fort worth homes for sale: Maximize Your Homes Equity! - 04/27/15 03:24 PM
Today's market is anything but stale. National home sales price for Existing homes is up 8.7% over the the past twenty-four months. Tarrant county Existing homes sale prices have increased by over 13% over the past twenty-four months. The overall reason is the lack of inventory.
Considering May, June & July are seasonally the best time to sale; Right now is the is the time to list. Waiting will only allow for more competition driving prices  down.

List to sale price have gone up the past two years.

fort worth homes for sale: Foreclosures - So Many Choices (HUD -REO - Short Sales), Oh My! - 04/12/11 09:04 AM
The truth is that while some of these homes may be a good bargain in the beginning, they can also come with many inherent risks to the buyer in addition to lengthy closing times, frustration and confusion. I will try to break it down a bit.   HUD or (Housing and urban development) foreclosures:   Most of these homes are sold "AS IS". Unless you are paying cash, your loan and lender will need to "assess" and insure that the property meets their "Underwriting Guidelines". In addition you will need to be sure that your "Home Owners Insurance" carrier will Insure … (3 comments)

fort worth homes for sale: Buy Now Or Pay Later - 02/11/11 01:30 AM
Fees For Home Loans Increase
The cost of getting a mortgage is rising as higher fees hit more borrowers, including those with stellar credit.
For the first time since 2009, Fannie Mae and Freddie Mac are raising risk fees they charge lenders on loans they buy for resale to investors. The mortgage giants are also adding risk fees to more loans extended to people with stellar credit. To avoid a fee or to get a discount, most borrowers will need FICO scores of 740 or better and down payments of 25% or more. Lenders could absorb the cost, but most are … (3 comments)

fort worth homes for sale: ZipRealty "Laying Off" all employee's and re-hiring them as independant contractors - 12/17/10 04:58 AM
According to NewsGenius, e-brief, ZipRealty is preparing to lay off all associates in it's 35 markets and hire them back as "independant contractors". Not surprising to me as "REALTORS" have always been "independant contractors" from it's inception. Being "Independent" in my opinion is one strong reason that "Realtors" (not to be confussed with "Real Estate Sales People", cannon of ethics says that we put our CLIENTS best interest above and beyond ANYONE else including ourselves. This measure would strip the benifit of Zips 401(k) and health benifits from these "associates/sales people". "ZipRealty Lays Off Employees to Switch to Contractors ZipRealty is … (2 comments)

fort worth homes for sale: Fort Worth Budget Cuts - 12/16/10 07:01 AM
The Fort Worth city council has found money in new sales tax revenue to keep two of our public libraries open full time and at full capacity.
This is good news as our public liraries are so import to all of our education as well as our access to books, videos, the internet and culture.
It is even more important with the current un-employment crisis. There are many citizens that depend on our libraries for access to information, including Internet access, to help and re-educate as well as search for jobs.
" Mayor Mike Moncrief said he and the entire City Council … (0 comments)

fort worth homes for sale: Mortgage Interest Tax Deduction - 12/08/10 04:50 AM
I cannot express enough how important it is to not only the Real Estate Community, but moreover the Homeowner community, that we all need to contact our representatives and let them know that reducing or eliminating the Mortgage Interest Tax Deduction would be catastrophic for our industry and the home real estate market, as well as the homeowners.
There are many advantages of "Home Ownership", but one of the largest is the financial part. Many homeowners purchase to build equity (not recently of course), as well as to reduce their overall tax liability. Removing or reducing this incentive at any time, … (2 comments)

fort worth homes for sale: Tarrant County Real Estate Market News - 09/22/10 03:27 AM
I never like to talk about news that is less than good, because it is my nature to look at the glass half full. However sometimes you have to share the news, what ever it is, good or bad because as much as I don't like bad news; Information is power. I think that hearing news that is less than positive is all in the listener and what we choose to do with it is very individual.
The fact is things are just really slow right now. It happens just before school and just after school starts (on the norm), and … (2 comments)

fort worth homes for sale: Some Facts Regarding Appraisals - 06/09/10 09:58 AM
The article written by Lisa Udy is right on the money. While I agree that we needed to reel in the overinflated prices of homes in parts of the country, this is perfect example of "Over Correcting" the situation.
Appraisers Coming In Low To Avoid Lawsuits
by Lisa Udy on June 9, 2010

The housing market, no matter where you live, is being effected by powers that we small people have no control over. Unless you've been living under a rock for the last 2 years, you've probably heard that appraisals have been coming in really low.
These low appraisals … (0 comments)

fort worth homes for sale: Dallas-Fort Worth Foreclosures ease in February - 01/17/10 04:12 AM
By STEVE BROWN / The Dallas Morning News
Home foreclosure filings have eased slightly in the Dallas-Fort Worth area. Lenders posted 4,695 homes for forced sale next month - 4 percent less than a year ago.
Foreclosure filings in the four-county area were also 20 percent lower than the almost 6,000 postings recorded in January, according to Foreclosure Listing Service.
"This is a very good sign that we could be leveling off," George Roddy, CEO of the Addison foreclosure tracking firm, said Thursday. "But you can't get too excited because any decline from last month looks good.

fort worth homes for sale: Holiday Home Sales - 12/11/09 03:04 AM

I find it interesting that sellers take their homes off of the market during the holidays. Again I did say "Interesting", because I understand "Why", however I have some of my best sells during the holidays. Trying to help sellers understand that having their home on the market during the holidays in a lot of cases brings a higher sells price.
Figure this:
Less traffic but Better traffic Less competition Serious buyers Motivated buyers To me it just makes since.
