home staging: Do you have a favorite time tracker? - 01/27/15 03:37 AM

As a Home Stager in Pennsylvania and New York, I often like to track my time for Home Staging or  Design Projects or to see how long it takes "behind the scenes" when I prepare for a staging job.  For several years I've been using the free app HOURS TRACKER  on my iPhone.  It's so easy to use!  One of my favorite parts is how easy it is  to share  time notations with others like coworkers or clients.
By setting up separate folders for each job, you can log in and out, adjust times as you go along (like taking a break for … (3 comments)

home staging: 10 Ways to Sabotage Your Home Sale - 02/10/14 10:54 PM

This Keller Williams Agent has had some experience with poor showings.  This may ring true for you if you are an agent, and if you are selling your house...listen well.
If you really don't want to sell your home, here are 10 things that you can do to sabotage the sale (based on my real world experience working with buyers).
1. Make it difficult to see your home. If you really want to turn off the buyer, agree to a time and then don't show up (no lockbox, obviously).

2. Don't clean off the front walkway and front porch. This … (6 comments)

home staging: Sellers: Avoid these 3 Common Mistakes - 05/24/13 12:26 PM

Are you making any of these 3 common mistakes when getting ready to sell your house?

Mistake # 1          You’re really not ready to sell.

This may sound harsh, because you said you want to sell your house, but there are many people who think they are ready, who say they are ready, but in the end just can’t get things together.  It happens more often than you would think.  These would be sellers are not really sure where they will move to, or they have put the house on the market before with no success. … (7 comments)

home staging: Quick sale of home in Corning NY - 05/20/11 07:51 AM

As a Real Estate agent you show homes that need some TLC and nicely suggest the easy fixes...
"Paint is an inexpensive fix", or "Those fixtures could be easily switched out." "A new light fixture there would make a big difference."
But really, after 5 or 6 of those comments the buyers eyes start to glaze over and now they're wondering, "do I have time for all those fixes?"

Stage Two Sell has staged homes in PA and NY for agents and sellers to get the home into updated condition.  We do the fixes, big and small and … (12 comments)

home staging: Every Realtor Should Have This One Page... - 05/28/10 03:35 PM
As a Realtor, do you use a book or a laptop to present your marketing package to prospective clients?  Which ever you use, there's one page to show your prospective clients that will help them better prepare their property for sale and give you a better product to market.
As a professional home stager I work closely with sellers and spend a great deal of time helping them prepare their properties for sale.  The real estate agents are happy to have me address these condition issues and I know they like to show the clean, clutter free and improved staged home.  I've always provide before … (14 comments)

home staging: New Keller Williams Agents www.kwstfl.com - 05/06/10 02:38 PM
Tonight I had the pleasure of talking with a class of new Keller Williams agents in training about the importance of the CONDITION FACTOR ....of what I call the three legged stool:  PRICE  LOCATION CONDITION.  As an Accredited Staging Professional it was my pleasure to talk with them about the difference this can make in all aspects of their budding business.  For them and their sellers.
These were the points I shared with them:
Don't fail to inform your sellers about their ROI on proper preparation before selling. Make Staging part of your listing presentation. Use the homegain chart and explain the … (7 comments)

Three artist canvas forms covered with fabric make an easy headboard for a vacant staging.  They are very lightweight and hang on the wall with two push pins each.

home staging: I arrived and the lights were on LIGHTS CAMERA ACTION - 02/03/10 01:35 AM

We can see the difference...can the homeowner?  Will they follow through with the suggestions in the Detailed Staging Report we leave with them?
Before leaving for the RESA conference last week, I did a Consultation for a new client in Horseheads, New York.  She wanted just the report to do the work herself.  A busy mom with a full time job and two young boys..a house with lots of toys...and a bit too much furniture.
They already had an accepted offer on a new home and needed to sell fast.  Her report included a lot.
When I returned yesterday … (8 comments)
