller agrees to have me stage it! Aren’t those (11 comments)

Success Story #1: If you follow my blog, you may remember this Ray Kappe architectural property in Santa Monica that we staged at the end of April. We couldn't wait to share this incredible success story with you, but had to wait until it closed. Two hundred agents came to the Broker's Open House. A couple of weeks ago I received a call from a repeat client who had a new listing on Wagner St. I commented on the fact that I myself live on Wagner St, but didn’t think it was the SAME Wagner St. I mean this is Los Angeles after all. There must be at least 4 or 5 different Wagner Streets within 10 miles of here. But this one turned out to be MY Wagner Street, right here in Culver City. It’s happened 3 or 4 times in the last month. I’ve walked into a Home Staging consultation for a Los Angeles home and the seller says, “Oh, you’ll be happy because we just painted all the walls white!”
Cue jaw dropping in shock and utter disappointment!
I just want to know who has been out there spreading rumors that home buyers want to see white walls? Is it the TV shows about Staging?
I don’t think so – I watch enough of those and they NEVER paint a wall white. In fact, I think some of the (12 comments)

His most publicized quote from this interview (which has set Stager Blogs around the nation afire) is as follows: “Price gets you interest. Staging it gets you offers!” Keller hit on a point that I often emphasize with my Los Angeles Home Staging clients. Spring is my absolute favorite time of year in LA because the jacarandas are blooming, showcasing their gorgeous purple flowers all over town. I just love walking down streets like this one in my neighborhood at this time of year.
Towards the end of the blooming season, however, trees tend to get sparser and most of those purple blooms end up on the lawns and driveways of their owners. There’s nothing I enjoy more than Staging close to home! If you happen to forget something, it’s just a short drive to storage, and you’re never stuck in traffic on the way home. This was a very controversial topic, and many of my readers had strong opinions on one side or another of the issue. According to an article from yesterday's NY Times, though squatting in vacant homes has long been an issue on a smaller scale, with so many vacant foreclosures on the market, homeless advocacy groups around the country are now actively assisting homeless families to take up residence in these foreclosed properties. And overwhelmed police departments are not helping much in the eviction process. The groups say that they have sometimes received support from neighbors and that beleaguered police departments have not aggressively gone after squatters. "We're seeing sheriffs' departments who are reluctant to move fast on foreclosures or evictions," said Bill Faith, director (37 comments)

This past Sunday the Hartford Courant reported that Toll Brothers, a luxury home builder with developments in 21 states, is offering Home Staging services to its clients so they can sell their existing house and buy a new Toll Brothers home. The article uses the example of an older couple who wanted to downsize and move into an over-55 community, but had no bites on their home when they listed it in August of last year. In my weekly MLS research I came across the photo below as one of many of a beautiful home currently on the market in Venice. I cannot for the life of me figure out what the Realtor/Photographer was trying to sell by posting this photo to the MLS. Firstly, it's a closeup of a BED. Secondly, it's a closeup of an UNMADE bed that looks the way my bed does when I wake up after a fitul night's sleep! A potential buyer can tell absolutely nothing about the room from this photo, except that the seller probably doesn't care enough about (22 comments)
