I hope you were able to see the beautiful fall colors here in the Yampa Valley over the past few weeks. At this point, most of the leaves have fallen and the mountains are looking ready for snow.
 
Routt County Real Estate AnalysisAugust continued the trend of strong real estate numbers and transactions for Routt County. Gross sales for the month was $62.4M, up +24+% compared to August 2014 and up +11.79% year-to-date.  150 transactions were closed in August. That's the most transactions August has seen in 5 years.

April was a decent month for Routt County real estate transactions with $38.9M in gross sales and 112 transactions. Compared to April 2014, this was up 1.7% in total gross volume and down 13% in transactions.> 32% of April transaction volume was under $500,000 (74% in March)

Steamboat Springs, CO Real Estate Market Report Happy New Year! I hope that your holidays were joyous and the new year prosperous.
As we head into 2015, let's talk real estate and absorption rate. This is the rate at which available properties are sold in a specific real estate market during a given time period. A normal healthy real estate market has about 6 months of inventory. More than 6 months is a "buyers market" and less than 6 months is a "sellers market."As you see, for most of our market, we are seeing good improvements.

So much to be thankful for: the ski area is open, a wonderful holiday meal with my family, strong growth in the Steamboat real estate market and more importantly, pending and home sales have settled into a predictable pattern.
Pending and sales December 2014  Steamboat Springs Market October proved to be another great month for Routt County real estate transactions with $75.1M in gross sales and 131 transactions.  In part, this was due to a high number of upper end sales; 11 transactions over $1M including an $11M ranch sale.  Even without the $11M sale, this was the best gross volume October we have seen since … (1 comments)

Steamboat Springs Real Estate Report Real estate transactions, both locally and national, continue to be steady thanks in part to low interest rates and stronger job creation. I certainly helped my fair share of Routt County residents and second-home owners buy and sell properties this summer (17 transactions so far).  It's always fun assisting folks in finding the right home for them and helping those who are ready to move on from their existing dwelling. Steamboat Springs Ski Area Like our 30 residents vying for a spot on the United States Olympic Team, Routt County’s real estate market remains strong - even in the off season. For November, 107 transactions took place, which was 15% more than November 2012, for a gross volume of $33M.
> November 2013 dollar volume was UP +1.26% over November 2012
> Year-to-date dollar volume is UP +14.35%
> Transactions were UP +15.05% from November 2012
> Year-to-date transactions are UP +11.66%
> 50% of the volume was under the price point of $500,000
> 48% of the transactions were financed while 52% were paid with cash at the time of closing
> Bank sales DOWN -3 transactions from previous month

Steamboat Springs Real Estate Market Rebounds The numbers indicate there Steamboat Springs Market is experiencing a rebound. The mountain area had the highest number of transactions at almost 32% and the mountain area had over 51% of the total dollar volume for January 2013. The columns titles appear to be switched but you get the idea.

24% of the sales in January were between $300,001 and $500,000 - see chart below:

Total numbers for 2011 and 2012 are below. Overall, gross dollar volume of residential homes in 2012 increased from $309,438,000 to $347,170,000

 I know, you're all tired of Realtor's saying "now's the time to buy."  Well, this time, it is a good time to buy real estate. Take a look at this graph of 110 years of home prices. Or take a look at Case-Shiller, these are real numbers. What about absorption rate going from 18 months to 4 months of inventory in a year and a half. Yes, now is the time.
