How’s the real estate market?  As a real estate advisor, this ubiquitous question is not easy to answer.  Especially in Steamboat Springs, Colorado where our real estate varies from small vacation condos to multi-million dollar homes.  So these “how’s the market” question really depends on the property in question.

The national media sources like S&P/Case-Shiller Home Price Indices reports that average home prices are up 12.4% over the last year. While this is true, not every property in Steamboat Springs went up in value over the last year.  Some properties saw 20+% appreciation. While others properties continued to drop … (1 comments)

Second-Home Market Strong in Mountain Towns Second home sales jumped nearly 30% nationally last year according to an annual survey by National Association of Realtors, making up about 13% of all real estate transactions in 2013. This is great news for resort towns and destination communities like Steamboat Springs.
Fly Fishing on the Yampa Roughly 65% of real estate purchases in Steamboat Springs are made by out-of-area buyers. Most of these properties are used as second homes or vacation homes.

Another decent month for Steamboat Springs real estate.  The second best month of 2013. But compared to last June, this month was down by -28.99% from June 2012.  The Year to Date gross volume picture is a little brighter  up +7.57% over last year’s gross at the end of the second quarter.  On a transaction basis, June was only slightly down by -0.92%, while the Year to Date is up +14.26%.

If you're a seller, things are looking up! If you are a buyer, we'll have to work a little harder...Roughly 30% of the market here is on fire. The remaining market is still flat

Steamboat Springs Real Estate Market Rebounds The numbers indicate there Steamboat Springs Market is experiencing a rebound. The mountain area had the highest number of transactions at almost 32% and the mountain area had over 51% of the total dollar volume for January 2013. The columns titles appear to be switched but you get the idea.

24% of the sales in January were between $300,001 and $500,000 - see chart below:

Total numbers for 2011 and 2012 are below. Overall, gross dollar volume of residential homes in 2012 increased from $309,438,000 to $347,170,000
