Home prices both nationally and locally continue to  rise at a slow and steady rate. Studies show that consumer confidence is growing, and recent surveys show that vacation-home sales are increasing. All of these factors bode well for a resort market like Steamboat Springs.

Steamboat Springs Ski Area Like our 30 residents vying for a spot on the United States Olympic Team, Routt County’s real estate market remains strong - even in the off season. For November, 107 transactions took place, which was 15% more than November 2012, for a gross volume of $33M.
> November 2013 dollar volume was UP +1.26% over November 2012
> Year-to-date dollar volume is UP +14.35%
> Transactions were UP +15.05% from November 2012
> Year-to-date transactions are UP +11.66%
> 50% of the volume was under the price point of $500,000
> 48% of the transactions were financed while 52% were paid with cash at the time of closing

If only there was some magic wand to wave over the housing market so things would start to pick up and stay up. The Case-Shiller October Home Price Index is not showing any news we can feel good about on a national level. The October report yields the following less than optimistic news:

There was definitely more to be thankful for in November than family, friends, football and turkey. What we lacked in snow fall, we made up for in real estate sales in November. November real estate sales were great. And looking at the recent absorption rate, I'd say the Steamboat Springs Real Estate Market is looking much better.

Even those that are usually the glass half-full type would have to tip the glass to see it half full in the latest September Case-Shiller Price Index report. Through September, the latest report showed a drop in prices in 17 of 20 cities tracked versus August halting a 5 straight month upswing when at least half the surveyed cities showed monthly gains.
Three cities fell to their lowest home prices since the housing crisis began 4 years ago:
* Atlanta
* Las Vegas
* Phoenix

Mud Season: those fall and spring months in a ski resort town when the weather isn't great and the town is kind of empty. Mud season can muck up real estate sales, but there were some encouraging sales as some folks do like to get settled in to a new home before the winter weather sets in.
