Buyers are looking at each listing to imagine themselves living in the spaces.  Dated styles in bedding can be a turn off.  Take a look at the difference an investment in under $200 can make.  
Home staging is not just for vacant properties. Often occupied properties need a little extra oomph. While some sellers and Realtors believe that secondary bedrooms don't need to have any work done and provide little extra value, the truth is in the before and after photo (and eventual offers).

This Keller Williams Agent has had some experience with poor showings.  This may ring true for you if you are an agent, and if you are selling your house...listen well.
If you really don't want to sell your home, here are 10 things that you can do to sabotage the sale (based on my real world experience working with buyers).

staging: Get rid of the dated wallpaper and bathroom tile color! - 09/14/10 03:04 PM
Today Stage Two Sell LLC contunued working on a home for sale that has some really dated finishes.  After painting out the 2 bathrooms, (including tub!) replacing vanities, lights and a mirror we will start on the kitchen wall paper tomorrow.
This paper has a slight texture, but we're planning on priming and painting right over it.  Then the table and two chairs will be replaced with a smaller bistro table and two stools.  After that we're painting the counter top.  After photos to follow.
